If I could use 0 stars, I would. We had a real estate deal that was to be done in cash - no financing. After 2-1/2 weeks, they still hadn't gotten the paperwork for closing. There was no sense of urgency. My husband went there twice and no one knew who was handling the account. They write emails requesting documents but there is no follow up if the email is not responded to. No phone calls are made to find why there is a delay. No communication to me, the customer, nor the realtor as to what was going on. I made a change to another title company and they did the deal in 3 days. Three weeks at Providence with no results and 3 days at another title company. Amazing! A couple of years ago, I closed on a house with bank financing in three weeks, yet, this simple cash deal couldn't be handled very timely. My husband overhead a conversation during one of his visits that made him think the other customers also had a large delay. My recommendation is to STEER CLEAR of this company.
My overall experience has been excellent. We sold our home and bought a new one through Remax and it was a very fast process!

Bob Culbertson IS A LIAR !!! My parents passed and after renting home, decided to sell. Since Bob lived on the same street, we listed with Bob. The house was in need of repair but instead of getting advise from Bob to put some money into the house, he wanted to leave it as is, throw a price out there (to high of a price) and negotiate with buyer. The problem was in it's condition, no one was making any offers. We informed Bob to remove the listing (which he did) ,a week before 90 days was up as we were going put some money into it and list it after repairs (cracked foundation, dated appliances, etc.). After repairs were complete, we listed with another agent, got a offer for our asking price and closed in 45 days. After the house closed and funding was complete, I got sued in small claims court by good ole Bob that we started repairs still under contact with him and that is why he couldn't sell it and he was suing for the 3 percent he would have gotten (3% of 179K is over 5K). Bob sat there in court and lied about me, my brother and lied to the judge. Needless to say, good ole Bob lost the case because he could NOT prove ANYTHING he was claiming. Now, who in the world sues someone because they could not sell your house,,,Bob does. I wished the only other review dated 07/23/12 had been written because I signed contract with good ole Bob on 07/20/12 and 3 days later I read the review he can not be trusted. The only reason I'm written g this review now is I was cleaning out old emails when I ran across a couple from good ole Bob. Let me copy something my brother wrote to Bob on 07/19/12,, "None of us have been in the home in three years but we seriously doubt the ladies living there damaged the house. They really liked it and were considering buying it until their circumstances changed. If there are any obvious fixes we need to make please let us know. I have nephews in the area and one is a licensed electrician and another a plumber. If we need additional work we can discuss it and arrange whatever is deemed necessary." Did I forget to mention the foundation was cracked for starters. Although there isn't a foundation expert in the family, we did have a plumber, carpenter and electrician who did most of the work. Good ole Bob had his chance to suggest repairs or even dress it up with a little make up but he was all about the quick sale and money, which either one happened, weather it was a buyer and a judge. PEOPLE LIKE BOB CULBERTSON IS THE REASON SOME PEOPLE DO NOT TRUST REALTORS.
