        What is an eviction notice?

        An eviction notice is a legal document that landlords need to serve tenants to begin the process of having them removed the property. There are different kinds of “eviction with cause” notices that require the renter/lessor to stop violating terms of the lease, with removal from the promises as a final measure if they don’t comply. These are issued when rent is overdue, or when a tenant is in violation of a specific term of a lease. Unconditional evictions are the harshest, and usually only appropriate when a tenant is a repeat violator of a clause, or has done something illegal. There is an “eviction notice without cause,” and many states either don’t allow it, or require landlords to give extra notice--up to 60 days--from the point of serving it to the point when the actual eviction suit can begin. Before entering into an agreement, research the laws in your state.

        What happens if rent is not paid on time?

        If rent is not paid on time, a variety of things can happen. Sometimes a late fee will be assessed—this will be stipulated in the lease agreement. More commonly, there will be a written warning or even a few-day grace period -- especially if it’s a first-time infringement or if the rent is collected by an individual landlord rather than a management company, If rent goes unpaid for 14 days when there is no lease, the landlord will generally evict. If there is a lease, the landlord will often begin eviction proceedings at 30 days, unless a late payment arrangement has been reached. The more often someone is late with the rent, , the quicker and harsher  the landlord’s actions are liable to be. A record of late payment can also negatively impact someone’s ability to get approved for future leases.

        What type of maintenance is a renter responsible for?

        A renter is usually only responsible for maintenance necessitated by abuse or neglect of the property. Landlord/building management is usually responsible for the rest. However, cosmetic repairs, such as changing light bulbs or washing carpets, is usually left up to the tenant. And even though a landlord might be financially responsible for other maintenance, it’s often left up to the tenant to coordinate and supervise.

        What is a sublet?

        A sublet is when a person who is leasing an apartment  re-rents to another party. The legalities of this are very tricky, and many landlords/managers outright disallow it on the lease document. However, in situations where there’s an established lease-holder who needs to leave for a predetermined length of time, there are legal procedures to sub-lease. Not all landlords might consent, even if the primary lease holder applies in writing and follows legal procedure. It is very important that, when considering a sublet, you understand the situation between the owner and the lease-holder, because in a hostile sub-lease situation, the sub-leaser risks losing the money they paid in rent to the primary lease-holder.

        Why do some rentals require first and last month rent upfront?

        Some rentals require first and last month rent, because it offers the owner/landlord/building manager a feeling of security that, even in the unforeseen circumstance that the renter/lease holder stops paying the rent, the owner can still be sure to get their rent for one month.

        What is a security deposit?

        A security deposit is the money that a landlord or management company takes from a tenant and holds onto in a special account until the tenant vacates the unit. This money serves as the landlord/manager’s financial protection in case the tenant does not pay rent or causes damage to the unit. The standard amount is equal to one months’ rent, although it can be more in certain housing markets.

        What is the difference between a lease and rental?

        A rental is month-to-month, and the terms can be changed every 30 days. A lease is for a set period of time, and, during that time, the terms can’t be changed, nor the rent raised. Tenants that break a lease will be held responsible for paying rent until they or the landlord can find a new tenant.

        What are some things to consider when renting an apartment?

        There are many things to consider when renting an apartment: Is there available parking? What is the building security? Are there  any building amenities? What are the terms of the lease? Can you have a pet?Is a parking spot included?Are utilities like water and electricity included? As for the apartment itself, make sure you know exactly what appliances and systems it has, including a refrigerator/freezer, dishwasher, and central air conditioning. Are there laundry facilities, and if so, where? State laws are all different in terms of what heating and air conditioning systems are required in rental units. It is important to find out what HVAC systems are in your apartment, if any, whether the renter is expected to pay for them, and whether it’s OK to install your own if they’re not in the unit.

        They are dishonest and thieves. They stole furniture from my son. Do not rent from them. They also have leaks and mildew everywhere. Can't use the washer and driers either. They are a very bad apartment complex. Do not rent from them! I don't want them to be able to do this to someone else.

        Now, I'm not the one to do reviews, so you should definitely read all of this one because it will show why YOU SHOULD NOT LIVE HERE.My lease ends in 5 days (hallelujah!), and I've lived here for two years, so this is coming from a very credible resident.I'll give you two words that describe College Suites perfectly, MONEY HUNGRY. I am from a city about 1 hour and 30 minutes away. I went home on a Friday and came back to College Suites on a Sunday afternoon. Unfortunately, I forgot the keys to my apartment at my house in a different city. I called the office to explain the situation that I was in, and they weren't worried about getting me into my apartment, UNLESS I PAID.They claimed that since it was a weekend, they weren't in "regular business hours" even though they were open 1pm-5pm. They said that since a manager wasn't there, it would cost me $35 for them to unlock my door since they are the only ones with a key. Here's the thing.....my roommate turned his keys in 20 minutes before I got there. I simply asked if they could just do me a favor and use his key to unlock my door since he literally turned them in right before I got there. They said no, but of course they could go out of their way to call in a manager that wasn't there to come let me into my apartment for a fee. I said, well, I don't have any money on me at the moment. Not surprisingly, they still wouldn't do a resident a favor, but they were quick to let me know that I could charge the fee to my account. They're so money hungry that it's unreal. There are so many more examples, but I'm just leaving it at that simply for the fact that consumers will be disinterested in reading such a long review. Do yourself a favor and DO NOT LIVE AT COLLEGE SUITES, they don't even deserve one star. Check out The Columns, Campus Pointe, The Registry, or Pointe at Western before you even consider this place. You can thank me later.

        Please don't even consider renting here! Upon moving in, I had to clean the nasty place. I had to throw away a steam mop head because the laminate floors had never been cleaned. Lights didn't work in bathroom, bathtub had a huge crack in the bottom. The air filter had obviously never been changed.. When I reported these things, one was partially seen to- the crack in the bathtub. I say partially. The maintenance report shows that all was done- lies! I had to buy filters the entire year because I wanted to breathe! I paid overages most months, which is strange since I was rarely at the hole. Upon moving out, I was issued a $25 bill for a bent blade in the $5 window blind. I never touched the blind. I'm was harassed and called 3-4 times a week about this, sent letters. I called and talked with the inept office staff to no avail. This group is all about getting all the money they can with no responsibility on their part. Stay away!

        Terrible place if I could rate it any lower I would. First they completely disregarded my roommate request I asked only that I am roomed with non smokers and all of my roommates smoke. The house smells like smoke and my clothing smells like smoke.They fined us $135 for leaving a chair outside (which my roommates use to smoke). It has been out there since i came to this place. They could have at least warned us. They do not have any real appeals process. For example a roommate dumped a large amount of his trash next the dumpster. They fined the everyone and I tried to appeal it and I was told unless I got my roommate to confess their is nothing they would do. Why can't they use that money and buy some cameras.Some but not all of the staff are rude. I suppose they are not trained in customer service.They send loads of spam to my email account. Additionally they make it impossible to break a lease. The only way to break it is if you get someone to replace you and they have to approve that person.It also took them three weeks to repair my washing machine. After i made 10 calls to their office and submitted 5 online maintenance requests.The gate they have has been broken for 3 or 4 months. I assume It will be fixed after the end of the semester when people are coming to look at the apartments.I had to pay a fee at the beginning for a clean apartment. Which was not very clean and the bathroom floor was sticky. The the beds are actually full size beds fit into queen size frames making them move thought out the night.Most of the time I go to the 24 hour club house there is no one to allow me to use the amenities. Making a 24 hour clubhouse some what pointless. The exercise equipment is frequently broken and the free printer is always out of ink. The internet is slow and cuts out sometimes.It may seem like a cheap alternative when you look at the price compared to other places but they will nickel and dime you with arbitrary fees and the quality of service is terrible. No warnings just fines. Offering false promises and very deceitful.

        DO NOT move here! We've be...

        DO NOT move here! We've been living here since October and so far we've been constantly harassed by management, despite not breaking any of the rules in our lease. Just this week, there were gunshots, a break in and robbery upstairs, multiple car break-ins and someone had their tires slashed. Also, the people in my building throw loud parties every night, litter in the courtyard (which we got blamed for) and there are fights at least once a week. Just today, we had a letter in our door saying that we need to pay $400 and that we have 48 hours to get rid of our dog, even though we went through the entire process as described in our lease and pay $15 extra every month to own a pet. Also, many people have been put with roommates that have criminal records and violent tendencies. This is not a safe or friendly complex and I don't recommend anybody living here!!!

        Be Aware of Cameron Park apartments, will cheat you out of you deposit; they charge a $500 pet deposit that call it nonrefundable. I lived there a year and I was the only one in my building that paid the pet deposit and many other apartments had pets. They will also charge you far-fetched amounts for everything when you move like $10 for each light bulb; $100 for a blind they said had a crack in it ect… and the hole time I live there my windows leaked and so did my bathtub, I ask for them to be repaired many times and never was correctly and when I moved they charged me for damage around the window and floor from the leaking …… bad maintenance , the employees change a lot from the maintenance men to the managers … can’t keep the same people in there… also they will tow your car if they "cant see your pass" can’t have overnights ,, they towed my car because the man said he could not see it , it was behind my WKU pass, they pull in the middle of the night and walk around to see who doesn’t have a parking pass and come back with a tow truck ..I talked to someone who works at the towing company and Cameron Park gets kickbacks when they tow cars... that place was a nightmare, longest year ever, i had a 2 bedroom and the one beside me was a 2 bedroom and there was 4 adults and 4 children living in that apartment, i could here loud non-English voices and music all night , nothing was ever done... you cannot leave your laundry in the laundry room .I had laundry Disappear and UPS drop offs disappear. That place is an overpriced dump with a new paint job, be aware. I wish I had checked into them more before I moved ,
