Unfortunately I did not do my research on the property owners, since I went through Apartment finders. I read your review and the many others posted on YELP. I was shocked to see everyone facing similar problems with Sam. When you say get everything in writing, do you recommend doing that every time I encounter a problem and ask them to fix something, or before moving in the unit (paint, fix any broken fixtures). I just want to prepare for the worst! Thanks for alerting all those who are thinking signing with this company. I wish there was a way I can get out of my lease.

Unfortunately you can't trust these guys...

Seminary Property Management is run by two guys Sam and Jeremy Martin and they take a very adversarial approach to their tenants. Everything about the places they own is done on the cheap. Things break down all the time because they never have them repaired right. And honestly, they are just dishonest businessmen. They won't follow through on promises, they'll try to talk their way out of any work to be done, and they didn't even clean up my apartment before I moved in. The carpets were fully soiled and unsanitary, windows were busted, the floors were covered in paint drops, the oven was busted, the grout work around the tubs was in complete disrepair, etc. If you're going to rent from these guys make sure to hold their feet to the fire and have them put everything in writing and sign it. Go through the apartment thoroughly note everything that needs to be done and then make sure they agree to do it to your standards. And even then, expect a lot of nonsense and trouble while you live there. Very disappointing company.
