The newest owner of this awful establisment is a money ducking prick. He put someone in charge of the apartments that is weak. Then. On your lease if you are unfortunate enough to sign one. Be sure that you do the mangers job abs tell her when the lease expires. It says in the lease agreement that it's the lessees responsibility to renew the lease. If failed to do so rent increases $100 a month. Where they get you is they don't "remind" of this until you give your notice you're leaving. Then they tell you you owe extra. Then they will keep the entire deposit. Regardless if what you owe is less than the deposit and the apartment is in great shape. There are bugs everywhere. This will not be handled by the manger. There is spiders up and down the hall ways. This is by far the worse iv ever even heard of an apartment complex being ran. It's appalling really
The worst! Previous owner was the best! Very personable, gave each tenant good or bad respect! Too big a heart and he got taken advantage of when a few fed their sob story on him, but to us paying tenants we loved him for him! The new acting owner and very acting "advisors" as deemed by the office in Chattanooga yet these two advisors have started placing notes on doors weekly with complaints, rules, and regulations as they see fit while they sign said notes "resident manager"! Neither advisor has not even had one ounce of experience at property management nor have the common sense that you treat people with respect you will get respect in return! Instead they play upon what the previous owner dealt with and have taken it to a new level coming out swinging like gang busters with rude, obnoxious ways with paying tenants! Do they not realize without us they would not have a position of "advisor" much less the self proclaimed 'resident manager"! If most of the tenants were ask and not afraid of the harassment they would get they would say the same. Per self claimed female half of resident management that the new owner does not want to invest any money into the property so therefore a lot of things are left undone. For one the yard work is horrible now, tenants have been complaining of sewage issues and most importantly one having raw sewage backed up in their dishwasher to be told it is their fault and they have to pay for repairs. Seriously! Just wait until the building inspector and fire dept find these issues out and they will. The new owner even place a new sign for the property with the address not the 911 address and fire dept certainly will frown on this. He was told but he states it stays as it is in the phone book that way, well I guess so since these apts were built in the 60's with the same phone number every since for goodness sake! Not to mention new tenants are required to pay a 30.00 a month water fee! Really people when we are on well water coming from a natural spring, how can this be justified? How can it be justified when we have NO washer and dryer connections, plus some apts only have one tenant and some 6! Is this fair? The same 6 pay only 30.00 as the 1! Wow, what a rip off! Well, needless to say every month the tenants list goes down, available apts. go up! Now asking a 550.00 deposit when most here in Dalton are 300.00 or less with washer and dryer connections and without a "advisor" all up in you personal space and privacy! The male half of the advisor deemed" advisor only" by office by letter head note from the main office in Chattanooga RentSmart is so breaking a lot of Ga Tenant rights of rights to privacy, rights to enjoy all amenities what few we have that we pay for, as he is constantly staring at us all like we are children, bad ones at that! Stay away, far far away is the best advise most here and past tenants would tell you! By this site I have to rate this place between 1 and 5 stars, you can guess it will be a 1 only because they do not give me an option for a big fat 0!
