We worked with Julie Nichols and her team on two home purchases this year and I have to say that she is just awesome to work with! Both properties were multi-structure and difficult to appraise & get comps for; the first purchase fell through after 3 months of work because the appraisal & comps didn't match the seller's value of the property. The second took 2 months of work but went through and we now own a little ranch in the country! Julie worked tirelessly and directly with our realtor, their realtor, the county tax appraisal district office, and anyone else we thought could help along the way. Had damaged formica tops and ceiling fans from oil and water based paint. Paint could not be removed with goof-off or other chemical. The metal on the fans were scratched. Had to get new formica tops and ceiling fans which cost me over 2600 dollars. Also, the sheetrock finish had crater holes, marks, and uneven texture. This will cost over 1200 dollars to repair. The other work in the house was done good. Would rate a 5 star but cannot because of the damaged items. Prep work to protect the house from this damage did not exist.
