My experience with Nelson Property Management has not been positive.
They were able to find me a tenant within two weeks .The deal they made with the tenant was that it would be an 18 month lease in which they would pay $100 less than asking in exchange the tenant would have my property professionally painted. In my agreement, Nelson stated that they would do a visual inspection of the unit monthly. At the end of the 18 months, I discovered that the tenant painted the unit themselves, getting paint on my new carpet, such that I had to have the unit painted myself at the recommendation of Nelson. They were also unable to provide me with any forwarding address information for the tenant. So I lost $2900 on that transaction, with the $1800 less in rent plus $1100 to have the unit painted. They were unable to provide me forwarding address for the tenant, so I was unable to use small claims court.
The next tenant made is through 8 months of a 12 month lease before they were unable to pay.
My final tenant began to illegally sublease the unit about 6 months into the lease. My neighbors complained about people coming all hours of the night, banging on doors, and smoking in my hallway. Upon a visual inspection of the unit, we discovered a large amount of trash, multiple holes in walls, dog feces in the carpet, drawers broken or stolen and 3 doors broken. This will be an estimated $3000 in repairs. Nelson was unable to provide me with forwarding address for tenant so I am unable to take the tenant to small claims court.
When I reached out to Nelson to see what they would be willing to do in regards to financial losses for the 3 tenants they found for me and managed, the simply said that is part of the rental business. They did offer to find me another tenant for no charge. I have found their ability to find quality tenants and to monitor the property is lacking, putting the owners of the property in financial risk.
