We lived in one of there properties for a year. Walking through getting the keys the inspector notes things that needed to be fixed. The only thing that was done was replacing a deck board after I put in 3 requests and an emergency request because my husband fell through it. During the inspection to give our keys back he told us what we missed and how much each thing would cost. When we got the deposit back they screwed us on stuff that wasn't even mentioned in the walk through. They also called me 2 weeks after we moved about them coming to fix our front door (put in 3 request in for that also). Oh and my renters insurance put in new floors in the kitchen for them because I damaged a spot.

Everything was ok when we lived there. Nothing super nice, generic apt, everything worked. When we had to break the lease with military orders to pcs then everything went downhill. We had it professionally cleaned, carpet professionally cleaned, we had no pets. They would not give us the deposit back and also charged an additional 1,000 for painting, ''new carpet'', hole patching etc.. If we had stained up the carpet this would be warranted, but there were NO stains and no holes in the wall. In the lease this was even explained as normal wear and tear. Not even a snag on the carpet. I've heard this before from other people it seems like this is the way a lot of shady rental companies make money here off of military. Overcharge afterwards, and you are already in a different state which makes it very hard to dispute this. If you are renting here make sure you take pictures before you move in and EVERYTHING when you move out. I wouldn't recommend them to anyone.
while we were living there they were great. fixed everything on time, no issues. but when we moved out is when they decided to screw us over. their own final inspection guy came out and only gave us a charge for 105$ towards our deposit of 750. but a month later, when we asked for our deposit back they sent us a bill for :1. repainting 650$ and 2. major cleanup 130$. funny thing is the inspector told us they couldn't charge us for repainting because it was normal wear and tear. and major cleanup? our floors were professionally cleaned with receipt provided and the bill for the cleanup was dated after the painters bill. hmmm yea ok. well if you don't care about getting your deposit back after doing the right thing, by all means rent from arrington
