Really really bad. Drugs openly use around children.... pot smoke. Crime, had bike stolen.Like many apartment companies, they see the residents solely as cash registers...piling up fees, violations, extra charges, rent increases....the lease is like 30 pages long and obviously written so that it can not be understood by the average person, MUCH less by anyone not fluent in English.The worst is the move out. The staff has been,trained to dry every trick in,the book and then some to take all of your security deposit. Of course, YOU HAVE to prove that their stuff is illegal, and they know nobody's able to do that.Unethical.EVERYTHING IN THE APARTMENT BROKE.

I have lived here since July 2015 and I have not had any problems when something needs to be fixed Jeanie the property manager has someone come rite over to fix it she is very pleasant and helpful and the maintenance man William is also pleasant and good at what he does he always fix whatever the problem thats why I'm still here good people and no problems
A formal walk-through of our apartment was never done, even though they gave us a letter 2 weeks before move out, stating to leave our dead bolt unlocked and that they would be doing a preliminary walk-through. There were 2 tiny bends in a blind, and they charged $150 to replace all three complete window blinds! Also, there was a piece of paper sticker stuck to the bathroom counter, and they claimed the surfacing was removed, and then proceeded to replace ALL the counter tops (including the kitchen) so they would match, and charged us $170!There was one small stain on the carpet which they claim is "pet damage/urine", and we NEVER had a pet in the apartment. When calling to sort this out, there was no sympathy or reasoning with them.The main pool and hot tub is nice, but is rarely clean, and the hot tub is either boiling hot or freezing cold. Maintenance is inconsistent with fixing problems. The garage and fireplace give the apartments themselves a nice "condo" feel, but the way they handled our move out completely ruined the experience!
I'm a current resident at this terrible, terrible place. The office staff is rude and unhelpful. The maintenance guys do the bare minimum. Our air conditioner has broken 5+ times since move in and twice this week. The first time I called to have it fixed it was around 90 in my apartment and the maintenance worker told us they would not fix it in the dark. They advised us to open the windows and go get some fans. It made it impossible to cook dinner or sleep well, for that matter. Today, even though the office is open, the maintenance workers are refusing to come fix the air conditioning until tomorrow. It's only been a couple of days since it was last fixed and it is around 80 in this apartment. They told us to open windows again. Beyond the maintenance issues, the parking here is horrible. If you choose not to pay for parking, you have to find an open spot. They insist that there are enough spots for all residents but they are incorrect. You also cannot park in visitor parking or you will be towed. I ended up paying for a reserved spot to avoid the situation entirely. I cannot wait to move away from this complex. It has been the worst living situation I have ever been in. Please save yourself the trouble and look elsewhere.UPDATE: When my husband, roommate, and I first moved in we were told that only my husband and roommate could be on the lease. That there was a 2 person max. Today we received a lease violation for me not being on it. They're requesting I pay a $50 application fee or I cannot live here with my husband. I have a feeling that it has something to do with this review. Again, save yourself all kinds of trouble and rent from a different property.
This complex isn't even worth 1 star, these people are so worthless! Should've known there would be problems when I couldn't move in on moving day because the manager was too incompetent to start cleaning the apartment before moving day. And it's all gone down hill from there.The management is useless. They don't have any clue what they're doing. And when they're called out on it, they add ridiculous charges to our bill that they couldn't explain.Maintenance is a joke!!! When a problem arises, you'd be lucky if they come out the same day. If they actually fix the problem the first time it would be a miracle of God. So expect a week or two to wait and then they'll have to come back several times to do the job right. Better yet, keep the Irving Code Enforcement officer's number handy. File a complaint and forward it to the district manager for U.S. Residential, LLC at email@example.com. That will at least force them to get off their worthless butts and do something.Maintenance is just as rude and useless as the office staff. I actually had to call 9-1-1 today because the head maintenance thug came into my apartment, got all up in my face and was threatening to assault me. Those clowns sure have class!So the bottom line, don't rent from here, you will regret it!!!!
I hardly ever write reviews but I really need to forewarn potential renters about the conditions and issues I have encountered while living in Jefferson Creek Apartments for the last 2 years.My first major issue is the constant intrusion of privacy, if you plan on moving here be aware that apartment staff/management will need access into your apartment at least 3-5 times a month for various inspections. Also I know that maintenance guys enter your apartment at their leisure without giving you 24 hour notice and without the consent of apartment management(they wait until you leave for work). I have honestly thought about asking apartment management for their half of the rent because they are in my residence so much when I am not at home. You would think with the constant intrusion they could make some repairs and possibly bring an air filter.My second issue is the roach infestation that I had to cure on my own with the use of multiple insecticides. Lastly, the apartment interior is in dire need of deep renovation, their philosophy here is cover it up, paint over it rather than fix it. I like to get what I am paying for but I am paying too much here in rent and getting little on return in terms of quality and amenities. Moving out soon!!!
AKA Brookstone Apartments too. Have lived here since 2009 & my experiences with the office staff & maintenance requests have always been positive! I am not part of the staff. I am a tenant in the Brookstone complex. When the original office burned down they maintained a transparent high level of service during the months it took to rebuild the office. If you're looking for a GR8 apartment complex to live; look no further!
Summary: I was all ready to write a positive review because there are many good things about this place (maintenance is great and always fixes things quickly, apartment is very spacious and we never had any problems with bugs or anything), but the office really made a stressful experience WAY worse by going out of their way to screw us over. My family lived here for 3 years and had no complaints until the new management took over, there was a big change in how the apartment was run after that with ridiculous things like monthly patio inspections, or nobody returning emails, or all the new office staff (apart from one person) being rude and unhelpful. Details: When we moved we had to break our lease because we were being involuntarily transferred out of state for work - we got no sympathy from the office who charged us over $2000 to break the lease, despite the fact that I know that they re-leased the apartment immediately (the new tenants were in the office while I was picking up a package) but they still charged us a "reletting fee" as well as proceeding to nickel and dime us for EVERY POSSIBLE THING they could charge us for. (for example cleaning toilets and bathtubs that I spend time scrubbing, they charged us for "carpet cleaning" when the carpet had been replaced 2 weeks before, among 5 many other crap charges). I was prepared to pay for two things: countertop resurfacing and oven cleaning, because those were two things I couldn't do (I'm pregnant and can't be around oven cleaner fumes), however they even are trying to screw us on that and said that they might have to REPLACE THE OVEN if they couldn't get it clean - which is so ridiculous I can't even begin to explain, the oven is like 5 years old tops and was only used for normal cooking! It's not like I made a volcano in the oven!!! When I called to discuss the charges over the phone they were rude and unapologetic as always. Basically if you choose to live here my advice would be to itemize every single things that might not be perfect when you move in and take pictures, because they will try to charge for anything and everything they can along the way.
After multiple attempts to contact corporate about this horrible property along with its rude abrasive front staff (ERIN don’t let her fake first impression fool you) We result to a public WARNING: DO NOT MOVE INTO COLONIAL GRAND AT VALLEY RANCH!!!!! All of our issues with this individual have gone unresolved and unanswered by their cooperate department, no returned email, phone call, or written requests. Be sure to tour the whole property if you dare to waste your time here, especially the unlivable apartments on the back side that have begun collapsing on themselves. This has been the worst experience I have ever had with any company let alone one you are supposed to call home.We have been here 3 years and this has been the worst last year of our life in what is supposed to be our home. This place is a joke, the cops were here on 3 separate instances sat June 15th. 2013. There is not enough parking causing it to be a tow-truck hotspot, plan to have a sticker on your car if it is not towed sometime during your stay here. Don't wast your TIME or MONEY, management wouldn't know what to do with either if you gave it to them.
I moved out of the apartment when my lease got over. The apartments were left clean. I was still billed $250 for Cockroaches while it is a persistent problem in the whole development in every apartment. I was charged $95 for cleaning of my 2 bed 2 bath while they were very clean. Twice i had comode blockage and yet there was no immediate resolution, had to wait for 2 days just because they didnt have anyone onsite to fix it. Had to deal with Natalie (Assistant Manager) who behaves like a dictator. A series of charges for other items that were left clean which resulted in my total bill of $779 when i left the apartment. I am not coming back even if i am offered first month free.
