Extremely overpriced! Lease might as well be signed in blood, due to the fact that it requires you to literally DIE to get out of it early. First day of moving in, hallways smelled like weed, only to later smell like dog? piss. Elevators are always broken, trash receptacles are always overflowing. Had to pay a stiff fine for each trash bag that had to be left near an overflowing bin. Access to the pool area for everyone was denied regularly due to students having 'unauthorized' parties. Apartments are regularly inspected and/or maintained without prior notice. Management and staff are incompetent and thrive on charging penalties and fees for every infraction, including their own mistakes. Crime is rampant in and around the property including: theft, armed robbery, armed home invasion, assault, drug dealing and vagrancy. Security is a joke. Parking is expensive and is often full even for paying residents. The pay parking lot across the street is closely monitored and you WILL get booted if you go even one minute past your allotted time. Don't be fooled by the pictures on the website, if you're any ethnicity but BLACK, you WILL be the minority here and treated accordingly.

DO NOT BECOME A RESIDENT. frequent management changes, lease items vague- open to management how to enforce if at all. an example is some residents being asked/told to put mats under cars due to oil leaks but not others. they are renovating apartments and doing their best to get out ALL INCOME BASED RESIDENTS in the end increasing the rent by over 300+ dollars for new residents. have been a resident with since 2012 most definitely DO NOT BECOME A RESIDENT.
Looks like we dodged a bullet with this company. I found a house I liked that was for rent with them. I decided to apply after readiing the rental criteria. It never said anything about poor credit being an issue. The only factor that causes an immediate denial was evictions or poor rental history. So I pay $70 to submit an application thinking we were good. Nope, denied due to credit score being 6 points below their non-stated credit minimum. Perfect background check, perfect criminal check, more than enough income to cover rent, no other issues what so ever. They didn't even check our previous rental history! Wouldn't you think that matters in a decision like this? We have perfect rental history! They didn't even attempt or ask to call our current landlord. Dealing with them was a disaster from the first contact. Hard to get returned calls and emails. They said it would take 1 day and it took almost 4. One lady called me 3 times to ask me the same information, write it down!! This place is a joke.
Rated them "Not the worst" because I'm sure there are others out there who are worse.Homeowner for nearly 3 years. Very unresponsive to questions. Although some employees are great (Kenea on the phone), they do not respond to questions about our subdivision in even close to a timely fashion; if they respond at all.We may drop them as our management agent because we (my neighbors and I) are SO dissatisfied with their customer service.As an example, they dinged me for non-compliance for leaving trash cans out when I don't even have any trash cans and then wanted me to dispute the issue with my Board of Directors. I question how well trained their "inspectors" are.
This is the worst rental property company I have ever dealt with. If you are considering renting a property that they manage, run for the hills. You have been warned.

Delayed communications regarding advice or feedback. Unable to accurately price property or offer advice about how to increase buyer interest. Uses a very non-aggressive approach for trying to sell properties and not responsive to client requests. Do not recommend this agent
Do not rent from these people! They are rude incompetent, unorganized and disrespectful. Today I was yelled at cursed at and hung up on by some miserable woman with a foreign accent at ext.105 (the only ext they have) I asked her to calm down and she hung up on me. Smh....it is very mom and pop, don't be fooled by the 1800 #, they don't even have a real office or listed address.. Her life must suck pretty bad to treat someone like that. Also they have ALL of these properties listed and they are fake listings, or "already leased". That's what happens when you try to find housed on Craigslist.
