Stay far away from this terrible company. You won't get good service. Your house won't be advertised very well. Craigslist or some other free website will be what you get unless you pay. Guardian told me it would cost me $200 for them to advertise my house on realtor.com. My new company advertised it there and other premium sites for free. Run by a mother/daughter team. Mother who is old will sweet talk you into signing a contract making everything sound wonderful and then you get to deal with her nasty 50+yo daughter who is a nightmare. You will not be notified of problems with the rent. You will know when your money doesn't show up in your bank account. They will accept partial payments, postdated checks for rent and will not be concerned about collecting your rent because they always get their management fee on the 1st of the month from your $300 operating fund that they will hold and replenish with future rent payments. You will also have to forfeit that $300 operating fund if you ever stop doing business with them. You also will not get any late rent payments fees. Guardian will have the tenant pay any late payment fees written directly to "Joyce Moody", so Joyce benefits personally from putting a late payer in your house. Also it's more expensive to fire them than to keep them according to their contract. I wasn't happy with most of the repair people that they sent to the house. And though they say they don't mark up vendors invoices, any repair over $500 and you'll be paying Guardian 10% to handle it for you at year end. You'll get your house back and find broken closet doors, one of which was detached and left leaning against the wall and you'll be told that's normal wear and tear and won't get any money to repair your house. I never received a inspection report while they handled my house. Even my tenant reached out to me asking for help because she said Guardian was a problem for her too. Stay away from this terrible company.
Dr. Arpana is very personable and painless. I had a severe toothache and they were able to fit me in right away and get me out of pain. Would recommend them in a heartbeat.
Just wanted anyone who was looking for a realtor in the Frederick, MD area that we DO NOT RECCOMEND Bach and Associates as a realtor office( More specifically Barb Swanhart). We resided in a rental home from 2013-Dec 2014 under their management and had nothing but headaches. Get everything in writing because any verbal agreement or discussions will be said to have never occurred.This home was in far better condition when we were tenants then before we occupied. We maintained it and the yard better then the owner. We are shocked that as a military family we were treated so horribly by this company. After 12 moves, 9 home purchases. This has of leery of every renting a home again.I hope if anything positive comes out of this that no one we know will be subject to such unprofessionalism as we encountered.
They 'manage' our HOA and I have found them to be unhelpful and unpleasant to deal with. They charged me late fees when my payments where never late. I recommend that if you are looking for a property management company you find someone else.
This company everyone needs to stay away. They are being reviewed by the BBB and they are giving a different story to them to make themselves look good. Also they have made be look bad in my community. The good news they are to leave our association since they are not a good company to deal with.
