I went yesterday ( 1/31/13) to view one of Rick Soles properties. I stopped by his office on broad street in durham, nc like i was told to do (1/30/13) when I enquired about one of his properties. When I arrived at this home there was dirt every where, dead bugs in the kitched, and bad leak in the bathroom as well as dirt everywhere in there as well . I opened the hallway closed and the closed from waist down was filled with mold . There were particles of clothing, toys, jewlery that had been left from the previous owner. The house was a MESS!
How do you expect someone to find any interest in your properties if they come and it looks like a tornado as ran threw it. This showed no signs of professionalism .
I would NEVER EVER EVER even waste my time with this company!
I was forced to give this business a rating if it was up to me they'd have a negative 5
This company is very unprofessional and disrespectful. I called the company to ask a few question, the lady I spoke with was very rude and ignorant. I do not recommend this rental company to anyone. If I cant ask a few simple questions and get a few simple answers, I sure wouldn't won't to rent a property from them. I don't see how they get ant business with people like that running the company.

Terribly nasty and rude realtors. When they don't get their way they will lie on you in court and bring on false charges. Do not ever owe them any money or they will accuse you of theft and you will be taken to court. The blond haired secretary is pure evil that work together and ready to start drama in the court room. If you deal with them, be ready to hire an attorney.

I rented a property from Rick for 2 years and then when I moved out he tried to charge me for normal wear and tear on the property. Excuse me but a family with 2 children is not going to leave carpets in excellent condition after living in a home for 2 years. I was moved out by the first of the month and I was also charged rent for the month (pro-rated of course) and a late fee for not having the rent that I did not owe paid on time. This slumlord made sure that the damages he assessed on the property were more than the deposit he owed me. I was a great tenant, I paid my rent on time every month and he was very ungrateful. I spoke with him on the phone several times while living in the home and was disrespected every time, he is rude and condescending. A real jerk that cares about nothing but money.

Two thumbs up! I've rented from Mr, Soles for 3 1/2 years. He is a no nonsense kind of guy (which means pay your rent on time and you'll have no problem w/ him). He is very fair. I love my place. The rent is down right cheap for where I live. Any mainanance issues I've had I just called his office and they were addressed proptly, usually the same day. I've been reading some of these reviews and had to laugh. I bet some of these reviews were written by people that weren't paying thier rent. And some are from neighbors of his tenants. If you have a problem w/ the person living there you should address w/ that person. Not call their landlord. lol

Attitude and business practices are a joke. I had to plead with them to talk to me about a home that i knew that would come available in the next two week. Had to contact the owner directly to convince them to talk to me. after several phone calls expressing a wish to rent to home I was in their office at 755 Monday morning to get a key to look at the house. I submitted an application and paid my money for the application fee. Following all the right processes. I was the first to pick up a key to look at the home. Within an two hours they called me so say that the house had been rented. Good business practices would have given the first in line for the property a courtesy call , a heads up, a questions as to how ready are you to rent this property. Even since I had been calling for 2 weeks.. 2 WEEKS! Kind of shows intent. I wouldn't promote anyone do business with group of unscrupulous jokes. They have ruined my Christmas. Thanks people!!!
THAT HE IS RACIST, AROGANT, AND HAS THE WORST ATTITUDE TOWARDS PEOPLE. BECAUSE YOU ARE ON SECTION 8 OR WHATEVER DOES NOT GIVE HIM ANY REASON TO FEEL HE CAN TAKE ADVANTAGE OF PEOPLE. I THINK ITS SAD THAT SO MANY PEOPLE ARE AWARE OF THIS MAN YET FEAR TO SAY OR DO ANYTHING. I WILL NOT BACK DOWN NOR ALLOW HIM TO TAKE ADVANTAGE OF ME. THERE IS A NC statues for Landlord maintance, chapter 42-42(a) part 4,6,8.

This guy, Rick Sole is a Joke and needs to be condemned for his attitude. I have rented from him for 5 months, paid my rent on time if not early. When I called him today concerning an on going trash issue...he told me that....... 'I am nothing but a yankee piece of trash and should have never rented to me'......wh.......at does that mean???? considering I have paid my rent each and every month on time, never had any parties or loud noices....I am 53yrs old...so who the hell does this idiot think he is......A Moron is what this idiot is.....trust me, the other posts are extrememly true.....

This property manager has refused or neglected to follow the NC statues for the Landord's Maintenace and repair duties for several properties including the property immediately adjoining mine. The tenants have requested repair of the heating for the house for over two weeks which violates the following:
Chapter 42-42(a) (2) repairs to keep premises in fit and habitable condition;
Chapter 42-42(a) (4)Maintain ... repair and keep in good working order all electrical, plumbing ...heating... in emergency situations;
Part four: Duties of the landlord cannot be waived Satutue 42-42-(b)
Part six: Duties to repair that do not depend upon writtne notice from the tenant
Part eight: Duty to comply with applicable Local Building and housing codes.

I am currently in the market to rent a house for my family and I was browsing the rental properties in Durham. I happened to come across your review and decided to stop in my tracks. Sorry you had to go through so much. Hope things get better.

This property management is the worst ever. He never maintains his properties unless pushed to do so. My family and I have spent the past 14 days in grueling heat. We have talked to rick Soles and the receptionist on numerous occasions about fixing the Air conditioning and this is his response ""your not the only tenants with air problems wait your turn"". He has coxed maintenance workers to lie too. When they finally arrived they said they came by but didn't ring the door bell. That's not the worst part of Rick Soles management. He has managed to STEAL MONEY from us also. He cheated my family out of $1800.00. And when he was confronted with the truth he lied and said he found some of the money in the office. My family and I pay $995.00 per month for rent and we deserve professional service in a timely manner. You would think he would have more integrity than that.
