I've lived in one of the duplexes since 2005 and will be living there for the foreseeable future. I read through the other ratings and I have to admit that I'm scratching my head at the folks who use words like "dictator" to describe Kurt, and come up with some strange ideas like being charged for air filters (which didn't happen, plain and simple, they misunderstood the email). I've lived in several places and Kurt and his staff are the best I have experienced. He's always been fair and personable. He's also good with explaining things, so that you can understand why things are done the way they are done. The rent is fantastic and the maintenance is timely and on point. My neighbors have always been great, and the area is quiet, and friendly for both children and pets. I think what some of the negative reviewers don't understand is that maintenance folks don't have a magic wand that can fix everything, and can't be everywhere at once and sometimes have to triage what gets attention. I think they also don't understand that some basic rules are necessary because rental properties lose money if the tenants don't treat the property with basic respect and go around wrecking everything and expect no consequences for their actions. The rules in the lease aren't unreasonable at all, and they apply to everyone.So the bottom line is that if you're looking for a place to live that is well-kept, with good neighbors, in a quiet and friendly place, with a good manager and staff who cares about the tenants' collective good, then this is the place for you. But if you're looking for a place that you can destroy while acting like a jerk to everyone, then I might suggest you look elsewhere.
I have lived at Royalton for almost 9 years now ~ started in a two bedroom and later downsized to a one bedroom. I have NEVER had any cause for complaint. Kurt and his staff are always there to help whenever needed and because of Kurt I was able to downsize quickly and with no problems. The maintenance staff is friendly and accommodating and on the rare occasion I do have a problem, they are here within 24 hours for a non-emergency. We are active in the "Neighborhood Watch" program and as a result have very little, if any problems ~ and to Kurt's credit, if there is a problem, those tenants are usually asked to leave. I feel completely safe! I have read some of the reviews on this site and people who are complaining have to understand that the "rules" are just common sense stuff ~ if you have a dog, pick up after it...if you clog a toilet or sink ~ you fix it., don't leave trash around the dumpsters...I am a firm believer that you get out what you put in and I think the proof of Kurt's attentive management is that there are seldom any vacancies (in fact and generally people that live here have been here for a long time! I have recommended this property to several friends and they all love it as well. Rents are the best around and Kurt and the team are constantly making updates to the properties. I don't plan on leaving anytime soon ~ and I would like any prospective tenant to just ask around ~~ it is a great place to live! Wish I could leave more than 5 stars ~ Kurt and his staff are well deserving!
I lived in a duplex owned by Royalton Village Properties and from the first interview with Kurt, the Manager, I knew that was renting from a very special company! Kurt was very helpful and understanding of my situation and was instrumental in getting me into the duplex of my choice in a very timely manner. He also gave me helpful information on maintaining my garbage disposal, ac, and plumbing to keep maintenance problems at bay. At one point, shortly after I moved in, I experienced a problem on night with my ac and placed a call to his office, after hours, and first thing the next morning his maintenance men were there to take care of my problem. The gentlemen were very cordial and friendly answering any questions I had at the time. The lawn was wonderfully maintained, which made me proud to have friends over to show off how attractive everything looked. Another plus was that I always felt safe in my area, neighbors were very nice and friendly and willing to help me, if I needed anything. Kurt was exceptionally helpful when I notified him that I was moving to another city. Though I needed to break my contract he helped provide new renters quickly so I would not have to pay for another months rent. I would definitely encourage anyone needing to rent in the Hewitt area to contact Royalton Village Properties and talk to Kurt before making any decision to rent from any other company. They get "5 stars" from me!!Peggy
Royalton Village was my first apartment and they were fantastic. Kurt and Anna are awesome they're more about making their tenants happy not trying to get money. Rent is due on the 1st of the month but you have until the 3rd to get it in without a late payment and if they don't have it in on the morning of the 3rd they will email you and let you know so you still have an opportunity. There are a few strict rules but they are complete reasonable and if you're in violation of any of those they always give you a heads up before just automatically charging you, that way you can save money and everyone is happy. Any time that we had issues with anything going on outside or inside of our apartment they were right on top of it. We had an issue with water coming through our ceiling one night and they had someone out at 1 in the morning to fix it for us. When I decided to move, only because I was relocating, the lease included everything I needed to check to get the most back of my deposit. I highly recommend Royalton Village!
I lived at Royalton Village for 7 years, and it was a great experience. I was moving to Waco and didn't get a chance to come down for apartment shopping beforehand. We called the Chamber of Commerce and were referred to Kurt. From there, he made sure I was all squared away. He helped me with directions to places around Waco, advice on restaurants, shops, everything. Anytime I needed any maintenance (which was rare) I called the office and it was done ASAP. Kurt treats this place like a home, so if you just follow the basic rules, like any other apartment has, he will bend over backward to help you. The price is great and he does everything he can to keep it reasonable for you. Unlike other apartments where I have lived, he makes himself visible and available for you. It's safe, comfortable and truly a home. I just moved to another city, and Kurt even helped me find a new place to live, giving me advice along my search. Anyone looking for a place where you know you will be taken care of, please... Call Kurt.
I can not express enough how wonderful it has been living here. Management goes above and beyond to help me and guide me in matters that need attention in our area and Maintenance is extremely wonderful. I can call in a request for service and it is normally done in the same day unless there is a part to be ordered and they let me know it has been ordered and will complete the job as soon as the part comes in. I have had very good experience with them working on my AC ( Lord knows I hate to be hot) and usually it is done the same day! I recommend people all the time when they are looking for a place in Hewitt to come check out Royalton Village because of the management and maintenance being done quickly. I hear so many stories about other complexes and how their maintenance is slow to get to them and they have to call back several times before anyone finally fixes what is broken. I have lived at Royalton Village for MANY (10) years (and in several different units), and never want to leave! Anna and Kurt are AWESOME landlords, the apartments and duplexes (I've lived in both) are well maintained, and the repair work is completed quickly and efficiently (they even put in a brand-new air conditioner on a Saturday evening when mine went out). I don't feel that safety has ever been an issue, and the tenets who rent from RV seem to care about the area they live in. Also, I know who the maintenance folks are, and never have an issue with them coming into my home when I'm not there.I currently live in a duplex that I was sharing with my family. They moved out, and I had thought about renting a one-bedroom apartment in a different complex. After looking around I realized that I didn't really WANT to move to another complex...I know what I've got with Kurt and Anna, and do not choose to "break in" another landlord. I'll stay at Royalton Village...it's HOME!
After living in quail hollow for 2 years my wife and I found a house. We let him know the 28of July he put our notice for move out for 60 days Sept 29th. We moved out the 25th of Aug and had a few things left behind because we couldn't get it all. I went back today Sept 6th to get the rest and he told his maint people to move our stuff into storage without telling us. I walked into the unit to collect my things and they were gone but the place was ready for a new tenant. After finding his personal number in the phone book we called him and he stated he told us he had some one to move in. I have every email between him and I and no where dose it state he had a new tenant. He started cussing at me in a very unprofessional manor and said well it looks like your going to pay Septembers rent. But I was able to cancel it before he cashed it since he moved our stuff without our knowing. Do not rent here the plumbing and ceiling fan policy is bs.
We will absolutely miss living here. The neighbors were awesome. And the community was so nice and quiet. We knew the rules and understood that if we were at fault in breaking or clogging, we had to fix it. parking in the wrong spot...he would let us know, giving us a chance to fix the problem. When there were issues that needed to be fixed, they were always on top of it. They also kept an eye on things,if they saw something that needed to be fix, they fixed it. They did not ignore it and wait for their tenants to call. .I would see Kurt driving around in the morning checking out the neighborhood, making sure everything was on the up and up. I wished all communities were this great. I will miss living here. I would recommend people to live here. I have not lived in a place like this community where i enjoyed it this much!!!thank you for accepting us in your community.
I just moved here; however, I've never lived in a place that is so well run. Kudos go to the manager here, who obviously takes a lot of pride in the property. Kurt, the manager, has kept in touch with me for the last several months promising me he would let me know when an opening became available. True to his word, he contacted me as soon as he found out about a 2BR that was coming open. I was thankful as I had lived in a rather large complex in Waco that is not run well at all. You can tell just by driving through that complex. Peeling paint, rotting wood, and unsafe conditions were common there but NOT at Royalton Village. I feel safe here and look forward to living here for a very long time.
