Horrible Management: I've been at the Ellington for 2.5 years and am deciding whether or not to cut ties with the complex although I would love to stay. I was accused by the current property manager Mrs. Pratcher of having a pet when I don't have one. She left notes on my door about the matter and was rude and slightly hood when I tried to talk to her about issue. An extra couple of hundred dollars will be added to my rent for a pet and/or animal I don't have not to mention being slapped with a deposit. The previous manager Ms. Donna was nice courteous, kind, understanding so is the current leasing agent, however the new manager is rude, unprofessional, and tasteless. Mrs. Pratcher is a perfect example of the 21 century "yes negro". A black woman (with white upper management) hired to try and keep the blacks on the property straight. She is a black woman with a title who feels she can treat those beneath her however she likes. Don't trust her she will smile in your face and leave a false note in your door in a minute in a desperate attempt to get more money from you for the owners of the company. She doesn't know how to treat or talk to people and there are at least 5 people who are like myself that are considering leaving the complex because of management. I went to the corporate office to speak with the district manager Pam Anderson with whom I spoke with over the phone prior to arriving to the corporate office. This low budget, classless, weak individual sent a teenage secretary to tell me that she was not going to meet with me and that she told me everything I needed to know over the phone. I was like really....a district manager who has no regard or care for her residents... pathetic. I wrote letters to the owners of the company Mr. Makowsky, Mr. Ringel and Mr. Greenberg and I never received a response from any of them.As for as the complex, maintenance gets an B- , they get items correctly (the quality of maintenance has been falling since I've been here). Parking could be better (you do get 1 covered space which is nice). If you don't get a space close by your apartment before the sun sets, good luck finding a close one. Noise...well let's just say the walls are very thin. The grounds are kept very well, Juan does a great job! Trashcans are quick to overflow though. If you get caught placing trash outside an overflowing trash can or wash your car on the property you will be fined (you can thank the new property management for these petty fines). Safety....there have been a few break ins, just mind your business and keep to yourself. Construction...insulation is very poor, the apartments don't retain heat in the winter so get ready for a high MLGW bill. Staff...speaks for myself read the opening statement Overall.... If management were replaced (with people who actually care) it would be a great place to stay.
After 4 months of living in Mendenwood, my disability insurance held up my payment claiming they needed an update from my physicians - I immediately notified the property manager, Lisa Anderson, on March 2nd. I assured her that my payments would be reinstated before the month was over. I went to her office weekly to update her on my progress getting the various physicians to fill out lengthy forms. On March 21st I texted the manager to let her know my insurance company had notified me that I was again approved. By 4pm that same day I dropped off my rent payment in the lockbox - I texted her that evening to update her. The next morning, the 22nd, I texted her at 9am to verify she had the payment and she texted back stating she indeed had the payment.Makowsky Ringel Greenberg filed paperwork with the court system the afternoon of the 22nd stating my rent was unpaid. I was never served paperwork from the court system - I later discovered the "Server" stated he/she had twice tried to serve me during the last week of that month - so the server definitely lied on his/her paperwork. As I am fairly housebound due to my disability, I was in the apartment 99% of the time.Regardless of paying my rent prior to their official court filing in March, regardless that I was a quiet tenant, never had an issue with any tenant and kept my balcony area and apartment clean & maintained, Makowsky Ringel Greenberg kept the "court date" that I was totally unaware of on April 12th and due to their lies to the court system - plus I was not even there to counter - they were given permission to evict me. Absolutely amazing considering I had paid my April rent timely -- supposedly I had 10 days to appeal the court's decision that I was never notified about. This shows how absolutely unprofessional Makowsky Ringel Greenberg organization and its employees are because even their property manager had NOT notified me of the ruling within the 10 day appeals window. I had thought the property manager, Lisa, was a straight shooter - honest person. I donated prom dresses, jewelry, & shoes to her for the charity event she & Hope Church will have for next year ensuring even disabled children get to have a glamorous prom event.The property manager texted me on April 26th at 3:21pm to call or come see her. I was inside her office within 20 minutes. That was when she made me aware of my pending eviction. I tried to schedule a meeting with Makowsky Ringel Greenberg as I thought the matter could easily be cleared up - I thought they just made an "honest mistake" ... my prior landlord, who I had rented from for years and we had become friends, even called their office but they only took his name and number. I emailed them, asking for a meeting with someone at their offices, even stated they were probably unaware of the timeline of events which I provided in the email - I never accused anyone of malfeasance and begged them for compassion. By May 2nd it was clear that Makowsky Ringel Greenberg planned to evict me as soon as the weather cleared even though I had already paid May's rent. No one from Makowsky Ringel Greenberg had a minimum of professionalism as they never replied to my email requesting a meeting. No one from their company even had the decency to return my phone calls. Never in my 55 years have I ever had a negative experience with a rental company - I have rented many apartments in my own name since the age of 18.So if you are considering renting any property from this group, please read all the other complaints from tenants on this site as well as the BBB. I had never thought to check out a property company on the BBB - and although that entity gives them a decent rating - you will gain so much insight of the greed and outright theft of deposits, etc., this organization has been doing for years reading the listed complaints.
Merton Manor Apartments 197 N Merton 38112. Major bed bug and cockroach issues untreated. I live at the Merton Manor Apartments. They were sold and placed under Kismet in April. It is now July. There is a massive bed bug and cockroach infestation here. Kismet does not communicate with the residents at all. If you are not home when they finally decide to do something, it won't get done because maintenance and pest control do not have keys to the units. In other words, you can beg for your maintenance request, but won't even be told when it may or may occur and maintenance and pest control do not have keys to the units. A ton of things are not getting done because of this stupidity. They have some ghetto woman sitting in the office for as little as ninety minutes a day. She doesn't walk the units with pest control or maintenance or anything. She's running game and getting some unethical breaks on things from Deborah. Trash.Kismet has over 800 properties and Deborah is apparently the property manager for them all. They have a skeleton crew for maintenance and an ignorant pest control service. Kismet is garbage. The person who bought the property lives out of state. I looked it up. Kismet has a $25,000.00 a year management contract with this person. They have not done one thing which the reality company who sold this person the property said Kismet would do.This is a 62 unit tiny apartment complex. Kismet has run it to the ground in three months. They should be ashamed! I have neighbors breaking leases left and right.
Do not rent any apartment if this company is connected in any way. I called to ask a question and the lady was already upset before I could my question out. Rude and not willing to listen or help you in anyway.
dont ever deal with these spics. they are very unprofessional when it comes to paying employees on time and issuing W2's. they show favoritism when it comes to assignments with the Mexican temps.
My best friend died while alone in his apartment. He had no close living relatives in this country; closest relative is an aunt (his mother’s sister) in France who speaks no English. The lock was off the door in order to gain access to the apartment. After his body was removed, the police had the lock replaced in order to secure the place and kept the key.Due to my friend having no close next-of-kin in this country, a letter was sent from his aunt granting me access to his apartment and his possessions in order to help probate his estate. The letter was translated and given to the police.The police gave me the keys to the apartment. I began the difficult chore of boxing and moving my friend’s things, cleaning up his apartment, and storing his things for his aunt. After several days, and with no warning, the locks were changed on the apartment by Kismet. Over the next 2 months I contacted the Kismet office several times. I gave them the letter from his aunt, the same letter that the police saw when they gave me the keys to the apartment. In one conversation with Deborah: 1.) my character was defamed and accusations were make about me trying to steal from my friend’s apartment, 2.) I was told that the contents of the apartment would be moved to storage until all the legal things could be worked out between his aunt and Kismet Properties, and 3.) she also said that his things could be put on the street like trash. I was fine with his things being placed in storage; least everything would be secure until while waiting the estate to be settled and the apartment could be rented. I was, also, fine with his things being placed on the street; I could then load everything into a U-Haul, and the apartment could be rented. I understood that Kismet and the owner were losing money on rent as long as my friend’s possessions were still in the apartment. It was my desire that the apartment be cleared as soon as possible so that it could be rented. I continued to keep a watch on his apartment. At one point the framed picture that hung above his fireplace mantel was found outside the apartment propped up against the outside wall of the building in the rain. I left the picture where I found it; it was gone the next time I checked on the apartment. I could tell from looking in the windows that the curtains were being moved and things were being moved around in the apartment. All this told me that the apartment was not secure, and that Kismet was not trying to protect my friend’s interests / things.During this time I was also trying to get legal help. Dealing with three lawyers in two countries is not an easy thing to manage. It is very time consuming and confusing process. It was difficult to even get a local lawyer to handle the case. It took a month of legal work just to be able to have his body cremated.Last night I drove by the apartment to check on my friend’s things only to discover that the apartment is now empty. According to his neighbors, earlier in the week, Kismet removed all of his things; placing everything on the sidewalk… like trash. Kismet did not call me so that I could pick up his things once they were put out. Kismet did not contact his aunt. As far as I know, my friend’s possessions were probably placed on the sidewalk then picked over by neighbors / Kismet employees, and what was left was then removed by the trash collector.This whole process has left me feeling sad/helpless that my friend’s life and things were so disrespected. Not only am I dealing with the loss of dear life-long friend; I have had to deal with rudeness from Deborah on several occasions, being called a thief, being lied to about the disposition of the contents of his apartment and now essentially the theft of his things. These actions of Kismet show just how little they care about their renters and how little they care about the owners they represent.
I used Ryan Lubin's property management company for about a year or so on an investment home that I had purchased. To say the least his company lacked the experience and communication needed to properly manage my property. I had over $8,000+ worth of damage and combined loss of rental income by the time I went through the property myself. This started because I had not received rent for about 4 months from the tenant and was concerned. In a nutshell, it was an absolute disaster trying to get answers through his company as well as getting him to take any kind of action against the tenant. I dropped him for another management company in the area that was much more responsive and on the ball.Please be careful who you use and research all options in your area.
The female that answered the phone at the Poplar Avenue corporate office was very rude, continued to interrupt me mid-sentence, and then put me on Hold three times -- all of this during a 4 minute phone call. I am very disappointed and will not ever rent any property that is managed by Fogelman.
I do not recommend this realty company for various reasons. Property left in same condition and did not receive full deposit and not given reason why. On top of that property was inspected two weeks after moveout. Not cool.
Please do not rent from these people!! They don't take your maintenance request serious. You will have to wait forever to get things fixed. When they do come to fix things it is half done. AVOID REVID REALTY AT ALL COST!!!
