I rented from the Horton Company for over three years before buying a home with absolutely no issues. They were always quick to respond and take care of any issues i had during that time. The staff was always knowledgeable and friendly. I also understand a management company should be firm but fair in their management of properties and this should be understood by other parties. I paid my rent on time and took care of the property and they took care of me...as it should be. I would rent from them again if needed.
This is the worst company ever. We unfortunately have to use them to manage our property...manage is definitely not what they do. They authorized repairs without permission, don't call back, rent is due at the beginning of the month and we don't receive it until the very last week of the month. Awful company to deal with. Save yourself and go elsewhere! !
This is by far the WORSE property manager available in Columbia. They are unprofessional, rude, and never return phone calls. They told my tenants that I wanted them out of my home when I didn't tell them to "evict" my tenants. Then the went on to try to sign another lease with her for another property. The owner is loud and rude, they have no concept of customer service. They charged me for a repair that my tenant said never happened. I didn't originally sign with this company, my former property manager sold his business to them without my knowledge. When you call them to ask about a property, they tell you they have 500 properties to manage. Fort Jackson needs to black list this business. My tenant and I are in the process of suing this HORRIBLE COMPANY. STAY AWAY, DON'T DO ANY BUSINESS WITH THIS SHADY COMPANY!!!!

I Tried to rent a house from Horton last year and was approved but turned down do to a family Emergency in P.A. First they said NO PETS but speaking with the owner who said they did and told Horton to fix that. Now 2/2012 I applied for a house again since I was approved once before, they put PETS ALLOWED in the listing which was also listed while tenants still living their....I go to Horton to get the key to view home which had rotted wood in bathrooms and sink, fridge sitting in garage with something rotting in it, a huge tree which had fallen over and missed the house by a foot or 2, they obviously do not check on properties. But they said 10days and home would be fixed.
Meanwhile I paid $40 FOR APPLICATION but continued for 2 weeks to tell me EVERYHING looks good but havent got your rental history, my landlord sent it 3 times and after numerous phonecalls they called me back and told me I was denied for having pets?! I told the lady I would expect my aplication fee back since you falsley listed a home...keep in mind I listed my 2 pets 1chihuahua 1cat....next day I called back and spoke with another lady who said pets were fine and she would call me back, within 5minutes she called me back again and said my income was not enough. Unless you make rent amount in 1 week paycheck you cauld not rent the home for $850???
I filed a complaint with BBB and their response was ALL FLAT OUT LIES about everything that happened! They have something to hide otherwise why lie??!!! The lady was nice until I filed a complaint then changed the entire situation around as if it ws my fault icluding that I ONLY told them about 1pet and had NEVER been to their office. Each time I spoke with someone their they had different stories or versions of everything going on, the home was listed for $800 and after first phone call said it was $850-next day listing had changed to $850....Nice at first and turn on you with nasty attitude later. I havent found positive feedback yet on this company and now ALWAYS read reviews before giving anyone company money...
Use a REAL ESTATE Co. with good reviews and someone willing to get off their highhorse to meet with you and view the property....
I would never recommend this company. Completely dishonest Realtors/Property Managers who lie to your face.
They told me a property was available so I drove a 1/2 hour to get the keys and bring them back. I wanted the house and had the money to put a deposit/application fee to reserve to house. I was told to come back tomorrow because they were closing soon and too lazy to process the paperwork and take money. My fiance goes back the next day at 12 and she is told the property was rented after we left.
To make a long story short, she told us, this property is difficult to rent (open for 2 months) and you have nothing to worry about, just come back tomorrow and we'll "take care of everything." When I call to get an answer she tells me a completely different story than what she told my fiance.
I honestly believe they discriminated by age and assumed we couldn't afford the property even though I have good credit and make over 4 times the amount of rent per month (never asked). This is the first realtor/property manager that I have seen that tries to downgrade a customer. And can you believe they had a nasty attitude during the entire process, like it was my fault
I was told by several other retired Realtors to go to the real estate commission, which I am, and lodge a complaint because of the unscrupulous business tactics.
I would not recommend anyone going to this organization to buy, sell, or manage a property. In the end it worked out for the best, I wouldn't want to live in a house managed by them, 1 headache, probably saved me 100.

Our experience with the Horton Company, Inc. led us to believe they have serious problems with attention to detail and professionalism. For three years they managed the home we owned in NE Columbia, SC. The following is a detailed description of the problems we experienced. You decide if this is the type of customer service you are looking for!
- They failed to return over 95% of our phone calls for the three years we were with them. Their excuse is that ?they have 500 homes? and cannot call owners every time something is done to their home due to cost and staffing issues.
- I had to remind Horton to do an annual inspection, and even then they were a month late.
- According to the documentation they sent us, Horton waited 7 weeks to conduct an inspection after the renter moved.
- Horton failed to repair or clean (or even notify me of the need to repair or clean) the items listed below for at least 7 weeks after the tenants had moved, even though the house was on the market.
o Stain on kitchen ceiling
o Stains on kitchen wall behind stove
o Damaged back door frame
o Holes in two interior doors.
o Dry rotted front post
o Holes in siding
o Shutter missing off FROG window that faces street
o Lawn still unmowed a week after it was noted on inspection
o Outside of house and garage door needed to be cleaned
o Need to clean A/C and update Freon
- They left our back door unlocked. They also left our refrigerator closed after they shut off the power, which led to mildew.
- Horton listed our home in the wrong subdivision on their website.
- I had to ask Horton to remove our home from their website 6 days after I terminated my relationship with them.
