Overall

This has, by far, been the worst rental property I've ever lived at. They're very slow at fixing problems. When I first moved in the security light at my car port went out. When I would report it, they'd put a new bulb in and it would go out again several weeks later. Eventually, I brought this up and the lady at the front desk told me it's an electrical issue and the bulbs keep going out, but it took them nearly 8 months to fix the "electrical issue." This is just one example. My shower head is coming out of the wall. They came over to give me a new shower head and replace the rusted one but the pipe is still coming out of the wall and it's cracking... maintenance said they'd have to tear down the wall to fix the piping issue, but they have yet to do this nearly 4 months later. Other issues include: door/locks sticking and paint peeling from the bathroom ceiling.

When you do call the office, they're rude, abrasive and act like it's their first time hearing about a problem... even though you reported the issue several times.

Your rent will increase YEARLY... sometimes twice a year (unless you sign a lease) but even then, once your lease is up, they'll raise your rent anyway and ask you to resign another lease after doing-so. Most places will raise your rent, but their reasoning for raising it... "We take pride in the safety and security we provide our residents..." If they cared about our safety they wouldn't leave a car port unlit for almost a year and a shower head falling out of the wall.

I am finally moving out of this place, and putting in my thirty day notice was a hastle. I stop into the office to give my notice and the receptionist slides a white sheet of printer paper across the desk and tells me to put it in writing. I asked if they needed anything else or if I should talk to anyone/follow up... and she told me no.

Knowing this property, I called to confirm they got my letter and nothing else needed done. I'm then told I need to speak with the office manager, and they required a valid email address from me. I've been trying to get back in touch with the office manager for days, and haven't had any luck. I'm moving in two days.

Basically, it's just poorly managed, horrible customer service and slow maintenance. Perhaps if it were cheaper, it would justify their horrible management, but I'm currently paying $720/month, since my rent's gone up FIVE times in the last FOUR years... so the price you pay for the service you receive is not worth it. Plus, there are cheaper and nicer apartments and townhomes in the area.

Overall

I lived in the Glenwood Townhouses for a year and a half and I absolutely loved living there. I honestly don't know how someone could have written a bad review about these townhouses or the landlord, because my experience was quite the opposite.

When I was looking for an apartment, I looked at many places in the Canton area before settling on Glenwood Townhouses. I communicated with Elaine--I'm not sure of her title, but she's the one who shows the apartments--for six months before I finally decided to rent from Fitzpatrick.

I have never in my life met someone who was so patient and kind when it came to all the questions I had about the townhouses. Elaine showed me two different apartments in Avondale and Glenwood, took the time to discuss the pros and cons of each, and answer my endless questions. She was so, so helpful. I can’t say enough good things about her. She knew the tenants well and told me about the people I would possibly be living next to before I moved in. When we went through the place that would be my apartment, it was a total mess from the tenants who had lived there before. She told me what they would fix and asked me to make a list of the things I wanted fixed before I moved in. They took care of everything on my list, including installing new carpet in the living and dining areas, installing new tile in the kitchen, and providing a brand new refrigerator.

Anytime I had any issue with my apartment, I contacted Elaine and she immediately found a way to take care of it. I suppose John, the landlord, and the wonderful maintenance and cleaning crew deserve some of the credit here. The entire team at Fitzpatrick is absolutely fantastic. Over the course of the year and a half I lived there, I never had any major issues and any little problems I had (light sockets not working, front window leaking when it rained) were immediately handled and fixed the next day.

I loved living in my neighborhood. There were always kids around which made it very lively and although it was along a busier street (44th street), the neighborhood felt very private. I was also fortunate enough to have nice neighbors on either side of me. The grass was always trimmed in a timely manner in the summer and they removed the snow in the winter.

Hands down, you will not find a better place to live in Canton for the value. The two bedroom townhouse was more than enough room for a single person, but I liked having the extra space. I loved having hardwood floors and a large basement. They recently replaced all their windows in the townhouses for more efficient energy bills as well. For the price, you won’t find anywhere in the Canton area that’s as spacious private. I only met the landlord upon my final inspection (which was a breeze), but I corresponded with him many times over the year and a half I lived there. He was always polite and helpful.

I ended up moving into a house because it made the most sense economically and I wanted to have a garden (there are little flower beds in the front and in the back for flowers or vegetables, if you’re interested in that), but I can’t say I was happy to leave my townhouse. If you are looking for a spacious, affordable apartment or townhouse in the Canton area, I highly recommend you call Elaine at Fitzpatrick.
