Mr. Wayne Hutchinson of Hutchinson Appraisals is a deal-killer. His appraisals are so particular and demanding that the buyer can’t obtain lender approval. My advice: if Mr. Hutchinson is assigned as your appraiser, then dismiss him from your property and request another one from the appraisal management company. That’s less hassle than coping with Mr. Hutchinson and his deal-breaking appraisals. In our case, he spent over two hours going through a 2400 sq ft house. He audited all of the room measurements against the house plans (good thing we had a copy of the house plans) by measuring Every. Single. Length. And. Width. He decided that a 27-year-old permit on a lava-rock retaining wall was invalid. When we brought up the issue with the Department of Plans and Permits, the supervisor examined the permit and photos and said that the permit was valid and no corrective action was required. Mr. Hutchinson objected to DPP’s conclusions and refused to update the appraisal comments.Part of the Veteran Administration’s appraisal criteria for a VA loan is safety and habitability. We were simply attempting to refinance a conventional loan into a VA loan, but Mr. Hutchinson was so excessive on these criteria that the lender would not even conduct manual underwriting. One mortgage broker said that Mr. Hutchinson is widely known and feared as the island’s most difficult appraiser.During the appraisal Mr. Hutchinson was gruff, intimidating, and impatient. When we offered him a copy of a previous appraisal’s floor plans, he scolded us that he’d draw his own and implied that we were trying to co-opt his appraisal. He was physically unsteady on staircases, and at one point I was afraid that he’d stumble and fall down our steps. I was afraid to let him out of my sight.I’ve already filed written complaints with the VA Regional Lending Center, the state’s Regulated Industries Complaints Office, and the licensing association. All have declined to get involved.

From Business: Hawaiiana Management Company, Ltd. is Hawaii's #1 association management company. Locally-owned and operated, Hawaiiana serves as managing agent for more than 600…
They sold us our rental. Great company. Way different than the main land. Our agent wasn't pushy and there was a team feel not a one man commissioned situation.
Chris is very helpful, I appreciate all the information and prices are very reasonable. I would highly reccommend Takasaki Real Estate for your appraisal.
I love Gentry Homes !!! Great Quality Homes..My house definetly feels like a home................
I've been in my apt. For 19 years for which Hawaiian Properties has managed for about 16 years. During all those years I've never had a problem with them at all. My needs were always addressed and resolved in a timely manner.
They don't care about you only your money.. They are never in the office when you need them.. You are on there time.. Think about it before you try calling them
I don't know if you'd call my experience with KMJ Realty a bad one, since it was hardly an experience at all...reason being was that their agent David Uyehara failed to make it to the showing we had scheduled. Not only did he not show up, but he also did not answer or return my multiple calls and voice message. In a way, I feel like I dodged a bullet on potentially renting from this apparently unprofessional company. So for anyone who runs across a KMJ Realty ad on Craigslist, and especially if the contact is David Uyehara...consider yourself warned.
Management of their services are the worst! It's hard to get a hold of them and when you do, they always try to find an excuse to not attend your needs. I would not recommend this company to anyone.
Just got off the phone with with them after calling about a rental listing in Makiki. I have no idea what is wrong with the woman (and I am using this term politely) who answered, but I'm not sure how asking about available listings led me to her snapping, "You don't have to be so arrogant!" (This was after me clarifying that it didn't have to be a 2 bedroom apartment) I've lived in parts of the Mainland before, but this is Hawaii. What happened to the Aloha Spirit or just plain old good customer service? If you treat your customers this way, good luck staying in business. Maybe this woman was menopausal or having a bad day or something, but STAY AWAY AT ALL COSTS. 4 1 star reviews don't lie, and quite frankly, I would give them 0 stars if I could. BEWARE.
I don't know where to even start. Homophobic and sexist remarks are made at board meetings to residents and board members who complain. When the actual company Hawaiian Properties ltd was informed of (un)professional behavioral problems they took the side of their employees with no questions asked even though they know there is a history of problems here reported by different groups of residents. Complaints are NOT taken care of and residents and minority board members are bullied and I feel, harassed. There has been drug use and drinking/partying in common areas, when a group of residents complained at a board meeting they were laughed at and taunted by the property manger while the resident manager played ignorant. The building has ant problems and resident problems (serious noise issues, parking in others spots, general lack of rule enforcement) are ignored to the point where physical and verbal conflict is not unheard of. They create ghettos, not communities. PLEASE look at other management companies and read the review below from 2010, this is not an isolated incident. If you are having a similar situation in a building managed by them please feel free to contact me. A group of us have started communicating and it has proved to be very helpful.
