DO NOT RENT FROM THIS COMPANY....HAVENBROOKHOMES....THE TERROR OF MY LIFE...I have rented from this company for 18 months this company is very unprofessional, missing payments of rent when I have receipts that I paid each month maintenance issues that never got fix for 8 months when they came out to look at the dishwasher an the refrigerator, it needed to be replace never got it replaced now I'm in court with 16 other family 's getting evicted from this company. this company is buying out other company's an property owners just to make low income family homeless...Minneapolis,MN 7/24/16

The f ing worst don't ever ever ever rent from these ppl...I have been living in this home 7 months. They don't return phone calls, they don't do repairs. My heating system has been broke and running my electric bill up to 400$ and I have not gotten one soul to come repair this thing yet. I have been locked out of my account to pay my rent after they were experience tech issues, and then was told I haven't paid my rent in two months. I am so beyond pissed with this place. I am so ready to move out.

Disregard my one star,this company gets no stars. They never return calls, don't repair things, or if they do, it could take at least 6 months to get a new heating and air unit. I have been locked out of my online account after making a rent payment, and then was sent an eviction notice saying that I didn't pay rent for three months. There I was trying to reach my 50th property manager-seems like I have a new one every other month.



I couldn't reach my property manager by phone or email. I'm starting to get worried, and then, guess what? I calmed down and just made many calls and realized that I had all my confirmation numbers showing I made my payments. I decided to go down to the courthouse and file my paper work. I keep all my paperwork dealing with this company in a folder. There are far too many people rotating through this company, and if you want a call back you'll have to contact the BBB to get a call back. They'll be on the phone trying to talk to you. Now, the BBB can't resolve any issues, but it can get you a phone call...believe me...I've called several times because this company sucks so bad.



Since other reviewers are calling out the fabulous job certain people have given....well, I want to shout out my new property manager, Marissa Brissett for telling me to go to the Riverdale location to make my payment because it was closer. I want to thank Marissa Brissett for telling me the business hours and for informing me that I can't put the payment in a drop box because there is none, and someone would be in the office. I want to thank you for telling me all of this, the day before I headed out there....to ONLY find a locked office with no one in there, and to only call person after person to only get a voicemail. I sat outside in a car waiting to hear something back from you guys...I just wanted to pay my rent, and finally you, Marissa, tell me to put my money orders in an envelope and try to slide it under the door. Why do I have to do that, when you told me someone woukd be there, and your response was to tell me that you're sorry, and you forgot that Larry or Harry...whomever...was on vacation. Thanks Marissa Brissett for your lack of knowledge...thanks HavenBrook for being SLUMLORDS, thanks for overcharging your tenants(you didn't think, I would pull up my lease did you). Thanks HavenBrook for locking me out of my account after, I've paid my rent and then try to evict us. Thanks for giving me the opportunity to meet some wonderful people who just happened to have a horrible property management company. You guys SUCK!!!!

I need a home fast in south Florida started off very bad first the realtor stood me up. Then the other realtor Randy Gould did not follow through on anything I was told I wouldn't be working with him any longer he showed up to do the walk through I was a little shocked and when I told him I wasn't expecting him he said what you don't like him like working with me dude I asked him not to call me dude so he didn't call me dude two more times finally I got someone who could do something Joe Joe made things move quickly and smoothly also I can't say enough praise about Alice out of Atlanta and Millie my property manager they made everything right and wrote the last story I would recommend havenbrook homes to anyone just don't use the realtor Randy Gould

I wish I could give negative stars. Pipe busted and all around the furnace unit where the AC blower is located has standing raw sewage. We notified Havenbrook a week and a half ago. The pipe was fixed and they've had companies out to "assess" the water. Nothing has been fixed. Everyone in the house has severe upper respiratory infections and we can't run the air conditioner. Given that my husband, myself and our youngest son have severe asthma, it is intolerable. It may be cool outside but even with the windows open, the inside of the house is almost 90 degrees. I can't breathe and have been having 2-3 asthma attacks a day. We call Havenbrook multiple times a day to get the area cleaned and disinfected but they haven't done anything or even contacted us back. I've already filed a complaint with the BBB and I'm contacting an attorney tomorrow. This is ridiculous. I can't even cook a meal for my family because the stove/oven heats the house up so bad. At this point, we just want to file a constructive eviction and get the heck out of this house. If the pipe had been fixed a year ago and not just patched, we wouldn't be in this predicament. Havenbrook told the plumbing company last year to just patch it as cheap as possible enough to get them by without any major repairs. It was even put in the work order the pipe needed to be replaced. Ugh! This company is terrible. How can they run a business and get away with this ????

They DO NOT return phone calls!! I have had to place my service request at least once a week and I still have not had my issue resolved!!!! I have been living in a HavenBrook Home for 2 months now and I hate the company already...it shouldnt be hard to return a phone call ...if NOTHING ELSE!!!

After a recent divorce I was looking to rent a home in Hollywood. I have 2 kids and 2 dogs. I came across HavenBrook homes and found a home in Hollywood that met my requirements. The application process was easy and on-line and I was approved for a home in Hollywood , Florida quickly,. I got off to a very bump start with some maintenance issues in the home, and it was extremely frustrating . I was finally put in touch with Joe Defini - he is a gift from God . Immediately after speaking with him, I felt relieved and all my frustrations went away. It is clear after speaking with Joe that he cares and understands and works very quickly to resolve your issues. Joe is so attentive and his follow-up is excellent. He makes you feel like you are the only renter that HavenBrook homes has. It is inevitable that problems will arise with any home that you rent or own I will say it is very good feeling to know that Joe is around and I can pick up a phone and call him directly with any concerns. Thank you Joe for everything.

We were being helped by Omar Cruz he helped us with the Miami Gardens area in Miami fl. The house we were interested was being occupied by some tenants unbeknownst to us which was very frustrating, so we decided to look for listing in Broward County so Omar, insist that we speak with Ashley Caridy, she is very vibrant talks with a smile, and is eager to help in every way possible, we did u Der writting and waited for a while , it was too long of a wait. So we went to the haven brook office in Hollywood fl we spoke with Joe Defini he was excellent, he made sure he found out what was going on he took our phone number we left the office he called us within the hour and he told us what we were approved for got our information on how many bedroom , the area, and made things happen, we can't wait to move in our place. I cannot praise the Havenbroo...

I cannot praise the Havenbrook Homes staff enough for the service they have given us. Whenever I have had questions about my lease, leasing managers here in Florida such as Mr. Joe DeFini and Mr. Matt Leach have consistently responded in a quick, courteous, and very considerate manner, and they have always been informative and accommodating. In the same manner, whenever I have had a maintenance concern with our home, the Havenbrook Homes staff have consistently answered our concerns quickly, and repair personnel were friendly and skillful. (We had problems with the refrigerator, plumbing, and an exterior stockade fence -- all of which, by the way, were part of the property before Havenbrook acquired it.) Once repairs were made, I also received follow-up calls to make sure everything was working properly and to ask if I had any additional concerns that needed to be addressed. If you lease with Havenbrook, especially here in South Florida, you will not be disappointed with the service you receive, I assure you.



And I'm editing this on 4/24/15, a week after my original post, to add some detail to what I'm talking about. We're renewing our lease, and I communicated to the property manager just a few aspects of routine maintenance around the property that is now needing to be done again, such as tree trimming, duct cleaning, and pressure cleaning. It's getting done -- tree trimmers just came out this morning, and pressure cleaners are scheduled to come later today -- so Havenbrook is really making us happy here.

I've been in real estate in south Florida for the past 14yrs... After a rocky road attempting to show a few properties that Havenbrook Homes manages with out success, I was put in touch with Joe DeFini the leasing manager who took time out of his busy day to personally grant access to me and my customers to show the property in located in Oakland Park. In speaking with Mr DeFini, he explained the history of Havenbrook Homes and their unique customer service philosophy and I certainly feel that he lived up to your company standards.



In the end my customers decided to purchase a home however I very much look forward to working with Havenbrook Homes for other customers leasing needs

This company is a joke!!! They post homes in fort Myers area that have leases pending in order to suck you in and collect their processing fees. I even paid expedited costs to hurry the process along. When thinking about my experience I can only come up with words like hoax, sham, and con artist! Please save your money for a company who cares. Worst experience ever. Over a month and a half later still no word. These people should jump off a cliff. They suck at life. Daniel brown

VERY pleased and looking forward to this new chapter. I have to say it was a little difficult with all the documentation required to get approved but it was actually very smooth and rather quick to receive a response. I was dealing with Mrs. Meek first which was a complete pleasure to work with. She answered all my questions and responded promptly to each email with any concern or update that I needed. My realtor Mr. Troy Wilson is by far a wonderful human being that actually listens and caters to the client's needs, hopes, and requests. HavenBrook has a huge asset to the company and I say with my deepest gratitude Mr. Joseph DeFini. Mr. DeFini has exceeded my expectations on what management should be. We had a little bump in the road with the water company, but Mr. DeFini showed nothing but caring respect and problem solving qualities. I can honestly say that this experience so far has been great and we hope that the rest of the year is as wonderful if all of the employees are as wonderful as Mr. DeFini.

Worse company I have dealt with

I normally do not write reviews but this company deserves to know my thoughts. The rep that showed me the house is awesome but the GA people are so unprofessional. Looked at a house on the 9th to move in on the 1st, faxed and email all my documents, paid almost 150 dollar processing fee. They lost my taxes and dumb me, sent them again when those docs had personal info but I wanted to really move in the house. Now I call every two days and the processing dept still stuck with the verification process, along the way no one can tell you what is going on and Im about to be homeless thanks to these people. Wish I had known that, I wouldn't have put any money down and would kept on going searching for local business to rent me a house. Like I said Omar (guy who showed me the house)was great but even though I have left numerous voicemails to different ppl in GA no one has the courtesy to return my calls. So dissapointed and wish I would have read the reviews written on this page before going through the trouble.
