Me and my familty came to Baltimore to spend a year as researchers at Johns Hopkins. We are from Brazil in a sabbatical that cannot be extended for a longer period. We search for a place for a while, since most people was not willing to rent for only one year. We thought we were lucky to find american management because aparently there was not restrictions about renting the apartment for only one year. We signed the contract and moved in, and less then two months later they were resquesting us to renew the lease for another year. As it is impossible for us, they have been subjeting us to receive people to look for the apartment that won't be available for another 10 months (now 7 months), while we are still living it. The first talk we had with them they promissed that they would postpone the visits until 2 months before we vacate the aparment. But now they just changed their minds and the only reason they gave to us it is that information was in the contract. But I don't think that any reasonable people would expect to live in a place for a year having people coming (some times with an as short as 2 hours notice) to inspect the the place where you are living, having no right for privacy (me and my husband work full time and we have two young kids). And we will have to endure that for another 7 months. Since it would be impossible to us to find another place now. Just because something is legal doesn't make it right. But they do no think to bother.
Stay away from this company. Find a reputable property management company. Still owes my $390 rental payment from my tenant. Have been trying to get my $$$ since August 2018.
Do not do business with them. Their property management and property repair work have been horrible. It has cost me thousands of dollars. They are liars, cheats and unprofessional.
My apartment is full of toxic Black Mold (Stachybotrys chartarum) due to water damage. The previous owner never did anything about it. BMR are the new owners and are slowly remodeling apartments but my unit hasn't been done yet. They are quick to respond to draining water backup in the Laundry Room which is the source of this toxic mold. In one year the laundry room has flooded more that 5 times. Unfortunately several people have moved out, including myself, due to mycotoxins from this mold. Hopefully this issue will be resolved before the next tenants to move in. The staff has been courteous & professional when calling. Yet the plumbing still has issues. Lookup "Stachybotrys Chartarum" to understand what it is & its effects...
High ceilings and wood flooring make these apartments feel like "home". The granite counter tops make my kitchen a welcoming place for cooking and gathering with friends.These apartments are DOG FRIENDLY to the max! Literally, 5 minutes from my front door step is a huge dog park where I have made many friends, both human and canine. In addition, the management has set up bag stations ALL over the community to encourage people to pick up after their pets.I love my many, wide windows that allow for a breeze throughout my apartment! And the trees, which are sacred in this community, create a beautiful setting in which to live and breathe!Lastly, the office and maintenance staff are friendly and helpful. I hope you will seriously consider Rodgers Forge Apartments for your new home!
The staff is rude and very unprofessional. I've been waiting for a month for them to to call me after I put in an application. Never called back I've left several messages. Don't apply this place is a scam. They'll take your appt fee and you'll never here from them again.
BEST MANAGEMENT EVER!! Iam a recently moved in resident of Kernan Gardens. Upon moving into my apartment I was allowed to view the unit multiple times during the time of renovation, without any complaints. My tenacious ways of wanting things to be at my personal high expectations were never brushed off. I can literally say that my short list of "imperfections" were resolved by management within 24hrs of speaking to management! Kernan Gardens are definitely the definition of Luxury Apartments as my apartment has loft type features such as exposed wooden beams and renovations as luxurious as a grill top gas stove! My building and neighborhood is quite and the overall property is up to par'. Iam close to beltways to get to work in the inner city. Iam beyond pleased with my new home. The best decision for my family was making The Sage Choice.....

I love that the staff at IPS. The ladies in the office are very friendly and helpful. I am a fairly new property owner and I do not know many of the laws and rules that Baltimore city has in regards to rental property. They walked me through the process of registering my property with the city and MDE so that my home is in compliance with state regulations. They helped me to place a tenant in a timely manner, and they also take care of all needs for my property. That is a plus for me so that I don't have to come all the way to Baltimore to check on my property. The prices are very reasonable and I couldn't ask for a better management company.
Do not even think about renting a property these guys manage. They will blatantly ignore all maintenance requests and expect on-time rent payment. It took them three months to return my security deposit after I vacated the premises.
