In five months, there were FOUR break in's in neighboring apartments.

My apartment was very dirty upon receipt. I cleaned a lot of it, and left it in a MUCH better condition when I moved out. I had a former property manager of another apartment complex help me clean it to make sure I didn't miss anything. I still received a bill for over $450.00 in cleaning charges, without specific explanation of the charges.

Maria Donham is the property manager for Thornberry, Spicewood, and Iron Horse. She blames "Corporate" for everything. Watch out for verbal quotes and promises from her; she quoted that a payment due date was on Monday, and when the payment was not received on Friday she charged one renter a late fee. She quoted another resident with a charge of $100, and later changed it to $300 without notice. She quoted a pet rental fee of $10 a month, and the next day penned in $15 a month on the contract. When questioned about these contradictory statements, she repeatedly got a "snippy" attitude towards me. Be wary of promises from this unethical business and its managers...

My fridge did not work upon moving in, and it took weeks to get a replacement. All of my food spoiled as a result, without so much as a sincere apology from the management.

Phillips Management provides no notice whenever pesticide services, or other in-house services are needed. They give a key to the men who conduct these services. An unfamiliar man unlocked my door and walked into my townhouse without knocking while I was sitting in the living room on two occasions, without prior notice. The same happened to my girlfriend, and a female co-worker in Iron Horse Apartments while they were naked in the shower in their apartments.

When signing the contract, after paying the excessive application fee, I noticed that the property management had pulled a bait and switch tactic, giving me a contract with different terms than what they showed me prior to applying. This was never corrected, and I signed because I had already forked over the application fee and didn't want to waste $100's for no reason.

This business does not operate honestly. The property managers will tell you one thing, and do another. Read the fine print on the contract, which is not advertised on Phillips Management's website as of the date of this post. They excessively threaten eviction on their contract, charge a "pet privilege" fee, additional rent for pets, and unreasonable cleaning charges that will likely be applied whether they are warranted or not. Unwarranted charges are often applied, and residents are often hassled when they try to get the charges dropped... I suspect this is one of Phillips Management's business tactics.

I have lived in 3 other apartment complex's in Augusta, GA, and have never experienced such incompetence, or such a high degree of unethical behavior from the property management. Live here at your own risk.

READ THE FINE PRINT!!! They added a handful of little tricks to get $500-$4000 out of their residents whether the charges are warranted or not. Do NOT trust anything they say; get it on paper, and even then expect problems.
