All of the appliances that were already here have proven to be old and out of proper shape for new ownership. I have had to clean and fix them myself.I had to send my eldest child away for a week because the ceiling in my bathroom caved in due to outdated plumbing in the bathroom above me. I suffered a migraine for three days over it. After having fixed the issue, my bathroom is STILL unfinished because I had to break down the door because my son was locked in the bathroom due to the warping of the top of the door caused by the water damage. There is still water damage on the walls and ceilings. I have complained via phone and voicemail and email. My water bill jumped 20$ due to all of the plumbing issues they've had because of outdated hardware. Not to mention the day I went without water so they could replace the outdated water meters.The windows and outside walls are so poorly insulated that I have to have the heat at 75 degrees when we sleep because the rooms are freezing.I am going to have to make a phone call to the Board of Health because I have complained about a cockroach infestation that was built up in the ceiling of my kitchen before I even moved in. There has been not one, not two, but THREE instances about a month apart where a cockroach has crawled out of the ceiling. I'm just grateful for how clean of a person I am or it might be worse. The first time I complained to the front office, they pretty much called me a liar. The second time they came and sprayed a pesticide in my house. The third time I killed the cockroach and KEPT IT FOR THEM. Then sprayed the cabinet to "prevent" the issue. I know what a cockroach scout looks like. I stayed their as an iupui student. They have two elevators and if not both one is always broken. They don't care to fix or replace in a timely manner so you will find yourself waiting 10/20 minutes for the elevator. I lived on the 11th floor as well so I tried to avoid taking stairs of possible but the wait wasn't worth it. Also every apartment is different; furniture, carpet, appliances. i was lucky and got a decent apart.
I would do zero stars if possible. Lie after lie after lie. Old broken down buildings.No proper night lighting on streets. These people do what is required by law to the barest minimum possible. Shame on them. Car break ins and home invasions. These people weren't willing to get proper security after half the neighborhood cars were being broken into. Not once, not twice. Three times. They said they were putting in cameras which was only true for the office ( as if). They claimed they had an "undercover cop" (seriously...) Half the crime they are losing business to would be solved if they just had a marked cop car sit there twice a week for a few hours but don't mind me, I am educated. The people who work the office change every two weeks so no one ever knows what is going on-- don't bother with them and good luck with corporate they are just as shady and uninformed. Once you are sucked into the lease your trapped and they dont give a crap,after the fact.Lived here about a year ago, moved to Castleton and couldn't be doing better. Why would you pay what they demand when you can live in a safer area that has basic security and understanding of how customer service works, and general knowledge of business?? Not to mention better up to date floor plans.
Constantly going through managers, so you never see the same manager twice. Lied about items still being in the apartment that were most definitely moved, as well as claimed we gave them "insufficient notice" on moving out (we gave them exactly 60 days) and billed us for their own falsehoods. Awful apartment structure - the maintenance man had to constantly come in to fiddle with out thermostat, which controlled the temperature for our whole block. A remote control thermostat is equal to or less than 100$, and since we were the control apartment, we would freeze in the summer and burn up in the winter - we had to constantly open windows during the coldest, snowiest nights just so we wouldn't overheat. Do not waste your money at this awful, awful place.

Stallard and Associates approved me for an apartment when I did not think I would get it, due to lack of credit and low income. But they took a chance on me and I could never be so thankful. I am a college student at IUPUI and if I didt get an apartment close to downtown I would have had to make an hour drive everyday just to make it to school, and if you have ever went to school you know you do not have enough money to drive an hour each way 5 days a week. I love my apartment, it has nice hardwood floors, and it is plenty spacious for just me. and I really wanted to live in their apartment as they offer the best rent for the location. I would rent again and again from them.
I have been here for 3 years and have never had a problem, except one time with the washing machine taking my money but Stallard and Associates gave me back what I lost from the machine. They fix problems right when they happen and are really nice to talk to.
The only reason this company even received 1 star from me is because it's the lowest I could give! I would strongly recommend you think twice before using this company! We used Collegiate Housing Services at the recommendation of the school my son is attending. When moving a child 900+ miles from home not knowing anyone in the vicinity you sadly enough assume a housing service associate with the school would be a safe environment for you child. Wrong!! Beware because they put photos up of what appear to be very nice apartment complexes but when you get there and its time to sign the lease on move in day that’s not at all what you get! Then in order to get you to sign the lease they give empty promises that your child will be moved to the housing they originally requested when applying as soon as there is an opening. We were told in as soon as 1 week. That move has never happened. As a parent to leave your child and drive off with a sick feeling in your stomach about the location of their apartment and the fear of their safety is horrible. Follow that with the students getting written up from false allegations. The school even noted they feel the allegations were false but Collegiate Housing will refuse to remove them from their file. When you finally take action to move your child for their own safety and well being and discontinue their services they will take no responsibility and it will cost two months rent plus the loss of your deposit and a $50 administration fee, in our case $1000. This company takes total advantage of students with their extremely inflated pricing and lack of concern about the student. It's all about the almighty dollar for them. After encountering the issues we have I began searching and have found MANY parents and students who warn DO NOT USE Collegiate Housing Services. For the safety and well being of yourself or your child I strongly recommend you seek independent housing and steer clear of this company!!

Hello, STARTED OFF GREAT!!! AFTER 2 MONTHS DOWNHILLEVERYTHING PRIOR REVIEWS STATED IS TRUE PLUS MORE. ROOF BEEN LEAKING SINCE NOVEMBER, TO WHERE WHEN IT RAINS I HAVE TO LISTEN TO WATER FALLING IN UTILITY CLOSET. SO I PURPOSELY GET $$ ORDERS ON TIME AND MAKE THEM WAIT!!! THEY TRICKED ME INTO SIGNIN TWO YEARS LEASE ON A PROPERTY THAT IS PAINTED WITH KILZ TO COVER MOLD. THEY THINK THREATENING WITH COURT MAKES A DIFFERENCE. I WANT TO GO JUST NOT ON MY DOLLAR. IMMA LET THEM PAY. WHEN YOU CALL THEY DONT ANSWER, UNTIL RENT TIME.. i LET THEM CALL ME FAITHFULLY ABOUT RENT AND I HAVE THEY CALLS GOING DIRECTLY ON PURPOSE TO CONFIRM THATS WHEN I HEAR FROM THERE.
