I rented a house from turner properties for a year, The crew at the office where very easy to deal with. When there was a problem they handled it pretty quickly. Thanks for a good experience.

My experience with Turner properties is that I found homes that I wanted to rent due to relocating for a Job. I went I initially called I was told that the house would not be ready until two week later so I decide to drive down and see the location of the house, all the blinds were up and I was able to look in the house and like what I saw. So I submitted the application and was accepted about 3 days later.

What I didn’t understand is that I was charge an addition $75.00 on the security deposit with a 770 credit score. Then after signing the lease without seeing the house I called and asked if I could just view the house, and was told “No”, because the code to the lock box had been changed. Then I asked if someone could just take a 1 hour out to show me the house that I already put a $2179.00 deposit on and was told that they lack the staff for that. Which I thought was very unprofessional. The finial issue I had was that a $20.00 fee was added to my account for the return of the lock box that I didn’t put on the house. Also I was told that any damages to the house that I fine I could upload the pictures to my document and that turn out not to be true.

As far as the house I’m very happy with it so far, but I only been in it from 12/09/2016. And only had minor issue stains on carpet, scratches on flooring, we had to replace the float in the toilet so it would stop running. Broken faucet sprayer and a really bad patch job with spackle throughout the house. Now I see why they say the house are rented “as is” after they get your deposit.

Almost forgot I was offer a $5.00 Starbucks gift card for a good review.

Turner Properties is a company that feeds off unnecessary application fees. After applying for one of their properties, I was refused to rent from them due to 2 erroneous criminal charges that showed up on the Background check that Turner Properties says they ran on me and charged me $50 per person on the application totaling $150.00. After speaking with Management at Turner Properties, Courtney blatantly told me on the phone that I needed to except the fact that I was going to be out the $150 that I paid them to do a background check on me and the other applicants. If Turner Properties would have ran a proper Investigative Background check using my Full Name and Date of Birth with my Social attached they would have realized the improper background check that they performed was not actually me. My name is James R. Smith. I was born in 1984. Imagine how many James Smith's there are that were born in 1984! Turner properties is a dis-honest company,and I would recommend that no one ever fill out an application or rent from any of their properties unless you plan on getting all of your money taken from you.Tthanks for nothing Turner Properties!

Prior to leasing from this company, I read reviews and had mixed emotions. I took a leap of faith praying we wouldn't have the issues I read about. Unfortunately, within the first month I'm having issues. I don't have any issue with the house, the house remains perfect. But the customer service that I've just received from their property manager just put a taste so bad in my mouth, renewing my lease and renting from this company again is not even an option! We are currently in the middle of a weather catastrophe so obviously I'm not able to drive across broken roads to walk in a payment. Due to the inclement weather, banks have been closed so I wasn't able to send in a payment if I wanted to. I've been out of town from the 30th-3rd (Saturday) and tried making a payment online. Their website would not allow me to make a payment. I called multiple times and got no answer. Tuesday morning I finally got in contact with someone and explained my issue. She reset my password, still wasn't able to get in. She emailed me a link to reactivate my entire profile and I was able to log in. When I saw that I was assessed a late fee, I asked for a reimbursement because of the circumstances. She told me no, I asked to speak with her manager and she responded by saying, "she's going to tell you the same thing." I was placed on hold and Nicole "rudeass" Brown answered and immediately started saying I cant refund the fee. I began attempting to explain myself. I offered to show a bank statement proving where we have three times the rent in our bank account and maintained it prior to us even moving into this home just to prove money wasn't the issue here. She had a lack of compassion, empathy, and professionalism. I guess they don't teach that in the Miss America Organization. I asked to speak with her manager because she wasn't even allowing me to get a sentence out before interrupting me and explaining procedures I was already aware of. Nicole then responded by saying she doesn't have a manager. I said I know you have someone that's over you, if you're not the owner, you have some type of manager. She said she's not the owner and there was no way I could get in contact with the owner. I said ma'am everyone has a manager and asked who signs her checks, that would be your manager. She laughed very loudly in my ear and said "that's none of your business." At this point I was livid and saw that I was talking to a brick wall. It was no longer about the fee that I had no control over avoiding, it was merely the principle. I had ample funds to cover rent, but I was not able to make a payment. They literally had to deactivate my profile and reactivate it before I was able to log into the account. I've been stuck in my home for 4 days now with a one year old son, no lights, and brown water due to the weather. Not to mention a leaking ceiling. You'd think Nicole would be a little more understanding and speak with people like she has common sense and not how her marine husband speaks to her or how she speaks to her two children. Again I am livid, disappointed, and dissatisfied with the customer service I've received from Nicole Brown and the Turner Properties team.

HORRIBLE rental company! DO NOT rent from them! House has had MANY issues since we moved in..They rent out foreclosed houses that have been quickly flipped on the outside to look nice..Once we moved in we started seeing all of the issues. Literally every month it was something new. Plumbing,electrical,AC unit, water heater and much much more. Things were NEVER fixed in a timely matter and then it always took 2 or 3 times for them to fix it correctly. Our personal property was even ruined by the poor maintenance. Their employees are RUDE and always give the run around. Management is NEVER going to speak with you! STAY AWAY!


Did not find them helpful nor to have great customer service. Their rentals are for those with no flaws in their credit history. Make sure you know your credit history before applying. They will not rent to you if you have had a lien, bankruptcy, or foreclosure. The cost to apply is $45 to $50 per adult. ALL adults must apply when renting the home. Housewives and all.


This company ended up being a total waste of time. We turned in our rental application and got the run around before finally getting denied. They legally can't tell you anything when you ask questions about the reason why you were denied. We don't have the best credit but we do have credit. Over five years back my husband had a lien put on him due to a vehicle in his name that his ex wife was suppose to be keeping and paying for. Needless to say she didn't. So he was stuck with the bad credit. Again that was over five years ago....For our past rental history we have had the same property for over three years. Never once have we been late. We are currently having well issues and was told the home owners will not fix it until we move out. A lot of contract issues and irresponsibility. Like the post below. That is the only reason we are moving. So if you have any liens, bankruptcies, foreclosures, or anything of that nature do not bother to apply. You will be denied and out $45 to $50 for applying. That's per person. The customer services is not the best as they state on their website. Manners are need for great customer services.



Customer Service Only

Office: Very unprofessional office when signing rental agreement. They were under construction/moving at the time it seems so I let it slide. But the iPad that we had to sign and read our rental contract on was cracked horribly-with some glass pierces raised. Very unprofessional. Still, I let it go because the property was nice and the contract itself was reasonable.

Service: We have been trying to get certain maintenance requests addressed since we moved in. Maintenance personnel came several times and couldn't fix one of the issues and then never came back months ago. Turner Properties said they didn't "contract him." They just "submitted a work order." The owner of the house did "contract him." So in other words it's not their fault the issue was not handle in a timely manner. When we signed paperwork. I had no idea I would go through all this just to get a problem fixed. I even ask about this type of stuff. Read the contract. No where in it did it say that maintenance problems could go unfixed due to the home owner's preference to contract his own ppl or do it himself.

Now they want to fix the issue using their ppl (which is good) immediately, but now my schedule is not open like it was when we first moved to the place (then I was a stay at home mom, now I have a new job-no leave of absence yet they only fix stuff during business hours m-f). And they're curt with me because I have a schedule! They are getting mad because I won't let the maintenance guy into the property the same day we discuss this over the phone. Like I cannot schedule him to come a certain day?!?! Not the same day? WTF.

Then I ask the representative if I can have a copy of the maintenance log which is typically done after the problem is fixed. The first personnel to come to my house had me sign one. Instead of her simply telling me that they don't do that with their personal maintenance professionals, she gave me the run around. It was like pulling teeth to get information out of her.

Good customer service is knowing how to handle bad situations with efficiency and empathy. I felt neither from these ppl.

Warning: ask about the owner's preference concerning maintenance issues. Don't expect to be talked to with respect when things aren't all roses with them.
