Working with this company as a property owner has been the most frustrating business relationship of my life. We hired them to manage our property seven years ago, and have had nothing but regret at that decision ever since.If you want someone to call or email you back in a timely manner, don't choose Kings Realty. It won't happen. They will say it will happen, and promise to follow back, and then it won't happen. They will NEVER pick up the phone in the office. You will leave a voicemail, every time. Even then, don't expect a call back. You might get an email, which only half answers your question. Usually, you will have to call or email multiple times to get any contact at all.We wanted to move back into our place several years ago, but when we contacted them to let them know, we found that our place had been rented out to a new tenant, and a lease had just been signed. NO ONE bothered to let us know the place was empty in the first place.We only found out about repairs when we asked why our rent checks were short. Every time. Never a heads up. EVER. Even large purchases, like the microwave range, we didn't get a call...I would have liked to have given some input so that the appliance would match what is in our kitchen.We had an arbor in our front yard with flowers climbing up it, and one of their contractors (or perhaps them) took it down without so much as telling us. We got married underneath that arbor. It meant something to me.I just can't say enough negative things about my experience with Kings Realty over the last seven years. I have felt like they had us over a barrel in multiple circumstances, which is the only reason we did not leave earlier, but never again. I wouldn't recommend them to someone I don't like.
WARNING to both Property Owners and Tenants: Kings Realty and Property Manager, Rhonda Nappi give property management a bad name with their unprofessionalism and lack of care for both tenants and property owners. I experienced frequent tribulations with lack of communication in not only following the contract, but also in not managing the ongoing problems that may arise at my rental property. Of course, I was alerted by neighbors and even the HOA with concerns where it would take days or weeks to address after I had to personally contact my Property Manager with constant follow up.Not only did the property manager provide excessive invoices (actually Excel Spreadsheet invoices that could easily be manipulated) for repairs without contacting the owner in advance per the management agreement, I would sometimes be surprised when reviewing my monthly rent deposits while only half of the rent was deposited without explanation. Rhonda would get offended when addressing any conflict and would respond in a hostile manner. Furthermore, the inept service providers that were chosen to repair the property actually imposed more damage where the company is not accepting ANY responsibility! The shower door was rigged with large non stainless steel screws that have rusted, leaving a large ¼” open gap along with no seal allowing water to escape. They did, however, place a large, black adhesive on the bottom of the shower door that began shriveling and coming off only after a week. Although this was brought to the property manager’s attention after move in three months ago, it was completely ignored until I resumed management responsibilities due to her negligence.The lack of respect to their customers amazes me with the delayed responses (sometimes as much as a week or more) or a response without even addressing the concern (ongoing issue)! Once appointments were set, they would inconvenience my tenant in either not showing up or arriving late on multiple attempts. It appears that Kings Realty and Rhonda Nappi do not have issues with taking hard earned money, but they have NO concern for maintaining customer satisfaction for neither the property owners nor tenants. The ongoing repeated events lead me to question her judgment and character as she simply wipes her hands of any obligations that she may have as a property manager except collecting. I highly recommend that ALL stay clear as this company should not even be in business with their negligent and unprofessional services!
I hired Arrico to manage a property I have in Valrico. I approved a bathroom repair bid for $3,960 and Arrico hired the contractor to do the job. Then unbeknown to me, they hired a second contractor and paid them $1800 to finish the repairs. They withheld the $1800 from the payment due to the original contractor and the original contractor placed a lien on my property because they were not paid in full for the work performed. Keep in mind that I’m kept in the dark until the day I received the lien notice in my mailbox.I reached to the original contractor and they were kind enough to forward me a correspondence between them and Arrico Realty & Property Management. The essence of the correspondence is that Arrico is trying to get a discount from the original contractor AFTER the contract was signed and the job performed with the argument that they had multiple bids for the job, all of which were with better terms?! No other bids were ever presented to me, if there were indeed other proposals – why weren’t they presented to me and why did Arrico chose to work with this contractor??I’m curently working with a law firm to recover the unauthorized payment of $1800.Other feedback: Very slow to respond (if at all), sloppy accounting - I was double charged on a couple of occasions and had to point them to their accounting errors (which they corrected). A month ago I gave them a notice that I no longer need their services – they responded that they’ll send me the cancellation procedures – this was more than 3 weeks ago, nothing yet – this will give you an idea what to expect from them.
Throughout the process of renting/selling my home, the only good experience was with Arrico Property Management. I would not hesitate to use them again or recommend them to friends and family. Paul and Penny are very professional and went out of their way to help my wife and I in a difficult situation. We attempted to rent ourselves, without a property manager, which turned out to be a huge mistake. The tenants stopped paying rent a couple months in and wouldn't leave the house. When they finally left, the real damage was found. Paul and Penny were integral in the repair process and their vast experience in the region has allowed them to bulid a trustworthy network of contractors, plumbers, cleaners... Their trusted "people" were usually cheaper than other estimates and always did a professional job. During the repair process, Arrico already had a new tenant ready to go, even before it was to be placed on the market. They couldn't have made it easier. We were skeptical at first about hiring Arrico Property Managment because of some reviews we saw online. In addition, their BBB rating is a little misleading. Because of this, we looked at most of the other managers in the Tampa area. We actually hired a different prominent company who treated us like a number and not a person. Subsequently, we parted with that company and started looking again. After asking around to some local realtors and some property managers south of Tampa, Paul Arrington and Arrico Property Managment kept coming back up. We decided to talk to Paul who explained the reviews and BBB rating to us. If you look at the reviews, you can see that they are from Renter's who were not happy about a magament company upholding the contract that was signed by both parties. As a property owner, that's exactly the type of company that I want. In closing, I would not hesitate to recommend Arrico Property Management for renters or rentees alike. They go above and beyond with the utmost professionalism.Thank you Paul and Penny!
I rented a house through Arrico and the worst service I have ever had!!!!! Very slow response time with service requests. They are very unprofessional and unorganized in everything they do. I would suggest to anyone they avoid this business for any rental or property management. They are not honest in doing business and you will lose money.
