I recently just left this place and the list goes on of what they can't do for you. When I first move here I had a pest problem but after so many attempts of them spraying the roaches got worse and worse, everything was fall apart and they never answer the phone. My best friend move in October of last year she has had floods since and even mold build up then after telling her that mold was ok to live in she decided to move on else where Please Please Please don't let these rates fool you I was paying 200 dollars more and the only reason why they are so cheap is because they are loosing tenants. Pot holes everywhere poor maintenance broken mail box for months You will not be happy here!

If I could, I wouldn't give this place any stars. This is honestly the worst place to live. When we first moved in it was freezing and the heat/ac didn't work. It took them until April to even come and fix it. Everything was supposed to be refurbished but nothing worked, so we paid extra for nothing! When we told the office about it they told us they never scheduled it. The knob on our stove is broken so we can't use it, they still haven't given us a new one. And all the marks from the person who lived here last were just painted over! On memorial day the upstairs neighbors had problems with their pipes, so every time they turned on their water, it would all go into my apartment. Seeing how it was a holiday, it's understandable to be closed. The next day we went because it made our light fall to the floor in the kitchen. It took them hours to come fix the problem. They took out the padding in our floor, then never game back to fix it until last week after saying they would be back in a week! Then all the water caused mold in the master bedroom and bathroom, the walls are cracked in certain places, and we now have holes in the floor. Then our sink broke and all the water went into the dish washer, then all over the floor. After telling them about all these problems, they told us that it wasn't a priority to fix. We had to go back eight times before they even came to fix anything! Then all they did was "fix" the sink. They did nothing about the mold or cracks. Now our sink is leaking rust. The staff is awful and the maintenance men are very rude! The bald white guy was swearing right in front of my boyfriends niece who is three years old! Never ever in a million years would I recommend this place! Don't waste your money on this place. I promise you will regret it.

Honestly the worst place I have ever lived in my entire life and I have lived in a tent in Yemen before. First they gave me the wrong apartment when I moved in I asked for a 2 bedroom and they gave me a 1 bedroom. Then we went to 3 apartments before they found a vacant unit. we even walked in on somebody in their home. SO UNPROFESSIONAL! so we got past that and a month later my A/C unit flooded my apartment it took two weeks for them to come out and get the water up and take out the padding. My apartment flooded continuously for the next 3 weeks and nobody thought that was an issue until I finally lost my cool and cussed out the retarded front desk manager. So they came and fixed my A/C and took out the padding to replace. 3 MONTHS LATER THEY FINALLY REPLACED IT. I tried to just say ya know ok what ever thats fine but then my apartment got broken into 4 days before christmas which is not their fault that i was robbed but it was so terrible I called and called and called the security people the front office and nothing it took 3 hours to get my window boarded up because the maintenance man said ...he was already home and couldn't come. So I went into the office and tried to get out of my lease based on the black mold that is growing in my apartment the lack of customer service and the danger I felt from the break in. but they had no record of me calling about my floors they had no record of anything being wrong with my apartment. Their excuse was that they were under new management and that the old employees must of not wrote it down. you are kidding me right? thats your answer for me not being able to get out of my lease oh they didn't write it down. you are effing kidding me. so i said fine I'll stay my last two months. but seriously this is the worst place to ever live in duluth the bridge under steve reynolds blvd might be better suited for anybody compared to this place. AND THE ROACHES!!!! Thank god my boyfriend does pest control or I would be over run

Do not move in here. They will be as nice as Mother Theresa to get you to sign that lease. They will tell you anything you want to here and they’ll make promises that they won’t keep. I had a loft apartment that I paid $630 a month for and I loved the setup I had. That was pretty much the only good thing about the place. Once I moved in I realized the AC didn’t work that well, and the wall that faced the sun all day was covered in windows. And they don’t come with ceiling fans so I had to go out and buy my own to try and cool the place down. The bathroom eventually had some leaking issues. A few of the light switches and outlets didn’t work…so after a few requests the halfwit maintenance guy finally came out and only made things worse. He fixed the ones that were out, but then some of the others stopped working, so I had to fix them myself. He knew nothing about electronics. Who hired this guy? And who hired the person that hired him? My front door didn’t have a weather seal so no wonder my AC didn’t stay in the apartment…it was going out the front door like I should have when I looked at the place. The maintenance guy said he would come back to fix the weather seal, but he never did. He hardly spoke any english so you couldn’t explain anything to him. I lived there for a year and a half and every time I went into the office there was someone new working there, and they all had bad attitudes and weren’t helpful at all. They’d either refer you to someone else or tell you to come back and talk to the manager. And the manager hardly ever seemed to be in. Everyone who works there is very rude and they can kiss it. Ulma was the only nice one, but she soon left like everyone else that works there. And it's almost impossible to get someone on the phone. The complex looks nice at first glance, but once you’re in you realize more and more how much of a dump the place is. The pools are very poorly kept, and the trash dumps are even worse. There is trash scattered all around the dump. And the laundromat is absolutely disgusting and incredibly expensive to wash clothes there. And the apartment below me was broken into. The front window had been smashed and all the broken glass stayed there for two weeks. I’m not sure the place is safe at all. Save your money and your time and go anywhere else in Gwinnett County. These people will lure you in with fake attitudes and false promises and then once you’re in your own your own. THEY DO NOT CARE ABOUT YOU AT ALL! I loved the setup of my apartment and I loved the location, but that was it. It’s not worth it. The office may look really nice, but the rest of the place is about to collapse. DO NOT MOVE IN HERE!!!

they say they never get them, so I always ask

for copies which they've always giving me

the last 4 months except for now they don't

give them the manager said that if she gives

them to me shell have to give them to

everyone

This is such BS I've never had a problem

with getting a copy of a money order except

for here!!



hope you don't have a problem in your

toilet because it takes them 3 weeks to even

about there job and then it's all done half

This place is completely repulsive!

I have lived here for 8 months and have had more issues than should be allowed. I found this place in a hurry since I had just moved here and needed somewhere to live. My rent is $560 for a 1 bedroom, which is a very great price and i love the location. The layout of my apt is gorgeous because I have a very updated kitchen, and large walk-in bathroom that has storage shelves. I love it!



However, the customer service here is by far, the worst that I have EVER SEEN! I live on the backside, where there is a mini swamp in the back of my apartment. I also live on the bottom terrace and have had so many bug issues. There are spiders, water bugs, centipedes, gnats, mosquitos..the list never ends!

The complex is physically appealing when you visit because the landscaping is pretty and all. However, these looks are extremely deceiving!

- when I 1st moved in, there were spiders & webs PAINTED over inside the corners of the closets- yes! seriously??!

- my peephole doesn't work, meaning i can't see for some reason when someone is at my door..

-there are millions of spider webs, spiders and other insects on the stairs leading to my apt, on the walls outside of my apt, etc..since I have been here, maintenance has only hosed the place down with water ONE time to remove these bugs..its a mess!

-i waited 6 months for maintenance to put screens into my windows because I couldn't open my window to let in any air without the screens due to all the bugs. Recently, they put in screens in my bedroom but I still can't open my living room windows.

-The heat & AC wasn't going into my bedroom when I turned it on, maintenance came, put a hole in my ceiling with the attempt to fix it, 1 month later came and patched up the hole...and i STILL don't have any air or heat inside my bedroom!

- one night the carbon monoxide alarm went off, my friends and I ran outside in a panic, called the fire dept who came out in minutes & told us that everything was ok but to have our maint change the batteries.. I called that night...they came to check it out THREE WEEKS LATER!! The friggin guy didn't even understand english or speak it! He was of no help to me!

-the apt has a large amount of mildew on the window sills since we can't open to windows to get in any fresh air. Once again, we are right behind a swamp so it is constantly moist and damp within our home. We have to literally run inside the door of the apt each night to avoid allowing time for other bugs to also enter our apt because they are constantly flying around the door

-there is constantly random people walking behind my apartment..not sure why but it doesn't seem to safe to me. I barely open my patio door even the blinds since I don't want ppl to be able to see inside my place.

- There are way too many stray animals around here! They tend to sit right in our section for some reason and I am pretty sure they are bringing fleas and other horrible diseases into our homes :(



The only positives is this place has a gym. Its pretty reasonable. Its not 24 hrs as mgmnt said it would be but it works for the most part. There are many broken pieces of equipment that take months to fix and sometimes its crowded because ppl bring their kids and allow them to play on the equipment. stupid!

The pool always looks so filthy. I have never used it. I go somewhere else to swim. This is a highly hispanic population...hard to communicate if you don't speak Spanish...

Overall, the rent is cheap. thats about it! I am definitely NOT renewing my lease and i wouldn't recommend this place to anyone!

You can find someplace better where the office staff actually enforce the work orders, and pretend to care about their renters..

I've been living at Landmark at Bella Vista since November. When I went to sign the lease, everyone seemed so friendly. However, they never changed my carpet, they ignore me when I request maintenance, and THERE ARE SOOOO MANY ROACHES!!!! I've had to throw away many of my Sega Genesis games because roaches were living inside.They also live in my dishwasher and all under my fridge. They have invaded my bathroom. I keep my place very clean yet they don't go away. I am currently 4 months pregnant, and being forced to cancel my lease early because the bugs are making me so sick. During my time at Bella Vista I have sent 2 letters to corporate, and never received a reply, same goes for the office management. Ulma is the only person in the office who has ever truly helped me. The office managers Crystal and Diane, are always in there office on facebook or out smoking cigarettes. I assume this is why I have to call 6 times before anyone picks up the phone. I've been requesting maintenance for over a month to come change the batteries in my smoke detector and unclog the drain in my tub ( it floods my bathroom), yet no one has come and I have called almost every day. In April, I returned from out of town to find my back screen door ripped off the and my sliding door lock broken. It took almost a month before anyone came to fix it, and by fix it, I mean set the door up against the wall and just make my back door able to lock. I was told they would return to finish the job, yet it never happened.



I moved in here out of desperation, as all of my first choices were out of one bedrooms.I would never suggest anyone to move in here. It's disgusting, a waste of my $600 a month, and has been nothing but a miserable experience.
