Love the area management is wonderful things get done super quick Katie is on top of everything
This complex and its management does an excellent job at providing its tenants with everything they need to make us feel at home. I have lived here for many years and do not plan on leaving anytime soon.
As a current resident here, I'd like to address the handful of people posting here about, "the shortcomings of management and maintenance". However, just because I've had a good relationship with management during my stay here at Canyon Springs, (2 years now as of December 2017), doesn't mean that I have not become bereft toward the actual owners and proprietors of this complex. To begin the management team has always been on task even to the point of sending maintenance to perform simple tasks such as actually replacing burnt-out light bulbs, smoke detector batteries, and air filters; many other managers just hand these items to install ourselves putting the cost on the tenant (I personally experienced this issue at more than one rental) *ahem*cough*any place owned by JD Homes! That being said, the same ones complaining are digging the grave when their complaint includes the phrase "try being late on rent!" How about "try" paying rent when it's due as per your lease? Problem solved. As for the rule regarding unsupervised children under 14 years, yes there is a vast grass play area complete with space for volleyball etc., a basketball court, and at least 2 play areas complete with slides and things to climb on for the little ones. However, did I mention there is a swimming pool? It wont take long for an unsupervised child to find their last breath in a pool. Beyond the safety hazards, there are children running amok, disrespecting others and causing mayhem (including the 14 year olds) so it's a wonder that management hasn't required that all minors be supervised when in common areas.Winn Residential, are systematically increasing the cost of living each year. The latest is using RUBS to charge for waste disposal, and water. It is an arbitrary system that is unfair for those who use very little water, only to end up paying for the people who take 45min showers. Please research the RUBS system for multi family units before considering leasing or renting here.
Looking For Beautiful, Quiet, & Friendly? This is the place for you The Beechwood Community is everything you've been waiting for.
moved in while pregnant in 2006, loved my unit except for the leaking sealing and black mold. Put in multiple maintenance requests for repair, when my son was almost four months old they came in and cut the sealing out but covered it with plastic, we had all had some health issues, one day my bird died and shortly after my son passed away. It was ruled as SUDs and listed that the black mold could have been a contributing factor. Black mold can't be tested after death unless they bring a machine into the unit to test the unit. They released me from my lease and I moved out but I will never recover from the loss of my son and will always regret moving here.
They are horrible trash every were never get any one on the phone. Do not I mean do not move here. There there rental that they show you is nice, because nobody has ever lived there. You will always get the answer machine, they don't keep up the property. It takes them a while for maintenance to service your call.
The apartment is very small, the room is just big enough for my bed. The bathroom is the smallest I've seen, the walk-in closet is spacious. However it's a cozy place, each tenant gets a car port, and it's a gated community. That's why I'm going to move in, I know my tenants rights, so I'm moving in as an important tenant. Last but not least, is the move-in payment is very high, first, last, and deposit...
Can someone give me their contact number ...I really want to live there.. The one listed does not work.
I have been here for 1 month and the new manager is awesome! She is a zero tolerance manager, I have had no issue with any rodents or roaches. I have had 1 work order since I moved in and it was corrected the same day. All work orders are completed within 24 hours from receipt. I have not had an issue with any noise, break in's and etc. I have heard bad things about this property but have yet to see what anyone is talking about. The staff is extremely friendly and helpful and my the move in process was easy. If you want a place for a reasonable price, with friendly staff that offers a quiet living environment then you should come here! The only thing that needs some work is the property should be painted but when I talked to the manager she stated she is working on that. So before you base your move on the bad reviews I would stop by the office and you be the judge of it. I guarantee you will love the staff and apartment!
