Cooper Properties has been treating people bad for years and word has got around; no one rents from them anymore.
Girls at office are always ready to make an extra dollar by charging you too much or coming up with a fee you don't owe them.
They thought nothing of wasting my time. They have a certain time limit before they will work with you . Told Shaun my move in date as and he made a point they'd have apartments to show me. When I drove all the way there, he wasn't there. And women there said I was weeks to early before they could show me any thing
So why did I have to drive there, I guess cause I've got gas and time to waste!
Jason is the best! He showed me an apartment that I love and I am now renting. He was so kind and patient and so positive! He made the decision so easy and I love the area so much! He went above and beyond for me. If you are looking to rent a cooper property-- ask for Jason. He is the light in such a dark world. He rocks!!!!!!
I got my deposit back today by mail which is $855.55 the problem is, they took $510.20 as a deduction for damage that doesn't even exist or minimal wear and tear legally allowed as a renter....
TOTAL SECURITY DEPOSIT ................................ $1,315.00
After seeing the amount of my refund I headed over to their office angry and frustrated.
After moving into an apartment with the stench of a "dead rat" and had to endure the smell left in the kitchen wall behind the stove after they removed it... being threatened by "Liz the property manager" because I wanted my deposit back to move-out but she wouldn't put it in writing... air condition shutting off every minute... termites they denied they had until I sent picture evidence and a certified letter stating how overwhelmed I was... bathroom sealing leaking when it rained... mold that is obvious by sent which cause my sons nose to be filled with big clustered bumps from allergies, and headaches my son and I endured I HAD ENOUGH...!
The rental people you speak to and see apartments with are great, satisfaction ends there though. They tell you maintenance takes care of everything, I was told to go to Home Depot when I inquire about changing the huge fluorescents in my kitchen drop ceiling. The lady Liz in the payment side of the rental office is the nastiest lady I have ever met, she speaks to you like trash and she is of some type of status. Very disappointed overall.
This is far the worst company to rent from. Once you hand them your deposit, say your good byes to it because you will never see it again. Caldwell is trying to STEAL my money but i am taking him to court. PEOPLE please listen. YOU ARE NOT ALLOWED TO BE CHARGED FOR NORMAL "WEAR & TEAR" I gave a 1500 deposit after two years it went up to 1625 due to the interest over the two years. I was only returned 911.00 the bogus itemized letter they sent me with the deductions was a joke, they attempted to find every reason to keep my deposit. All of it was "wear & tear" I am now fighting him in court because CALDWELL the owner is the biggest SCUM bag you will come across, so while you are here complementing Jason or any leasing agent, remember they are employees who make commission for every unit they rent. Its not your agent that gives you money back, its the OWNER and he is not a good person. When he called me to discuss my letter disputing the charges, he was mad because i wouldn't back down, told him about the videos and pictures i had taken prior to moving, because he didn't like what i was saying he called me a miserable person, meanwhile i have NEVER met this piece of work in the two years i had the unpleasure of living on his property. Again its great you are complimenting the agents, but i am curious to hear your reviews when you move out. I was only asking for $357.00 back and now i am not stopping until I get my full refund, court cost and attorney fees.. He may of done this to others who think they don't have rights you do!! if you decide to move here anyways. PLEASE!!! take pictures before and after you move. also, just so you have any idea, they are charging for 71 nails in my wall, people that is 35 frames, with two nails each frame, who does that?? I don't even have 35 frames to hang, lmao!! Oh but the first 12 are FREE lmao.. oh my god really dumb asses?? I hate this company like you have no idea and the fact that CALDWELL thinks he can call and speak to people the way he does because he wants to STEAL your money, is a Fat joke!!! I have noticied all my neighbors that i know the lease is coming up to warn them to protect themselves. I bet $100.00 to any of you here with positive reviews, that your mind will change when its time to move out!! best of luck to those who make the mistake of moving into any of the Cooper Properties
SO FAR, so good! We've read the reviews and did a fairly extensive "due diligence", and so far the service has been good. The apartment was ready on time, renovated nicely, and the staff at the main office ( particularly Jason ) was upbeat and helpful! A big "shout-out" to Mr. Sargeant on the maintenance staff, for loaning me his measuring tape and giving me sound advice on hanging the window coverings! BIG SALUTE TO MR. "SARGE"........ Stay tuned, two more testimonials coming in 45 days and 90 days!
Apartments are garbage and filthy, and in horrible neighborhoods. MOST importantly, the staff. They are THE most unprofessional group of people I have ever encountered, and ive lived in their apartments for three years. The girls are rude, forgetful, charge you fees for having someone come to you to fix the broken dryer ?!?! Do yourself a favor, pay a little more and NEVER rent with them !!!
DO NOT MOVE INTO ANY OF COOPER PROPERTIES. The owner Caldwell Cooper is an egotistical thief. You WILL NOT get your whole deposit back no matter how clean you leave the property. clean. The maintenance is horrible and the staff are as rude and egotistical as the owner Caldwell Cooper. YOU HAVE BEEN WARNED!!!!!!
DO NOT MOVE HERE!!! There is a huge bug problem throughout my apartment building that the management fails to address. This problem is not only in the building but on the outside as well. I had one of cooper properties trees FALL ON MY CAR due to termites and cooper came out to observe the situation. They told me they would fix my car then called me an hour later to go back on their word and said "its your problem and we are not fixing your car." I wish the best of luck to anyone who does not reap this warning.
I had an amazing experience working with cooper properties to find my new home. The staff was curtious and profesional. I love my new apartment which is walking distance to everything i need. I would refer my friends and family to Cooper Properties. :)
I just picked up the keys to my apartment and could not be more pleased. The girls in the office are very friendly and helpful. I am new to the area and i feel like they helped me to choose the right place for me. I got a great apartment in Victoria Park . I am very happy wiht my service from Cooper Properties.
Living huge rats inside apartment near Las Olas Boulevard. Landlord unreasonable regarding terminating the lease due to the rat problem. Unfair and unconsiderate, Exterminator could not keep rats away. Imposible to sleep or live in peace. Landlord will not even give me a Reference Letter to be used to find a new place to live!

Cooper Properties Landlord Gerard E. Cooper completely unreasonable. Won't allow me to get out of me lease because of the Rat Problem even the exterminator went more than 10 times and the HUGE Rats will not go away. Impossible to live in peace can not sleep with rats moving aroudn making noises. Disgusting living in Cooper Properties apartments is a Health Hazard.
