Venkata and his team are exceptional, i have very good experience with them their approach is always balanced, i do not remember they over commit in any sense when i listed my house for rent. They gave me timely constructive inputs considering the Renters pain always, they think from Renters perspective and keep the things simple and balanced. I will definitely recommend his team to my friends.
We rented a home for Heather 2 years ago. Upon initially walking through the unit it was clean, and we agreed to move in and sign a lease for two weeks from that date. Two weeks later we arrived to move in and the entire unit smells of urine; there was at least an inch of long black animal hair throughout the entire unit, large urine stains in every room (over 6 stains), filthy used rugs in the bathrooms, molded food in the fridge, someone else's clothes in the bottom stair closet and guest room and a disgusting shower and all sinks. Upon called Heather to see what happened she stated she couldn't do anything about it, and that the owner of the unit let a friend stay there for 2 weeks. She refused to clean the unit or get the carpets cleaned. We had to hire a company to do both, and had both companies wrote a letter to our lawyer stating how disgusting the house was- and three weeks later + a letter from our lawyer she finally reimbursed us. During the 2 years we submitted over 7 maintenance requests and never once did she answer any of them or send any over to fix anything. We tried contacting her 3 times and each time she hung up on us, and once told us she didn't have time to talk to us. About 3 months before our lease end date, a real estate agent stopped by and wanted to take a photos of our unit, and when we declined and asked why, they stated that the unit wa on the market to be sold and Heather was supposed to let us know the month prior, but did not. 6 month before we moved out, we were going through storage in the garage and saw what looked like termites, and after an inspection was confirmed to be termites. We had several boxes of valuables that we had stored in which were infested with termites by of course we were also not reimbursed for that. Today was our last day in the unit, we had the unit professionally cleaned and the carpets shampooed- We couldn't be happier to disconnect our ties from such an unpleasant unprofessional man.
Never ask for service on your rental. They will have a million excuses on why it can't be done. Either the company owner is cheap or my property owner is an @sshole. It's quite obvious someone doesn't want me as a renter and I am happy to take my family elsewhere to live.
We were purchasing a home using Jeff Lucas as a broker. We asked that the contract to be written a certain way to ensure that we got $5000 towards a water treatment system. Jeff wrote the contract 'in-lieu' instead of what we asked. The seller chose the 'in-lieu' and we were left with no recourse. Then while we were measuring the garage after we had inspected the home we (my agent, son and me) found several rat traps. I showed this to my agent and if we should mention this and she said it was to late. The seller admitted that she had used the rat traps in WRITING! After speaking to several of my friends I found that she was wrong. We filed a complaint but it was too late. DO NOT TRUST JEFF LUCAS! ! ! ! !
If I could give them zero stars I would. They don't care about their tenants, their houses are poorly maintained and they will not respond in a timely fashion unless you threaten to withhold rent. Terrible management company, would not recommend using them.
Their agent Heather Forrester is the worst agent I've ever worked with! This woman should not be in this business. She is rude to her clients and acts like she can't be bothered if you have questions! The fees she charges are ridiculous!
The lack of communication with this company is a joke! very unprofessional working staff. Stay away there are a lot better property management companies out there to deal with.
