I've lived in Avalon Trace for three years. I've had good and bad experiences with the complex. I would say overall good, but the bad experiences (although few) are not minor so I had to drop my stars down to 3. Pros: -great price, -great location (I'm a student at A&T and my son is a student at Erwin Montessori, and both are less than a 5 minute drive from my apartment complex), -prompt, friendly, and reliable maintenance team (I LOVE Danny and Russ!! They usually respond to work orders within 24 hours and they know everybody on the property. I never see them slacking. They get the job done! I doubt I'll find another maintenance team as dedicated and reliable as them if I move), -quiet neighborhood (although it's a low-income community, there is very little crime in the complex and very little drama. My neighbors are either foreigners who do not speak much english, older students who are living off-campus, and senior citizens. I have a few younger neighbors who have small families, maybe 1 or 2. The worst that I've experienced consists of the younger people loitering outside their apartment in the late hours of the evening during summer months, but management put a stop to that), -abundant parking and no passes needed, -latest property manager seems to care about making improvements to the community (but it seems like her hands are tied by the property owners and she is unable to make all the changes she wants) Cons: -no curb appeal (the buildings look horrible when you drive up, but inside the apartments look very nice), -constant change in management (in the three years I've been here, we've had three property managers and countless assistant property managers), -no real incentive to be a long-standing resident (every year when it's time to renew my lease they try to jack up my rent by a ridiculous amount, e.g. $40-$50, and I have to fight the rate increase since I've never paid late, and I don't cause any problems), -BUGS (it's an old property and even though my neighbors and I keep very clean houses, we still see bugs. The apartment complex has a contract with a local pest control company who comes out every Monday, but they do not visit every apartment. You have to request a visit from the exterminators. I think they need to have the exterminators visit EVERY apartment once a week and spray for at least 2 months to eliminate the problem, not just give temporary fixes!), -children damaged my property ($2000 worth of damage to my car by my neighbor's children who used it as a drum set, and although I notified the property they did very little to help resolve the issue. In fact, I don't think they did anything that they told me they would do because I never received any of the notices they said they would send out to the residents whose children were involved and there does not seem to have been any repercussions for the incident.) So overall, there were a few issues here, but only a few. Unfortunately, the last two issues are not minor issues and had a large impact on my overall rating. I could have given this place 4 stars, but the bugs and the damage to my personal property by my neighbors caused the complex to lose another star.
Slatter is just ok. I read all the accolades about the founder Terry Slatter and the folks that have come in from the UK and I just expect them to come out to our community once in awhile! I am sure when the builder was putting together the houses and Slatter was trying to get the business to become the mgmt svc, they were here in Overland Park in Greensboro. It would be nice if someone came here (even once a month) to just check out the community for issues, as a few we have emailed them about some issues to no avail. One in particular is an eyesore to the community, a house at 6525 Overland Park, has weeds surrounding the back of their gate. This totally destroys an entire street's view (Altamont Ct.) and anyone taking a stroll through the neighborhood wonders why this one house is exempt from maintaining their lawn. These weeds then contaminate nearby homes and are a breeding grown for rodents, snakes, bugs and other undesirables (inc dumping). Since various homeowners have been given notices by Slatter to keep our garbage toters inside of a gate or closure, I know Slatter does have a stake in our community. It is just not large enough. I expected better when I read Mr. Slatter's background with the BBB and I am sure he wants his business to reflect those fine principles vs. having complaints out there circulating. I am presenting this anonymously and will be EXTREMELY happy to update this site with the steps that Slatter Mgmt takes to rectify this and other issues! Start by having your staff gather any communications from the home owner's that have been called or emailed into your office. I have faith this can be a positive outcome, the ball is in your court Mr. Slatter and Slatter Management Co.
If I have a problem, I make an appoinment to speak with someone in management in the office because being a senior in college this year, I know that I'm busy and I'm sure they are as well. The reason that students work in the office is for development beyond their academic training and learning how to address common issues with their peers. There is no need to involve management when I can explain your utility bill to you, as I pay the same bill. Also, Campus Habitat is the ONLY STUDENT HOUSING THAT USES the Greensboro Police Department as courtesy officers, who have worked with management to evict many of your peers for any activities against the terms of the lease, and inform the university as well, and the only student housing community in the area to spend MILLIONS of dollars so that the Campus Habitat residents would have great amenities, free furniture, and a sparkling clubhouse and pool. If you call the office, they will place you on the pest control list. If you did not call, that is not the fault of the office. I, and my parents feel that Campus Habitat is a great value, beautiful place to live near my school, and this year, I did not have to buy any furniture. I pay my rent on time, and have not had any problems. I think it is always a way to handle a situation and the staff at Campus Habitat is very helpful, when you handle situations in a professional and polite manner. I have renewed and brought 2 friends. I love Campus Habitat!
This apartment complex is one that I would personally not recommend. I've lived at South Pointe for eight months now and would have to say it's the worst place by far that I've lived in years, and trust me, I've lived in some rough areas. The maintenance is wonderful, absolutely marvelous, a bit slow sometimes, but no repeat calls for the same problems. The management staff is great, however their methods are rather brutish at times. The property is an older property, previously Meadow Run apartments, built in 1973, and remains as a whole, the same today as it was when it was built. There are some rough surrounding neighborhoods which leads to numerous crimes taking place on the property. Stolen cars are dropped off and later picked up by thieves, Apartments are broken into, Numerous drug transfers regularly occur. The apartment complex is in good shape, but the riff-raff remain a constant struggle for management. All in all, I would recommend it if you were either on section 8 or can tolerate the area.
The community I lived at was Lindley Park Manor Apts. Before I moved in i looked at several of their locations. Yes they are older, but are in great shape for their age. The staff was amazing! The 2 office guys were always very helpful and the Maintanence department were always quick. Emergencies were taken care of the same day I called in! Where else have you lived where that happens? I did read one if the reviews about the 5th day of the month falling in a weekend and they had to pay a late fee, well it's in the lease that if its not paid by the 5th the late fee is charged. I don't see why that was an issue? You had multiple days before then to pay. Anyways, the place was great, laundry was always clean! I would reccomend this company to anyone looking for a quite,safe and affordable place to call home!
The place itself, is wonderful. They are leasing a few of their SMALL condos. I applied because I did like the security of building. I own 2 houses but was still 3 points away from quilifying, they said. I offered to put up one if not both of my houses. Could not even get a reply. I also had a hard time getting my $100 application fee returned. Overall, the people you have to deal with are not worth the time you will spend trying to get in this complex. I even had one of their employees pulling for me. The only one of them that met me. I would not waste my time dealing with these people. If they are left in charge, they will ruin Centerpointes reputation. They already have with me.
At Georgetown Square Townhomes, we have been with Slatter Management for over 5 years. In that time, we have enjoyed great advice, service, and professionalism with Terry, Barbara, and their crew. Barbara has handled our account for about 2 years now, and she has been a wonderful manager for our property. If there is ever a problem or we are just seeking advice, I know I can contact Barbara and I will get a response quickly and professionally. I had a condo rented out through Marathon. I was very impressed with their service and professionalism. They visited the property quarterly to make sure everything was fine. This was a great bonus because as a landlord it is important to know the property is being well kept. Disbursements were always on time. The response via email from the staff was also always on time. After renting for a while, I decided to put the condo up for sale. Marathon represented me as a seller. I was very pleased with this aspect of their business as well. I wholeheartedly recommend Marathon for all of your real estate needs.
I cannot account for other reviews of this business, but am surprised to see the obvious low esteem held by the writers and sorry to hear that their experiences have been poor. To date my experience has been one of absolutely excellent customer service. The Regional Property Manager has the expertise and professionalism that would be exhibited by an "owner" of property that truly understands the needs and wants of the customer, property and community. It is with thanks that I feel the overall rating should be so high and I do not do so lightly (exaggeration is not my strong suit).
Our HOA has been managed by Slatter for almost a year. We have found them to be extremely helpful in dealing with everything from small issues to large. They have been our advocate and helped represent our concerns and needs. We are all happy that we made the switch to Slatter after being with another company that really did not seem to care about our issues or want to help. I would highly recommend Slatter Management, and I am very grateful to their employees for caring as much as they do and working so hard and quickly whenever they are asked to deal with something.
