Too bad I can't give NEGATIVE STARS for this piece of crap "company". There are many adjectives I'd love to use for these people, just beware that's this is the MOST incompetent company I've EVER dealt with. I thought it'd be nice of me to warn others about their negligence & incompetence. I don't know where to start - oh yes I do .. this company is nothing but BS. If they're your supposed "Landlord", beware of what they say they weren't aware of before becoming your Landlord or try to get them to take ANY responsibility for ANYTHING. You will be %& out of luck. Jimmy K. is no better, he's MUCH worse, the Owner, Brandon Dill? What a crock. He covers up lies like it's nothing. And their rental "Portal" is so easily manipulated, you need to keep track of all the payments you make & make sure they're not "charging" you a $100 late fee. Given that's ILLEGAL in the first place, keep track of all documents. If they are doing that, you can file Federal charges against them under the Fair Debt Collections Act. It's funny how these 'late fees' are on the portal one day, but presented to Court or State agencies differently. Even in an eviction, they can't get their act together & come up with the right amount. A judge may believe them, but attorneys don't & will get you justice. My justice is coming.(1 of 2)

I have worked on several transactions with Gavin and have found him to be very knowledgeable about Clearwater real estate. He is honest and direct and easy to work with. He really puts his clients needs before his own, recently canceling a local appointment to drive 4 hours to discuss an offer in person with his client. Dedication like that is rare.
To Whom It May Concern: My elderly in-laws needed to sell their condo in Clearwater, FL. In January of this year, I did some internet research for realtors, and made a cold call to Gavin McGrath, with your agency, asking him how a sale of property long distance would take place.He answered my specific questions very thoroughly , and nothing more was done at that time. I was impressed with his taking so much time for explanation, without even a promise of future business.In late March of this year, my husband & I came to FL to start the process of selling this condo for my in-laws, which is when we contacted Gavin, who remembered our call and we finally met him. He was so far superior in all ways (over the other woman with whom we interviewed, who boldly claimed her superiority of knowledge of TOTW, even condemning any other agents abilities in that regard). Gavin has a confident & knowledgeable demeanor and a truly personable but professional manner. After hiring Gavin as our agent, many, many troublesome problems had to be handled, and single-handedly by Gavin, as my husband and I returned home early April. A mold issue and a water leakage problem caused many months of concern - construction had to happen, with a company that Gavin had to find. Materials had to be selected, again by Gavin in our absence. Furniture had to be removed, a very involved and lengthy process, where Gavin personally and physically moved some items and arranging for pick up by others. A thorough housecleaning of the unit had to be done, which some Gavin physically did himself, and then he found us a cleaning crew. And an air quality test had to be done, which again, Gavin had to direct. All of these processes entailed coordination and Gavin’s physical presence to let these workers in.Lastly, but most importantly, due to the buyers’ agents ineptness, and making a burdensome and annoying mistake on the contract, our buyers almost walked away from the deal with only three days before closing. The buyers wanted the furniture (which Gavin spent hours and hours removing) but the buyer's agent specifically stated that the furnishings were “not applicable”! Gavin had to make some late night frantic emails & phone calls to all involved, and negotiated an acceptable solution to all parties, thereby allowing the settlement to go as planned.The process was grueling and trying, but Gavin never lost his cool or his dedication to this process. The commission on this sale had to be one of his smallest, but he never wavered from his responsibility to us. We are forever in his debt, and my infirm in-laws are so grateful that we found this wonderful agent. You should be very pleased to have such a professional person on your team. Our AmeriTech accounting is awful. Ask anyone with basic accounting or bookkeeping knowledge and you too will know they have no clue. You don't intermix budgets with actual expenses and call that bookkeeping. Compare the final report by your CPA with monthly financials and ask your CAM why are they so different.Annual construction projects consistently take twice the amount of time and money.Answers given by our CAM vary from one hour to the next.Not enough room here to list all the issues.
Pinebrook Manor: This apartment complex needs a new manager. This woman is running everyone off. She is in everybody's business, complains about everything. You feel like you are a prisoner in this place. Come home to relax and she is knocking on your door because she feels you did something that was not to her liking. It is so quiet around there because you can't even feel like you are able to relax when you come home. Invite family and friends over, that can't happen. No parking, no noise walking up and down the hallways. Not allowed many guests to enjoy the pool. She is walking up and down the halls like a little Hitler! She needs to calm down or she is going to turn everyone away. That smile of her's is a facade! Underneath it she is talking about other tenants to new tenants and not in a nice way either. The minute she finds out you have talked to someone she doesn't care for, she starts picking on you. Something needs to be done. Thank you, Former Tenant!
