Joe was really great. Had a great experience and he made things very easy and simple. We trusted his opinions & he answered all of our questions easily. Now we are confident going into our new home. Would highly recommend Bag Dog for new home owners.
BEWARE!!! We used this company for our future new home. Although, we had suspicions that roof might be leaking, the inspector (which happened to be the owner’s son named Joey) had reassured us that the roof is completely normal and, in fact he told us that we had one of the newest roofs in community, which had been replaced by new codes. Also, despite our suspicions, we had been told that those marks were from a previous roof that leaked.Few weeks later, while painting the ceiling in one of the rooms, we saw that it was wet. We had two different roofers come out and take a look, both of them said that the roof in that area is leaking badly, also there is a lot of mold. They both told us that it has been going on for at least 6 months and most likely the inspector had missed it. So, we finally had the same inspector come out(Joey), he looked at the roof less than two minutes and said it’s not a big deal. When I told him that it's not how you run your business and something has to be done about it, before I take some legal action he replied "lady, stop complaining, it's just a small leak and I can fix it for $500". When I told him no, I'm not paying you again. he said "come on, take me to court then". Just like that, without having anything else to say or apologize he closed his door and just left. Very unprofessional and rude. (Now, forget about the $500, it costs a lot more to fix).Quite honestly, if they did a more accurate inspection, I think we would keep looking for a different property, because the last thing we wanted to do is deal with the roof repairs.P.S. When we had a board meeting, one of the board directors told us that he has lived in that community for over 20 years and he for a fact knows that none of the roofs have been replaced there, especially in our house since he lives right across. So, it turns out that the inspector is a complete LIAR. I hate to post this review, as this is my first bad review, but I am so very aggravated.
I had a home inspection with Ed two month ago and he spent over 2 hours with me, going over everything I needed. I felt like I could make a great decision after the inspection.
I had a great experience, They were extremely professional, on time... .. friendly and answered all of my questions in a timely manner.
Never use this service again; Just had FP&L do energy survey and learned that there is NO insulation in attic over living area (house built in 2000) absolutely none. Clearly Bad Dog never looked into attic. Also, they did not check gas appliances nor did they say that I had to have gas turned on prior to the inspection; accordingly, I had to replace the pool heater immediately following close of purchase. Insulation issue cost me over $1,000.
I wouldn’t recommend using this company. I used them when I was buying a house and they didn’t write up anything seriously wrong on the inspection. A week after moving in my AC broke. I would have let one thing slide but then the first time it rained, my garage floor flooded. I specific asked them about this during the inspection. Just when you think it couldn’t get any worse my roof leaked and I learned that I have water damage in one of the rooms of my house. I would question how someone could miss all of these things. These are just some of the issues. They are a waste of money. I would never use these guys or recommend anyone using them when purchasing a house. They are far from thorough and will miss a lot of things. Now if you are the selling, pray someone uses them…..
