Our family has enjoyed living here over 10 years and have seen just about everything - good and bad. All of us long-time tenants know each other and seen the changes over the years. Bottom line, you get what you pay for and YOU make your home the best it is. The rent here is much cheaper than the surrounding areas despite recent lease renewals with upwards of 8% increases. The office staff is nice to work with and we have great relationships with the long-term staff in the office. The staff that are fairly new (less than 1 year) are the problem since they don't know how to run things and are inconsistent. Despite high police activity in the area, this complex is nestled next to the middle school and doesn't have too much traffic. Sometimes kids/teens do play around in the school parking lots and can be heard. We feel safe here along with keeping common sense safety measures. Dallas Police in the past have held townhall/safety talks open to residents. Maintenance will respond to work orders but at times does need a few follow-ups. Over the years, we have worked with both the on-site management office and the corporate office to get concerns about the unit or our lease taken care of. Careful cooperation and documentation will safeguard you and help keep your life at the complex reasonably hassle-free. We have had no issue with roaches for many years now after using professional grade pest control in addition to the 1-2 x treatments the management does. Neighbors are fairly friendly but most keep to themselves. And usually the trouble tenants don't stay around very long so take other reviews with a grain of salt! We hope others will contribute to a healthy community to make Huntington Brook Apts a better place to live!

ROACHES, BED BUGS, MICE AND ABUSIVE EXTORTIONIST POLICIES: I have been staying at the Biltmore for a year now. My brother died so I painted my car black and red to commemorate his death! The Biltmore decided to tow my car after a year of being at this residence. Their reason: my car should have only one color not two. When I complained to the manager she condescendingly told me that it is their policy. Why did the policy only take effect after a year? First thing my friends asked me was: is this a luxury complex? I laughed because it is a ghetto trash complex infested with roaches; instead of focusing on getting rid of roaches, bed bugs and mice in people’s apartments they would rather focus on abusive towing policies like (no scratch on your car; no small dent; no paint damage; no window crack; in other words your car has to be perfect like their ghetto looking complex; what a joke!)We all know that they receive part of the money the towing company extort out of residents! My guest came to visit me one day; he had a dent on the back of his car; they towed my guest’s car because apparently he had to fix his car before he can park on this complex. SERIOUSLY!?? My guest said he can never visit me again as long as I live at the biltmore.My advice: if you are looking for an apartment complex; Go look somewhere else unless you want to have roaches, mice and bed bugs as roommates. If I had known what I know now, I would have never moved in this complex. Even the staff at the towing company couldn’t believe why my car got towed; when I called her on the phone to check on my car she said and I quote “I don’t know what the deal is with them towing your car” later on when I went and paid 164$ to get my car out of the towing place; another staff said and I quote “wow this is ridiculous” Now I need the biltmore to refund my 164$ that I paid to get my car out of the towing place and I need an apology as well because this is pure abuse
Lan Mou was the listing agent for the home we contracted to lease in frisco for 2500 per month. When we arrivwed to move in the home it was filthy with bug nests and spiders and dead flies. Walls had been patch painted through out with the wrong color paint and the whole upstairs was covered in pet urine stains. Yhe fikterd were caked with dust and a fire alarm was hanging down from the ceiling. Thebfront landscaoe had weeds and over grown bushes and the front door was peeling bad. Looked nothing like whatbshe displayed online on zillow. Realtor.com erc Them she wouldn't answer our calls and now the toilets have been backing up and the water heater is broken and leaking so no hot water and we finally had to call the Texas Association of Realtors and her broker Barron Bell. We had the carpets clean because it was a health hazard and they don't want to reimburse us. Her broker offered to give us our 4000 deposit etc back plus 500 for moving. 500? For repacking and moving somewhere else for their false advertising. I don't think so. So unhappy with this company. Buyer beware rented bewa re

Do not rent here! Office staff and maintenance staff are nice BUT management will try to find everything to charge you for and rip you off when you leave. DO NOT RENT!!!
I lived at these apartments and upon leaving and receiving the final move out invoice I was charged for carpet replacement claiming bleach stains. I do not use chlorine bleach and have never had it in the apartment throughout my residency. I am now in the process of filing a small claims suit. I also personally walked through with the asubstantial manager upon departure but my mistake was not getting a written checklist . I did howevereceive record proof documentation of the apartment when moving in and out because I predicted a scenario such as this. This complex and management are shady and lacking in veracity and I will prove it in small claims. Stay tuned for the update. but in the meantime I would not recommend or consider this place for personal occupancy for self or recommend anyone else.
Lan Mou (lic 497258) was the buyers agent for our home on 6225 Whetstone Dr. in MacKinney. Her tactics were illegal and almost got the buyers sued. She encouraged the buyers to not return the buy back leasing deposit telling them to keep it to clean the home or make repairs that were listed on the inspection.She does not have a good understanding of real estate contacts and my agent continually had to correct her mistakes. If it were not for the buyers good will and offer above list, we would not have accepted their offer based Lan Mou's ability to write a proper real estate contract.Had we known later her emails to the buyers would encourage illegal actions we would not have accepted the buyers offer to start with.Mrs. Mou needs to be corrected, he actions will someday get someone in court including her Broker Barron Bell (lic 378860) who we also spoke too and does not care about his agents less than ethical actions. He told us leaving money for the buyers after the sale was like a "tip" as opposed to a contractually binding lease deposit. They both are a joke to the real estate business.
The air conditioning unit went out in 100 degree weather on a Friday and I contacted management the next day to get an update on when this can be fixed. My wife and I have small kids and needed a time frame on when this would be taken care of. Instead of showing any type of customer service skills, we were met with indifference and sarcasm. The person in the office was clueless and had no idea on when the work could be done and didn't care that we had kids in an apartment that felt like a furnace. Needless to say that we will not renew the lease when it's up due to the complete lack of customer service and professionalism.
I just moved to this place but I'm thinking about breaking my contract and leave this miserable place, It's all because of the unprofessional manager running this place,she is a trouble maker and far away from being a manager ,you can't get her respect unless you are a stupid Hispanic like her, take a look at all the reviews that called her a racist ,that's why the majority of residents are Hispanics who don't even speak English ,I've noticed a lot of vacant apartments in this place ,Now I know why people are leaving ,It's just because they can't put up with trouble making management,,,, who ever is thinking about renting in this place ,don't get tempted by the low rent offered ,there is a big reason for that ,read all reviews first ,I wish I did .
These apartments are absolutely HORRIBLE HORRIBLE HORRIBLE. All the reviews are true it takes 10 years for maintenance to come out to your apartments because the staff didnt put in your work order. The staff is sooooooo freaking rude it is ridiculous every time you walk in the office they look at you like your troubling them. They don't speak at all,they give you dirty looks especially the one with the lip injections Jennifer. They talk to the residents any kind of way I don't even know how these people got hired. I've been here for 2 years and I've seen so many different leasing agents my fingers and toes wouldn't be enough to count them all. I was hoping they would hire professional people after getting new property owners but my God this is by far the worst staff ever. They really need to look into who they hire to lease their apartments. Also trying to get your packages from the office is a hassle either they don't want to get it or they get an attitude because they don't want to get their lazy butts up. Its so bad to the point to where I meet the mailman at the mailbox or I tell them I will pick it up at the post office so I don't have to deal with the leasing agents attitudes. Even though my apartment is clean I still have roaches as roommates. They keep raising our rent but they don't provide the things they promised us. The pool didn't open this summer,they built a freaking dog park instead of a playground for the kids,they're renting the apartments to ANY and EVERYBODY,and they let people who have big dogs live here.It's a guy that lives in the building across from me and he has two large pit bulls that he let's roam freely... NO LEASH!!! They have two washrooms one dryer works in one and the other only one washing machine works....been like that for months. They never send notices to the residents when they get a new manager I still don't know the new manager's name every time I go in the office she's never there. Whoever is reading this DO NOT MOVE HERE I REPEAT DO NOT MOVE HERE you will regret it. Everyday that passes I think about when it's time for my lease to be up and how I will run the hell away from these trash apartments and never look back. I rather sit outside in 115° weather with a winter coat on then to stay here another year.
