All they want to do is collect rent and not do repairs. ALL of their properties have underlying issues that you don't notice until move in. They want the money but don't want to invest in repairs. Worst land lords I have ever had.
Make sure you have her inspect apartment with you before turning in your key and get copy of signed inspection sheet. She will do whatever she can to screw you out of your deposit
Total slumlords. My unit didn't even have a working smoke detector and I've now been waiting over a month!!
I would give this company a zero if it were an option. It's a blight on the city, management is incompetent, and it attracts tenants who are nuisances to neighborhoods.If you are a property owner who simply wants a rent check with no hassles, good luck to you. Your property will be trashed. If you are a property owner who cares, don't even consider Gem City.Gem City manages several properties across the street from me. The properties are in terrible shape, and police are frequently called for disturbances at these residences ( none by me, I simply observe ). I would really like the City of Dayton, or a neighborhood group to take action.
While they may treat the residents well and pay contractors and sub-contractors on time, their methodologies regarding property management are archaic. If you are an investor and they manage property for you, they will charge hidden fees. Additionally, they will pay handymen with cash and attempt to conceal the actual amount of capital allocated for expenses. For any investor considering using this company, I suggest you ask a lot of questions regarding how your capital is handled. As for residents and contractors reading this, I actually have to recommend K&E Property Management; most of the residents and contractors always provided me with positive feedback over the two plus years K&E managed our portfolio.
I was told honesty was the best rout to take by K and E staff. They told us the owner was selling and gave us a 30 day notice to get out. When in fact they re rented it after they gave us a huge bill, including the carpet that was already worn out when we moved in. It's hard to find a house in 30 days. We were looking everyday, driving around. We even had three different apps on our cell phones that notifies you when there's something available. Having a kid still in school we were also confined to the Centerville area. This is my second review in response to their lame explanation on my first review. We did try to find a place in thirty days and I'll say it again, these people don't care what your situation is. They go strictly by the book, which is a thirty day notice to get out with no real explanation. Yes, it took us longer than 30 days to move. Yes we went to court. When you are being evicted you can't pay rent even if you try. We never missed rent. Horrible and heartless....

Our Community uses these chumps. It is one poor decision after another. Promising one thing and then demanding that you pay an inflated price for ($650 dollars for a contractor only storm door..but only the people who question their methods get stuck with this bill the others are left alone with their rotting doors or a standard $200 door from lowes that looks fine). Let's also talk about how intelligent they are by scheduling snow removal at 2 in the morning. I am sure if one of the clowns from P.A. lived there, that would never happen. So in short If you hate the community you live in, by all means if you are the block president hire these people.
