Donna Erf opened MTD Property Management in 1996. After spending 1988 to 1996 with another firm, she had decided to give it a shot on her own. For two years, Donna operated MTD from the basement of her home. Without a fancy office or an extensive staff, she had to rely on other things to attract owners - and residents - to her business. So she made personal service and scrupulous attention to customer needs her hallmark.

Terrible renting experience. Apartment flooded multiple times (with sewage) and the plumber was always "an hour away". Landlord did nothing to compensate me for inhospitable living conditions.

Finally a good experience!

I have been living in an MTD apartment and must admit I am very pleased with my experience thus far. When I moved in, the apartment was freshly painted, very clean and repair free. The janitor met me at the building and showed me around to make sure I knew where my circuit breakers and where the laundry room and storage lockers were.

They have been extremely responsive with maintenance requests (usually a 24 hour or less turnaround time). And, the lease renewal offer I just received was without a rent increase.

At one point, my rent was going to be late and, unlike my previous management company who were incredibly unsympathetic, my property manager was very cool and just wanted to make sure I kept the lines of communication open. And, didn't even charge a late fee!

Wow, I'm beginning to understand why there were so many vacant studios in my bldg. I thought I was getting a great deal on a studio, and while it's not totally awful, some problems are creeping up. First, after I signed the lease, they gave me the wrong set of keys, and I couldn't even get into the bldg. Luckily, the maintenance guy was on the premises. Then, after getting a new set of keys, my mailbox key did not work. Next, the outlet in my ""kitchen"" did not work and I have to use an extension cord for the microwave. The pipes under the ""kitchen"" faucet leaked (luckily they were fixed). There are strange stains on the carpet. And lastly, ever since winter came around, the window's have condensated horribly creating a serious mold problem. After several attempts at reaching them (and writing a nice note on my law firm's letterhead), they refuse to address the problem.

Wow now I'm scared, I just paid my first months and last month rent for the studio I'm moving into a few weeks, hopefully its not the same studio as the person below me but I can honestly say I'm regretting it. I've never in my life had rude service from a landlord in my life until 10 minutes ago when I called asking if they recieved my payment in the mail. This lady tore me apart as if I was 7 years old. We'll see if she calls me on monday.

Poorly run, unpleasant, and dangerous

I rented a studio apartment, but spent most my time at my girlfriend's apartment because MTD refused to investigate a persistent and obvious gas smell in my apartment. I decided to actually try and spend the night at the apartment (I was paying rent, after all) and the carbon monoxide detector went off at 3 a.m. because I had closed the windows. I had to go sleep in my car.

MTD's (eventual) response to my complaints was to tell me to call the fire department if I smelled gas. I explained a few times that it wasn't the smell of a major leak, but a faulty appliance such as the small and elderly gas stove, and that maybe they could just check the hookup. They refused to.

In short, MTD is the worst property management company out of about six that I have personally experienced. I'm sending them my last rent check today; I would highly recommend that you never send them a first. There are plenty of other places to rent from, and no reason to choose such a truly terrible management company. I only wish I had checked them out here before I signed a contract.

The WORST management company EVER.
We are moving out of this apartment primarily because of this company.Horrible service.Everybody in our building is complaining about MTD service.
We called them on couple occasions because we had a problem in our apartment .Secretary was so rude she was yelling over the phone at me.I was really shocked at first but then other tenants complained to us too so then we realized it is not personal .But all of them are mean.
We should know right away because when we came to sign the lease employee there who we signed lease to was sitting on the table and she told other customers to get up so we can sit .She took two chairs and gave it to us.We were shocked .

Could not possibly be worse.

It's too bad zero stars is not an option. These people are foul. Our building was sold and the new owner hired MTD to manage it. When we decided to move out I called and requested a statement of when our lease expired and what their move out procedure was. After numerous phone calls with one angry employee after another we managed to finally get a letterhead statement that our lease expired on May 31 and a sheet containing their move out requirements. Fine. When May 27 rolled around we called to request a walk through of our apartment to check for damage, like the booklet said. After being put on hold repeatedly we finally had a woman come to the phone who told us our lease would not expire until June 30 so there was no need to do a walk through so soon. When I told her I had a document on their letter head stating our lease expired May 31 the woman paused and said ""Really? Well, that's a mistake."" We had already signed a lease for a new apartment and paid the security deposit for the new place. We ended up losing that apartment, losing that security deposit and had to remain living there for another month out of boxes and continue to pay rent. We ended up living with parents of friends of ours until we could afford a new place. They made us repaint the walls, replace carpeting and charged us all this money for damage on a building they tore down three weeks after we moved. MTD is simply awful, vile, & disgusting. I wish plague on all of them.

Stay away from MTD!

My apartment building has been managed for the last year and a half by MTD.

1. There have been three notices of non-payment of the gas bill since I've moved in.

2. The most important things go unfixed until the situation becomes dire and the apartment unlivable.

Do not use MTD

In 10-years of renting apartments from about 8 different property management companies, MTD is by far the worst I have dealt with. Signing our lease should have been an indicator. It had to be done on their time, which was NOT 9-5. More like 11-4, or whatever time they needed to leave to make their ""night-out"". Our building was not ready in time, and 7 mos. later it is still incomplete. While this is probably the contractors fault, MTD was our contact and they are perfectly terrible to deal with. They don't respond to emails, or return phone calls. If we are able to reach them, they are rude and act like we are bothering them during their busy day. We finally got the owners number and email, and only deal with him.

This management company has a horrid staff who are not helpful and generally not nice to interact with. They consistently act as if simple maintenance requests are an insult to their time. If you can go with another company, I highly recommend any other management company.
