We've put together a small list to get you started on your journey -- and the first step starts with a single box.
Our family has enjoyed living here over 10 years and have seen just about everything - good and bad. All of us long-time tenants know each other and seen the changes over the years. Bottom line, you get what you pay for and YOU make your home the best it is. The rent here is much cheaper than the surrounding areas despite recent lease renewals with upwards of 8% increases. The office staff is nice to work with and we have great relationships with the long-term staff in the office. The staff that are fairly new (less than 1 year) are the problem since they don't know how to run things and are inconsistent. Despite high police activity in the area, this complex is nestled next to the middle school and doesn't have too much traffic. Sometimes kids/teens do play around in the school parking lots and can be heard. We feel safe here along with keeping common sense safety measures. Dallas Police in the past have held townhall/safety talks open to residents. Maintenance will respond to work orders but at times does need a few follow-ups. Over the years, we have worked with both the on-site management office and the corporate office to get concerns about the unit or our lease taken care of. Careful cooperation and documentation will safeguard you and help keep your life at the complex reasonably hassle-free. We have had no issue with roaches for many years now after using professional grade pest control in addition to the 1-2 x treatments the management does. Neighbors are fairly friendly but most keep to themselves. And usually the trouble tenants don't stay around very long so take other reviews with a grain of salt! We hope others will contribute to a healthy community to make Huntington Brook Apts a better place to live!
What has happened to businesses these days? The worst is getting worse. No one is ever in the office. How long are lunches and breaks. Always a closed sign on the door. Do people really get paid honest wages for half or none working habits. No answering service, the phone just rings. I am not entirely influenced by every bad review I hear about and read upon. I believe in my own observations and giving people the benefit of the doubt but the one review/report I read may have true merit. From what I can see, there is no professionalism, no consideration for prospective residents. I'll pass on seeking residency at Casa Pacifica.
Stop and think before moving here. Place is a dump and lets not start on how bad parking is. Maintenance person is horrible, been in my place for 6 months and have put in several request for problems I've had since I moved in with nothing resolved. The pest control company is always skipping weeks and loses paperwork as to which apartment they need to go to. The smell in the area is horrible, including drainage even after I complained. Everything is old and outdated both inside and out. Can't wait till I leave this dump!
Worst place to live. I lived there for 10 months and it was an experience from hell. Where should I begin... Zero pest control. Place has roaches size of rats... Nasty nasty nasty place. Dog shit all around. They have a dog park which never gets cleaned. It does not even has real grass. It has one of those fake turfs (green color mat) which stinks up the place realy bad. Wait til its a weekend. Beer bottles and cans all over the place. There is 1 assigned parking spot per apartment which you pay $10/ month. Random people will park their car in the spot at night and then you have to go park your car at nearby 7 / 11. Try complaining to the office people. They will tell you to call courtesy officer and that courtesy officer will tell you to call the cops. Even tried that and cops did not want to come out there for parking spot dispute. Next in line... extra charges when your lease ends. Eventhough we had our lease for 10 months and we gave a notice 2 months in advance. We got slammed with $678 for BREAKING THE LEASE!!!! yes. Thats right. Lady at the office who took the letter from us either forgot to file it or misplaced it. God knows what she did with it but yeah.. we got slammed for 678 for her mistake. I have been renting for 7 years in tx and never missed a payment and have an excellent renting history. Spoke to the manager (3rd manager in 10 months) she was suppose to call back but never happened. So yeah... keep those extra fees in mind when renting. Rent at your own risk. Oh did i mention that people break into your car at night! Yup.... take your belongings with you when parking the car. They have no security measures in place.
ROACHES, BED BUGS, MICE AND ABUSIVE EXTORTIONIST POLICIES: I have been staying at the Biltmore for a year now. My brother died so I painted my car black and red to commemorate his death! The Biltmore decided to tow my car after a year of being at this residence. Their reason: my car should have only one color not two. When I complained to the manager she condescendingly told me that it is their policy. Why did the policy only take effect after a year? First thing my friends asked me was: is this a luxury complex? I laughed because it is a ghetto trash complex infested with roaches; instead of focusing on getting rid of roaches, bed bugs and mice in people’s apartments they would rather focus on abusive towing policies like (no scratch on your car; no small dent; no paint damage; no window crack; in other words your car has to be perfect like their ghetto looking complex; what a joke!)We all know that they receive part of the money the towing company extort out of residents! My guest came to visit me one day; he had a dent on the back of his car; they towed my guest’s car because apparently he had to fix his car before he can park on this complex. SERIOUSLY!?? My guest said he can never visit me again as long as I live at the biltmore.My advice: if you are looking for an apartment complex; Go look somewhere else unless you want to have roaches, mice and bed bugs as roommates. If I had known what I know now, I would have never moved in this complex. Even the staff at the towing company couldn’t believe why my car got towed; when I called her on the phone to check on my car she said and I quote “I don’t know what the deal is with them towing your car” later on when I went and paid 164$ to get my car out of the towing place; another staff said and I quote “wow this is ridiculous” Now I need the biltmore to refund my 164$ that I paid to get my car out of the towing place and I need an apology as well because this is pure abuse
Lan Mou was the listing agent for the home we contracted to lease in frisco for 2500 per month. When we arrivwed to move in the home it was filthy with bug nests and spiders and dead flies. Walls had been patch painted through out with the wrong color paint and the whole upstairs was covered in pet urine stains. Yhe fikterd were caked with dust and a fire alarm was hanging down from the ceiling. Thebfront landscaoe had weeds and over grown bushes and the front door was peeling bad. Looked nothing like whatbshe displayed online on zillow. Realtor.com erc Them she wouldn't answer our calls and now the toilets have been backing up and the water heater is broken and leaking so no hot water and we finally had to call the Texas Association of Realtors and her broker Barron Bell. We had the carpets clean because it was a health hazard and they don't want to reimburse us. Her broker offered to give us our 4000 deposit etc back plus 500 for moving. 500? For repacking and moving somewhere else for their false advertising. I don't think so. So unhappy with this company. Buyer beware rented bewa re

The place is from the early 1960s and needs to be leveled even though it looks like in good condition from the street. The bathroom and kitchen was small. The bottom piece of wood of the large window in the living room was rotting from the condensation going down the window when it was cold and would become covered in black mold until I used bleach on it. The water is always being turned off to fix leaks. During a bad storm water from the patio door would leak from the top and get my curtain and carpet wet. Lastly, when I left they told me that I did 5,000 in damages which was not my fault. It's not my job to replace decaying pipes that should have been replace with plastic ones. In short this "dwelling" is a crappy place to live in that's too expensive. Best of luck and happy hunting.

We were let out of our lease early due to safety concerns. Our apartment had been robbed 3 times since 2014 with documented police reports. Windows were busted out - police report. Fire extinguisher was vandalized - police report. My 13 year old son was mistaken for an unauthorized guest by the new leasing agent. He was on the lease and always had been. This is one of the most dangerous intersections in Dallas at Forest lane and Audelia. We had been through 3 managers since 2014 due to homocide, etc.. There are gun shots every night. This apartment complex is right next to The Village Oaks condos that house felons on parole for rape, theft, possession, Drug Dealers - Meth and Pot, terroristic threats, etc.... When you called Dallas PD dispatch, they advise you to buy a gun. Our balcony was always clean. Dallas inspectors/New Managers kept changing what was allowed on the patios. We were never fined because we always complied when notified in writing. The owner refuses to post video survelliance around his property. The Leasing agent is very rude and unprofessional. This property, Village Oaks, and other apartments in the are need to be condemned by the DEA. A home owner a few summers back was stabbed to death while watering his front yard by a Middle school student on wet pot laced with embalming fluid....As a result, we are now homeless and living in a shelter. Do not live here.
