on 12/31/17 a pipe burst in my apartment and since this belonged to the building they paid for fixing the plumbing and wall damaged by the flood. However, the baseboard was left pending and in order to accommodate my tenants, I bought it and had installed and painted. This cost me $60 for the installation and $21.39 for the baseboard. Enclosed are the corresponding receipts. I have been trying to get reimbursed for this amount, which has to be assumed by them and since 2/26/18, date on which I wrote to them, they have not even given me the courtesy of a reply. I am reporting them for negligence and non-fullfilment of their obligations
Neil is very friendly and honest, and that's what matters most. One of the best managers we've ever had. I'm sure any association that hires Neil will be very happy with the services Condos Only Management provides.
If you're thinking about moving here at Aventi? I'd suggest you to think again. There are over 20 pages of rules you have to follow living here that if you dare to breathe or blink the wrong way you'll get threatened to be fined. It feels like living in jail rather than "home". And if you clean up your home and have trash that doesn't fit in the small garbage can, you can forget about it being picked up so just leave it in your garage to stink up for a few days until the next pick up day. To come and think we pay over $500/mo of association fee and they cannot do their work and pick up the garbage? To top it off we get threatened letter because they didn't do their job? Yeah... this place is NOT a home. This place isn't worth it.

Do not do business with this place. They are never available to answer your questions and when they are they are extremely rude. They swear that they have a 24hr service 7 days a week, don't let them fool you. You are lucky if they spend 1 minute of their time with you. Don't bother calling them, they're too busy to help you.
This is like a place of the wild west. The Association directives, are only to waste all the money they collect from maintenace fees in whatever is good for them and of course, get their slice from the cake.The current Property Manager, is a rude woman that doesn't take care of any resident problem. Honestly, I have to be thankful for coming across the landlord to rent me this apartment when I was not in the best place. BUT with that said, the management of this condominium is the worst! They are annoyingly always trying to fine, leave notices, and just overall making it difficult to live there. I lived in a 2 bedroom apartment had 1 parking assigned to me (which I paid for) and paid for the other 2 cars to have guest parking stickers. I worked late nights and when I arrived home all the parking in the whole complex where taken and so I would either have to park in a reserved spot (which I knew was not taken by anyone) or I guess they expected me to park somewhere other then my residents and they towed my car when I got home at 2am! The gate is constantly broken and all the fee's seem to go everywhere except towards maintenance! Seems that all the fee's go towards surveillance so that they can be nosy and peg more fee's on the residents! And then when you complain no one helps!
This is the worst run condo association in all of Miami - a city known for horrible service.1. Pool and gym require a key for entry. You need to go to the lobby, give your ID to the security guard, get the key, and go to the 5th floor to use the amenities. Several times I was escorted to the pool and told where to sit. My sister who was visiting went to use the pool, was told "she would NEVER be allowed in the gym" because she was not a resident there. OK.2. The gym is NOT state of the art as advertised. It is a 10x10 room and consists of 4 treadmills and a bowflex. The lights and AC remain off and the treadmills remain unplugged. 3. You can only water your plants on balcony when its raining.4. 5 different keys all for simple access into the building. Separate keys for front door, back door, garage door, etc.I was given a stellar deal on rent but that was not enough to make me stay; will move soon as my lease is up. Horrible association. Ridiculous rules. Very rude security.
If you want to live in a place parallel to hell, you've found it. It is definitely being run by an entity that could be considered the devil's equally evil sister, Daniella Adams.This lady will make dwelling in this community to say the least, miserable. She is the queen of harassment and will not hesitate to violate your privacy to get her point across. She is not mentally okay, so trying to reason with her is out of question. Stay away from aquavista if she is still running the place, you will not be at peace.
While not a horrible experience, my one year here was unpleasant. I will never go back and would very much not recommend living here. Reasons being:1. Mice lived in the ceiling above my apartment and the neighbors apartment. They contributed to a terrible smell that was hard to get rid of. Both myself and my neighbor alerted the condominium of the mice, but they told both of us that "it was not possible" and that they would do nothing about it.2. I rented through Bild Properties, which was a worse organization than the condominium. They charged me $50 for repairs for damages that existed on move in. They took 3 months of me calling their office to fix said damages. Often I would call with problems, they would take my information and never call me back. On move out they took $150 out of my security deposit for "cleaning" although I had thoroughly cleaned to apartment on move out.3. The roaches are numerous, no amount of poison and spray eliminated them completely. Pros: The landscaping is nice.
