This company is a joke. Paid for service up front and never rewarded as promised. The owner of this company Danny Hudson took my money saying with his diminished value report I will be able to receive an amount of money worth $2000-$5000 from the insurance company, and goes on bragging about how his 20 years of experience have won so many cases in the past and I believed him.After waited for a week, I finally received his report. When I opened the report he sent and looked, I wasn't sure if this is a joke... The document looked amateur. I went ahead and submitted to StateFarm insurance company filing for diminished value claim using Danny's supporting document and the insurance company won't take his report and only willing to settle with $300, and told me this document isn't legit and has no base of claims. Then, I tried to reach out to Danny and told him what the insurance company said, he then referred me to two of his attorney friends to file for small civil sue and bringing this matter to court. I believed him again, and called two of his attorneys, none of them would take the case, and the second lawyer said there is no chance of winning and I will have to pay him more than the diminish value claim I am filing as lawyer fee. When I asked him for refund, he simply won't give me my money back with the useless report I purchased from him. When I reach out to BBB for dispute, he threatens me that he will sue me for defamation. I hope this review will save many others from the future.

This appraiser is completely incompetent. He selected comps that were 3-4 grades lower construction quality and assigned a p.s.f. value that was 32% lower than the county appraisal and a second independent appraisal.

I have been a renter for many years with many different companies and this is the WORST one I have ever seen. They didn't do any kind of pre move-in cleaning or walk through, as evident by the house being filthy (windows caked with algae/mold, fireplace full of soot), almost every single lightbulb burnt out, and dead batteries in the thermostat. We have been trying to get some things fixed that we noticed were broken/in disrepair right away when we moved in. One of the major concerns is the uncovered breaker boxes, which are not only extremely dangerous and a fire hazard, but also illegal. We put in a work order within the first few days after we moved in and months later we're still trying to get that fixed, along with a few other things. I try calling them for updates on the work orders and they only answer half the time. When I leave a message they NEVER call back. When I do get a hold of someone, they have no idea what's going on and they usually find that the work order has been mysteriously canceled for some reason (which is impossible to tell on the website because the work order section is a stupid setup where they can see what the work order is for but you can't - so they can delete them and you can't tell or see what they did). They say they're going to call me back and never do. I'm not expecting the world on a silver platter. I just want a house that is safe and comfortable to live in. The only reason I rented from this company after seeing the poor reviews (all the 5 star reviews are fake, I assure you - notice how they all name specific people) was because I fell in love with the house. Now the house I once loved is just a burden and constant stressor for me. I shouldn't have to constantly call them to try to fix a house that they're responsible for. Luckily I took pictures of everything before moving in and I keep track of every phone call for my lawyer. Please don't be duped into renting from this company and if you are, please have a good lawyer on hand because you'll need it.
This company has bad business etiquette as well as no knowledge of Texas rental laws. They're all about money and will not correct their faults.They never fixed property or made any attempts to fix property after hurricane Harvey which created a big problem with mold setting it. They've never thought once about me any my kids under this condition. Eventhough I supplied medical letter from doctor stating due to health conditions I could not reside in home. When I gave notice to vacate due to health hazard (Texas Property Code 92.054) they created bogus charges for pet deposit I paid in 2012 but all of a sudden they want to charge me 5yrs later due to their lost records of payment and after they found initial application with dog listed they wanted to charge me for my outside dog which is no where near property. In lease it does not mention per dog. They never applied fees until after storm and then retroed fees back to day before storm to reflect an issue before storm. They won't file eviction so we can go to court since fees are not due or collectable per lease agreement. Cause they know no judge will rule in their favor since the neglect falls on them due to storm. Then upon moving (move out date Nov 30th) they wanted me to thoroughly clean a damaged home including hiring a professional carpet cleaning company to clean carpet and supply receipts showing it was done. Been with them 5 1/2 years and now they wanna add fees to after I requested lease termination due to health hazards when they defaulted lease for not fixing home damages created by storm and others. I've paid hotel stay out of pocket from Sept to Nov 1st at $100 a day due to us not being able to stay in home.Prior to this rats infested property and they still never saw fit to exterminate due to that health hazard. They try to win outside the box of housing agreements. Wants more than what housing deems for tenant to pay. Etc... I've paid rent in full for Sept, Oct and Nov eventhough I have not laid my head in home since Sept 17th. And Everytime I walk in home to pack my chest gets to crackling (asthma). All they do is lie and never keep promises... Everyone in company has terrible customer service skills, especially Tasha Soto. She messed up accounting and paperwork every year. They even charge $95 for lease renewal fee for paperwork they have to do. She couldn't correct paperwork to reflect correct dates and kids added to lease. I did it for her and they still charged me the fee. Plus they try to add of tenant liability insurance (they call it renters insurance) but if you look at contract it's not renters insurance and it doesn't cover tenant property at all only covers landlords dwelling (which is homeowners insurance). Everything they promised prior to move in (2012) they never fixed or supplied.I had to supply blinds for every window and celiling fans in every room. I've upgraded house to where it stand now before storm.I even included a storage shed behind property to store my outside items since property has no garage.NEXT DAY after moving I told their own inspector that my shed was behind home and that I was coming back to claim my shed and a few items I had in it. A wk later I came bk to take a pic of shed so I could get it off property & one of their ppl broke plastic handles & lock off doors and stole every item out of shed (9-10 items).Cleaned it out spotless.Burglars don't clean up behind themselves plus no handles nor lock left behind.When I approached them about it, they gave response of not having property and that I surrendered keys to them for their property.But NOT MINE. Reported to COPS AND HAVE ACTIVE BURGLARY/THEFT REPORT ON FILE FOR ITEMS STOLEN.Had to hire legal representation to deal with them in order for them to lower fine and give my demands for terminating lease and notorized letter standing good standing and no negative references will be given. They still never lowered fees/they actually added fees.Will finalize with them in court.
They did a great job of reducing my taxes by over $5,000. I did not know what do expect, but the savings and the service both exceeded expectations.
Using this company will cost me money for as long as I live in this house. Check the yelp ratings they have a 1.5 star rating for hundreds of reviews. I sent them pictures of condition issues (cracked walls ceiling, kitchen and bathrooms not updated in 35 years, popcorn ceiling that has fallen from ceilings in multiple rooms, and more) three times before they were saved to my file. I provided them with comparables and an assessment of the house two doors down that was equivalent in condition and age of my house. They handled their protest themselves. If my house were valued as theirs after their protest, my value would have dropped $90,000. I would have been happy with a drop of half that.But the agent uses what you submit at their discretion. She did not use what I sent and she did not get the value dropped one penny. I will start repairs now, so I will never be able to get the kind of drop I should have been able to get this year, thus relying on this company will have compounding impact - it will cost me year after year. I should have handled it myself as those neighbors.Don't trust them, go to yelp and read other people's reviews. There are other companies that will handle your protest more professionally. Better yet, represent yourself at the protest hearing.
I wished me and my family would have researched this company before entering one of their leases at 7014. We have been through a nightmare with this company. They are all fakes and frauds that don't care about the tenant. I am a small business owner and I have never seen a property management company run like this. All of the GOOD reviews come from their employees or tenants they have PAID to give a review. I've had the person in charge (Joni) tell me they would remove a health hazard from my home if I agree to remove the bad review!!! What kind of company would do that? I am in the process of ending my lease. Maintenance is a joke. Home is filthy when we moved in and was promised it would be cleaned!!! Bugs in the home, Rodents!! The roof is leaking and big spaces that leads into the home. I have reports and pictures!!! When maintenance does come out they say things in this home needed fixing a long time ago and they are steady putting tenants in run down property. Please be aware and make sure you read your lease to the fullest , better yet don't sign one with these people and even have an attorney if possible to review it. They are very dishonest people. We will fight to the end with these people!!!

Self Managing is time consuming but at least I made a profit on my rental property.Since signing with RPM I have had the highest turnover rate ever.Each move out means damage, make ready fees and expenses charge by RPM, a lost months rent while the repairs are made and make-ready completed then there's the new lease fee for the new tenant.The repair and maintenance fees are excessive. They replace the AHU (central heater less than two years ago but I just got a bill for $258.00 to clean the coils. Too soon for that to have occurred and this is a closet mounted unit- no attic access required. Terminating the management agreement will also cost me but it is well worth it.
We dealt with O'Connor & Associates for the tax reduction appeal and felt we got a fair rate of reduction. The O'Connor customer care were awesome and the best part is, the fee was very reasonable. They showed up pretty early for the appeal and worked so hard for the entire hearing session.
Yvonne is great. I was very nervous about hiring a consultant for the property tax reduction as I was a first time customer, but she explained everything and was very patient. She knows the system well and is a great reduction consultant at O'Connor & Assoc.
