This is not a property management company... it is a joke and a scam. They don't actually "manage" your property. They take your money for finding a tenant, and take their percentage of your monthly rent, but never actually do any work. Move in inspections? Renter does it alone and turns it in... no joint move-in inspection with a representative from the business. Need some maintenance done? They refer the renter to the home owner to handle it. Again, no involvement from the business. Someone want to see your house? They give the prospective tenant the keys to go see it for themselves. If the house is occupied, they ask the current tenant to show the property. No representative from the business yet again. Call them? No reply. E-mail them? No reply. Text them? No reply. The only time they do get involved seems to be during the process of moving out. They wait until the tenant leaves, and then cut their security deposits with outlandishly large charges for normal wear and tear damages, or items noted on the move-in inspection that have not been fixed during your rental period. It is a total scam. Also, there is not an ounce of professionalism in any person that works in that office. STEER CLEAR OF THIS BUSINESS!!
ACE was contracted with us to replace the siding on our house in Wilmington, NC. They had done work for others in our neighborhood with good reviews. We gave Brian a deposit (foolishly) and never saw him again. No work was completed, no money refunded, just gone. Went to court, sued and won judgements against ACE for the original amount and damages. We have never seen a penny of this money. Pursued ACE through the legal system and find out that there are DOZENS of others in SE N.Carolina chasing Brian for money. Caveat Emptor!
Low integrity. Poor customer service. Have not replied to emails. Appear to be trying to scam their way out of the warranty.
I trust Mr Stein, We had a leaky roof and Mr Stein on short notice came out and repair the leak and only charge us the cost of the part. He is a honest contractor. I would only want to use him as our home improvement expert because he does a great job and take care of his customers.

We are a military family who hired mahogany property and have had issues with Fritz since the beginning. He would forget to deposit the rent into our account, mostly after the 15th. We normally keep $250 in a reserve fund for emergency and it was used and never replaced. We haven't recieved receipts for yard work we have paid for and it hasn't been maintained ever sense. We emailed him on his lack in management and he followed with an email terminating his own contract. We just wanted him to correct his mistake. Found a different company who's on top of things, they did an inspection and current tenants have poorly maintained the property inside. We've ask Fritz for the move-in/out, background check, dog info and have yet to get that information. Important papers when things get damaged in your home and need justification. Very inconsistent but not to collect his 10% every month.
Very professional atmosphere and all the staff members are very nice, polite and neat!!! It is very rare to find an establishment that stays consistent with good customer service. My family has been coming here for 4 months now and we have found this to be a well structured place. This company was one of the first stops when we moved to Fayetteville. IF YOU'RE WILLING TO TAKE THAT RISK THEN CALL THEM UP AND TAKE YOUR ROLL AT THE DICE.I had 5 jobs done at my house in March 2014. 1.New back french doors - water comes in the bottom, wood rotting and MOLDING and carpet getting wet and molding. REFUSES TO ACTUALLY REPAIR THE ISSUE THAT THEY CREATED. It was not like this, leaking and rotting before. 2.New entry put in wall - aesthetically displeasing - not getting repaired. Looks horrible and my children trip over it and fall almost daily. 3. New roof on house - Discovered they put shingle paper over a hole with no particle board first. - Came and fixed that. Let's just hope the rest of the roof that I can't see looks ok. 4. All New windows in the home. - No problems thus far.5. New front glass storm door - No issuesPaid them CASH $18,500+ without delay.... Now that I have issues, they're picking and choosing what they're willing to repair.YOU'VE BEEN WARNED!!!
