Alliance took over my home while I was still in my lease with my old landlord. They gave me 1/2 off my deposit. They also sent over the maintanence guys who installed a smoke detector in my basement and I had just mentioned how old and useless my old stove was and 2 weeks later I had a new one! With my old landlord, I mentioned a large tree that was dead and branches were falling off, but soon after Alliance took over, the tree fell, missing my car by inches, and Alliance literally had someone out within 45 minutes to cut up the tree so I could get in and out of my driveway.
Would leave 0 stars if possible. They are scammers and liars. They will not fix anything if it breaks. They will lose your rent and then try to blame you when you have proof they received it but they'll still try to charge you. Homes are overpriced and not cleaned before renting. STAY AWAY.
This company rented a house at 1309 Spring St filled with mold. Everyone in the house got sick. Rex wanted everyone to move out immediately. Had offered to move everything when he found out the board of health was coming to look at the house. Offered to let people move to new place and let all rent be forgotten because child had 3 hospital visits from illness from mold. Look up the case with Justin Stuckey he has a bad history of renting. He has 2 other companies with different names he has rentals with. Tenants were not moved out when they started to demolish mold filled cabinets from kitchen. Unbelieveable company to rent from and a slumlord
DO NOT rent with this property manager. I wouldnt even give 1 star if it wasn't required for the review. The office staff is unprofessional, rude, and incompetent. Our personal account rep cussed me out when explaining that we were leaving even though we paid on time every month and had no complaints or issues while we rented with them. They did not provide us with any routine maintenance during the entire 6 years we rented. It took 3 days to respond to a maintenance request for a leak which caused the ceiling to fall apart and damage the floor beneath and some of our own personal property; took 2 weeks to fix entirely. Upon leaving, they charged us to pay for the damages to the carpet despite their negligence to respond and fix it in a timely manner when reported.
RENTER BEWARE! Alliance property management is renting a house located at 514 e. Masterson ave. Whatever you do DO NOT RENT FRON THESE PEOPLE! We lived there for 3 years. We left that place exactly how it was when we started renting it. They are now charging us for things that are listed on our move in report on top of that we were told we would not be charged normal wear and tear but they charged us to clean the carpets and paint the walls. Here is the kicker! They are charging us 75 bucks for high grass because they got a weed violation from the code enforcement. We mowed on June 30th turned our keys in on July 1 they did not go to the house until 2 weeks after we left. I called code enforcement and they show no record of a weed violation for that address. This house should be condemned. The house is sinking into the foundation none of the cabinets close u can only put furniture in certain places or it will fall over because the floors are not level. There are holes in the floor from when we first moved in we reported. Oh they fixed those by slapping a piece of ply wood over them then laying the carpet back over the hole. This home is not safe. I tried to get board of health out there but since we were moving they said it has to be the next tenants to open a case. Just please beware of this property and company.
I rent from Alliance an we love this place. I got locked out my house an I had someone from there unlock my door. Thank you so much.... If you want to rent from anyplace I give Alliance 100% Great people an environment.

Worst place ever. Houses look nice until you are living there and things start falling apart. They really don't keep things in any type of reliable system so there are constant issues with amounts owed/paid. We had to leave our lease early due to the issues we had with both the company and the condition of the house. We had constant issues with plumbing, heat, and sustained plenty of water damage. The first day we moved in the ceiling in the kitchen broke apart into a 1'x1' hole because it was raining. They didn't fix the hole for 5months. Their maintenance department is a joke. They do shotty patchwork jobs on everything and constantly call their supervisor to ask them how to fix something or what they should tell us. They speak to each other in Spanish if they don't think you'll understand them (I can so I could understand them unfortunately for them). They would be very disrespectful and honestly I'm sure most of their maintenance department has barely any knowledge of the work. They also paint their "hardwood" floors and then stick you with a charge when the paint breaks off because they don't seal them. Just stay far FAR away from this place. Don't let them suck you in.
I used #1 Advantage Realty to sell my house, so here was my experience. The agent was a pleasant and did a good job pinpointing a list price and also did a fantastic job writing the listing. The photos were great and the description was perfect...but that's where the fun stops. When discussing the offer we received on the house, I asked for his professional estimate of my potential proceeds. He didn't include some very important costs of mine in the estimate and the actual proceeds at closing were thousands of dollars less than his estimate! Knowing this before closing would have given me the opportunity to negotiate differently with the buyers. He also guaranteed to me twice that I would be receiving a refund of their administrative fee, which I have still not seen to this day. Please be cautious when working with #1 Advantage as their professional advice could be very misleading.
