We had a family of 29 from Arkansas, Michigan, and Oklahoma. We stayed from Saturday to Saturday. We had a great time from fishing to kayaking to feeding the goats over on the island. Jim had tables and chairs in front of the cottages and we were able to eat outside on the beautiful days. Also had a fire going every night enjoying each others company. It was a nice relaxing place away from home. I would recommend this place for an enjoyable vacation. Roberta jackson

Wow where do I even start. This was the nicest man on earth on the phone really had me looking forward to staying there. Sandy beach with goats on the island out front. Feel free to paddle over in one of our boats , made it sound great. Watched the video , it too looked great. Well what you get is a very cramped junked up small campground and videos can be deceiving. Lets not forget the local resident who wants to borrow money 10 minutes after starting a conversation with you or asking for a ride. There is no such thing as going and sitting outside and enjoying yourself without everyone staring at you like a scene out of some creeper movie. Once there you begin to here all of the local tales about how these people to business. Needless to say we knew there was not going to be any chance of getting any of our money back it was just a decision we had to make to call it a lesson learned and pack up and leave. Now along with all of the bad there were a few good people there also. However the bad experiences far out weighed the good.

This place was horrible the "newly" renovated boat house we booked was awful the flooring was peeling up and there was a dinky 3 rung ladder off the dock you had to climb down to get into the house. And on top of that it was infested with cockroaches. We contacted the owner he came down and offered to move us to a 2 bedroom cottage so we went to look at it and as soon as we turned the lights on cockroaches scattered everywhere it was disgusting. We even opened the refrigerator just to see what it looked like inside and it was also infested with roaches. We decided to leave and find another place to stay. Their boats are old and unreliable. They charge you for fuel used but so not tell you that until after you've used the boat. We ran out of gas due to gas gauge not working they tried to charge us 150 service fee stating we intentionally ran out of gas. These people are extremely rude. I am warning you stay away from here!

Great family friendly place to stay! Jim booked us on short notice into a very beautiful updated cottage with a fully operational kitchen, super fun location, and tons of family-friendly activities. We stayed one night in a 2-bedroom cottage where we had access to kayaks, paddle boards, a paddleboat, trampoline, water slide, toys for the kids, and even a small beach and food to feed the goats on the island directly across from the marina. Boat rentals are available on site and I am sure there is even more we did not have time to explore. This is not a resort in the sense that you are catered to and treated with 5 star service like the Hyatt, instead it is like staying at a friend's house who already has everything you need and knows you by name, a much more fun way to stay. We couldn't have had a better time and will be back to visit soon!

My husband and I have stayed here numerous years and gave never had any issues with being satisfied with everyone there. Noone was ever rude to us. Always had a great time.

1050$ trip turned into 1205$ with hidden fees. 2 hour late check in. 300$ boat rental and the boat had no rod holders and no fish finder. Water appeared to be pumped from the lake. Water was not hot and the shower was only a dribble. Heard people taking went out and the cleaning service was in our laundry room doing laundry. The lady come to show the house to somebody and we were in the middle of eating. No phone call just showed up. The house they had us looking at on line wasn't the house we got at all. Talked to people around there and they didn't have good stuff to say about the newer buyer. They only gave us 20$ back as a refund. Fishing in the yard and seen 2 fat copperhead snakes within 20 minutes of each other. Said house slept 9 and got there and it had 3 queen beds. Grown men on a fishing trip do not want to sleep together. Tried to get help from the staff without much luck. 20$ is what they gave us back. Don't go here for a good time u will be disappointed and unsatisfied:(

My husband and I called a month in advance to rent a waterfront cabin here for 5 days and nights. I was told I needed to put down $125.00 deposit which I did and told I could pay the rest when I arrived. Then after giving my credit card info for the deposit they took out $225.00 for the deposit which was not what we agreed upon but that didn't bother me too much but then 10 days before we were to arrive they took out the remaining balance from my account with no notification about it whatsoever. Then the day we arrived the camper air conditioner wasn't working at all. After already unpacking all our stuff. We called the owner to inform him the air wasn't working I specifically asked about air condition before I arrived because my husband has asthma and upper respiratory problems they confirmed there was AC in the unit. Anyway the owner said he was busy talking to some people and would come by after. So after waiting outside in the heat which was 90+ degrees outside he came by and said the vents in the RV were open and that would cause it not to work implying that we had opened them we hadn't touched anything at all so he said it was probably froze up and he moved us to a cabin so we had to pack up our stuff again and move it to the cabin which was very nice we stayed there the first 2 days then were informed the camper AC was fixed and said to move back over there so we packed up again and went back to the RV the first day and night was fine it was very cool the AC was coming on and going off just like it should then the next day it quit again so we informed the owner who said it was probably froze up again and told us to cut it off. Then he said he could move us to another camper but then one of the staff brought us a portable AC unit to use and it only cooled the living room but the rest of the RV was hot. It was too hot to sleep in the bed so my husband slept on the couch and me in the recliner. The next day we both decided that they probably weren't gonna get the AC fixed and we didn't feel like putting up with the heat or having to move yet again to another unit. So we decided to cut our losses and go home a day early we didn't tell anyone or try to get a refund cause after reading the bad reviews about this place I didn't think they would give us a refund for the day lost. I had such high hopes for this place I really wanted to spend all 5 days and nights in this RV cause I loved it but we are so disappointed with everything. I thought I had found our getaway spot but I was so wrong I won't ever visit here again or recommend to my friends.

I was highly disappointed when dealing with the owner and the other workers over the phone. I had heard some great things about this place and was thinking about lodging there for the 4th of July. But since they were all booked up, we decided we would rent a boat. The prices were not bad at all so I was really happy about that. But then it all kind of turned downhill at that point. We found out a storm would possibly be coming up the coast and were worried that we might not be able to enjoy the boat like we had originally hoped so I called to check on the cancellation policy just in case. I spoke with the owner and was blown away with how rude he was. He told me that if I had no intention on going on the boat then he would have rather me never had rented it at all. I clearly had intentions, but I don't want to go on the boat if there is a storm coming. I know people can't predict the weather, but the fact that he would tell me that when I was just inquiring about the cancellation policy blew me away. He kept telling me how they do 90% of the business on the lake and that I wouldn't find anything better and that he really wished I would have never rented it. So at that point I decided I was cancelling either way because of the way I was treated. He couldn't cancel my reservation and said I would need to call back in because the lady I needed to speak to would be in the next day. I called the next day and explained that I wanted to cancel and the lady was so rude. She just said "ok it's cancelled" and after I asked when I would see the refund on my card, she said that they were charging me 5% in a very rude way. I was never told this by the owner the day before and when I explained that to her, she simply said "the storm isn't even coming close to us, we are charging your card 5%". I then explained to her that the weather had little to do with my cancellation at that point and that the customer service I received was terrible. Her response was "ok". I had high hopes for this place, but after being talked to like I was two years old and the fact that they didn't accept any sort of constructive criticism towards their service and weren't willing to offer an apology turned me away big time. Hopefully everyone else's experience turns out better.

Great family trip

It was my families first year without our mom......I had a great time. The McConico family had a great time noone wanted to leave the kids or adults. Can't wait to come back for my 30th Birthday. In need of a vacation with my favorite people my family. We are all in need of relaxation. LOOKING FORWARD TO JOINING YOU ALL AGAIN

I found this place on VRBO.com at the last minute for Memorial Day weekend 2014 and my husband and I loved it. Very relaxing and the owners were very accommodating! Loved the use of the kayaks and waking up to the beautiful sun rises over Lake Marion! We will be back!

VERY DISAPPOINTED! We called to inquire about 2 of the newly renovated cabins for a family weekend. We were asked to give a credit card to "hold" our reservations. My family went down 3 days later to view the property and paid in full by check. One week later our credit card was charged anyway, full amount. When I called the FIRST time after finding this, I was told it would be reversed. When I called the SECOND time, one week later, I was told "don't know what happened, we will take care of it right away." One week later, 1/2 of the charges were reversed. Over a month after the charges, I called a THIRD time, and informed them that I had to file the remaining discrepancy with our CC company. Despite all of this, we went on the trip since it had been paid in full. The cabins were lovely, but it stops there. On arrival, they tried to have me sign the credit card charges! I again told them I was still waiting for my refund because we had paid in full by check, and they acted as if it was no big deal.

TO ADD TO THIS, after leaving that weekend, 3 days later, my credit card was charged AGAIN for some unknown fees. (again, everything had been paid in full). We called to inquire about this but were told "Ill have to look into it." After looking at the other reviews dating back to 2009, I am sorry I didn't find this site beforehand. There are definitely issues with management and being told one thing but receiving another.

It's a shame, too, because the place could be a great family spot for repeat business, if they would be honest and respectful with their customers.

Fives stars for stress free fun. We stayed in the Avion RV. It's on the Cypress side of the property which is shaded and quiet. Perfect for me the wife and our little dog. They have the beach side RVs that I would recommend for younger couples with children as they will have lots of playmates there.

There is lots to do in the day with kayaks canoes and row boats available on the beach. The small boats are free to use and included in your stay. You can paddle across to a nearby island. A family of goats live there and frequently come out onto the beach to greet visitors. They are fun to look at.

There are power boats available to rent from the marina. My wife and I rented a pontoon boat for one day. The 'Sea Nymph' is not a fast boat but it has lots of seating and chugs right along to get you where you want to go. We toured the shoreline along the lake. We fished a little and then went to a nearby marina for lunch.

The resort is family owned and operated. The staff is very helpful at the facility and has lots of knowledge of the lake and the local area.

If you are looking for a low key and casual get away this is a place to see.

We stayed at the Marina for 2 months starting in February of 2013. Our cabin was AMAZING, the resort itself was well maintained (we were even in the off season), there was PLENTY for us and our kids to do everyday not only at the Resort but at the surrounding areas, we LOVED "Goat Island" and even had a little baby while we were there, the sunsets/setting were gorgeous and probably the most important thing to my family was the staff. Jim and his sons are SO nice, helpful, easy to talk to, reasonable and all around great guys. I would HIGHLY recommend staying here because it is worth it, we made life long memories in the months we were there :)

BEWARE!!

This place is NOT by ANY means a Resort! It is a DUMP!

The cottages are ok. Fairly clean & updated. The good stops there.

There is absolutley NOTHING to do here. Also, nothing in the surrounding area to do. Even if you fish, dont plan on catching too much here...The "beach" area is crap. Sand mixed with weeds. The "swim" area is full of snails & trash. All of the free boats are junky...As are the boats that you have to pay to use.

All life jackets are thrown all over the ground & NONE look like they've been purchased in the past ten years.

The grounds are covered in trash & uncut grass & weeds. The "goat island" is simply a little island that they have trapped some poor goats on.

We rented a pontoon (I use pontoon very loosely) boat for 1/2 a day & paid $150.00. It had no gas gauge; no speedometer (not that it needed one because it only topped at around 15-20 mph). The gas tank was just laying on the back of the boat. The guy that filled it up with gas spilled gas all over the boat. Also the fumes the boat gave off were so bad, we all felt sick the rest of the day.

Blake Dunn is a pompous a$$. He will communicate all day with you when you are inquiring about the place & booking your reservations. Once you show up, he is nowhere in sight. His poor dad seems to do all of the work.

DO NOT WASTE YOUR MONEY & TIME!

We paid $1200.00 to stay a week. We couldve gone to a real resort for that! Needless to say, we left early.

We have 20 rental boats, and they range from $75-$500/day. These people rented a $150 boat which is not the newest in our fleet. Since 2010 when this customer stayed with us we have continued to improve and update even our less expensive boats. Pontoon boats are designed by the manufacturers to operate at 15-25mph. This customer chose to rent a pontoon, and he reported it ran 15-20mph. We provide pricing for everyone to afford. The cottage was brand new when this customer visited, and remains in great condition today. Probably why we have dozens of return customers every year. We have a very clean and well maintained swimming beach, many new or newer FREE electric powered boats, canoes, kayaks, and paddleboats. My response to the lack of fish to catch?...6 state records, and thousands of happy fisherman from around the country return to fish this lake regularly. We pride ourselves on our family friendly atmosphere. We are a small family owned and operated resort, campground, and marina with vacation packages for couples, families, and groups. I challenge this reviewer to find a cleaner, better maintained, and prettier site on 450 miles of shoreline offering affordable vacation packages.(there are 40 other campground/resorts). The reviewer reported me as a pompous a$$. I would better describe myslef as prideful yet humble when it comes to providing the best waterfront vacation experience possible. Of the thousands of people we served the last seven years at this location I can count maybe 1/2% had a bad experience. I/We can't please everyone, but I will continue to try my best.

Be Careful!

We had a bad experience with these guys. We sent a large deposit for a weekly rental, They failed to inform us prior to our trip of their boat mooring requirements on the lake. When we couldn't accomodate them, they refused to let us take the boat and also refused a return of deposit ($425). Poorest business experience I've ever had.

I can understand Jason's frustration over the $425. However, this is what really happened...I booked a one week pontoon boat rental for this reviewer (jwssutton) on March 9, 2009. We rarely allow overnight rentals, and I made an exception for Jason based on our agreement and clear understanding that the boat would be used and stored in a safe location while in his possession. Jason arrived for his rental boat, and informed us that he intended to anchor the boat on the main lake in front of his rental home. This was not what we agreed when he booked it (he now wanted to keep boat in unprotected water). I informed him that he could keep the boat overnight, but he would need to make arrangements to keep it in a safe ptotected harbor. There are no experienced boaters keeping boats docked or anchored overnight on this 100,000+ acre lake unless they are in a protected slip or on a boat lift. I recommended a marina just a few blocks from his rental home which offered safe and protected slips. Jason left and called me later the NEXT day to inform me that he found a safe boat slip to keep the boat overnight. However, he decided to change his mind and all of a sudden wanted the boat for 4 days instead of the weekly rental we had reserved for him. We cannot afford for renters to change their mind at the last minute since I had the boat reserved for him all week. I had been turning down other rental prospects since I was holding the boat for Jason. It was part way through the second day of Jason's rental when he called to change his schedule to 4 days instead of 7. The boat had been wating for him at our dock for almost two days. I told him we would not be able to refund the other portion of his money since the boat had been waiting at the dock for him for the last two days, and it was still his boat for the rest of the week. Jason actually told me that they decided to tour Charleston and other areas, and that is why they didn't need the boat for the entire week. That would have been fine as long as I could re-rent it. We lost several days of rental income because of Jason's decision to not be truthful upfront about his rental house location, and his sudden change in schedule. We did not refund the $425 since this amount did not even cover our "loss-of-use". We had been turning down customers for his scheduled dates since his booking was made the month before. We try very hard to accommodate customers. Jason was not truthful upfront on the phone and also changed his plans after arrival, and expected us to lose money. We would have worked with Jason regarding a partial refund if he had just given us common courtesy notice regarding his change in plans or preferred boat storage location. He instead kept the boat storage location a secret knowing it wasn't pre-approved, and was maybe thinking we would just let him do it once he showed up. I also told him he could use the boat for a couple days since he had already paid a partial amount of $425. He decided to not use the boat at all, and make a claim with his credit card company to attempt getting back the $425 deposit...HIS own card company's ruling was for us to keep the $425 due to the factual reasons stated above.
