By diligently informing homeowners of the balances owed to the association & expressing a willingness to work with the homeowners to address outstanding payments, significant improvement has been made of 'over due' dues ( A reduction from 33% non payment in 2005 to 7% non payment in 2007) All of this was done without the associated cost of an attorney and/or a collection agency. For those few homeowners who persist in ignoring our letters requesting payment, liens are placed on their homes thus preventing the sale of the home. Finally, Dawn 'til Dusk maintains an accurate 'paper trail' that is used in Small Claims Court to prove that every effort has been made by the Board & the management company to work with the home owner in the collections of the dues owed. Dawn 'til Dusks conducts bi- monthly 'drive thru's to keep abreast of violations, vacant homes, thus ensuring that the association receives it's dues from every household. Management company will attend monthly Board meetings to offer guidance & suggestions. Management company will compile & maintain the Annual Budget for the subdivision.
