I am standing in my new home thanks to DeAnna. She is spunky and genuine and is all about her clients. From the beginning, she was upfront and realistic with me about what to expect. She warned me about the difficult parts rather than trying to placate me by promising the moon.She seems to know everyone worth knowing in the real estate business. She even connected me with a contractor who could do everything that I needed and was willing to work with me within the restrictions of the mortgage contract.She knew the ins and outs of all the variations of loan products and was able to make knowledgeable, helpful recommendations on a consistent basis. She answered my myriads of questions at every time of day and night. I'm not entirely sure when or if she sleeps!Her professionalism with everyone she deals with is unparalleled and yet I would never want to be on the receiving end of her negotiation skills. When my house did not appraise for what I offered, she convinced the sellers to simply lower the price with no other stipulations. When my lender balked at my propositions or became uncommunicative, DeAnna championed my cause and made sure they stayed on task.Even though she knew from the beginning my price range was only in the low 100's, I always felt like her most valuable and most important client. Other Realtors wouldn't return my calls once they heard my range!I am sending anyone and everyone I care about who is looking for a home to DeAnna. I can't say enough about how awesome she is. My wife & I were looking to, both, buy a home and sell our existing home. We looked at online websites in the area we wanted and one of the homes we liked happened to be a Duffy property. We put the house on a "short list" of ones we wanted to see in person. We contacted Duffy Realty to setup a viewing; Patrick was our guy. I think the house we ended up seeing first that day is the house we're buying. That house was a 'short sale', so the process is much longer than purchasing a 'resale' home. We went under contract in early Dec-2012 and we will close in mid May-2013. It is/was a stressful process, but Patrick informed us this is the way it would be ahead of time and because we loved the house, we were willing to wait.We chose to list our house also using Duffy Realty because of our good experience(s) with them thus far. We listed our house in Feb-2013 and (fortunately & surprisingly) received 2 offers within the first 2 days. We accepted the 2nd offer which was at list price (also to our surprise). The good: Duffy Realty saves you money when you sell because you dont have one agent assigned to your property; they give you the tools (& list it online), but then you're the boss. The not so good: it's stressful not having that one specific person/agent, but Duffy does a good job of explaining things in advance on their website(s). It helps you anticipate what to expect. I would recommend Duffy Realty and would use them again.
I would like to thank Duffy Realty for helping me through my short sale process. Be warned that it is a scary process and will take time, but hang in there. Duffy provided all the necessary paperwork and a law firm to help see through this process. After listing my home, I didn't have to contact the bank from that point forward which was a good thing as they will hassle you and cause more stress in the process. Let Duffy and the Attorneys handle it! As long as you respond to all phone calls from agents, check your emails, sign all paperwork, and follow up, the process is pretty smooth. BE PATIENT! Understand that when things are quiet, that is a GOOD thing. That means there are no problems with paperwork and things are moving along. Trey answered all my questions within a timely manner, usually via email, but when it was urgent or important, he would give me a call. I spent no money out of pocket and my home was sold in 5 months at a higher price than originally listed which was great. (could have been less, but that is depending on negotiations with mortgage company) Of course this is not the case for everyone but it was a very welcomed result for me. At any point in the process if I had questions, concerns, or suggestions, Duffy had no problem listening and making changes that would help seller, buyer and of course the bank! Remember to communicate and follow up as that is key.
I have sold a house using Duffy realty and just used the extra money I saved to buy a new home using Duffy realty. I love how her agency is structured. You work with a team of experts instead of just one person wearing many hats. You truly feel like you are dealing with an expert during each phase of the buying and selling process. I would never in my right mind choose to use a different Realtor.For the purchase of my next home I had the pleasure of working with Joshua Thomas and his team. I met both Joshua and Tracy during the process and both were very professional. They were patient with my wife and I during the entire process.Joshua drove over an hour with very little notice to show us just a few more houses one day after Tracy had already shown us several in the afternoon. We ended up falling in love with one of those and we are currently under contract. If he didn't make the extra effort we may have never had the opportunity to put an offer on it.Overall, I've never had a question go unanswered throughout the process and I've never felt like I wasn't important. My wife and I couldn't be happier with how things have gone up until now.
My best friend is an agent. I have watched her do her job for the last 5 years. I have also watched her play tennis, go to her kid's soccer games and go to get her hair and nails done and barely ever work. Yet, she always wins awards at her office. When we decided to sell our home, I called her to get her to come over and tell us about her marketing plan. When she told us that her fee was 6%, I thought my husband was going to throw her out of our home. She wanted over $50,000 to list our home! My husband had heard about Rhonda Duffy for years on 680 The Fan. He said Rhonda Rocks - call Rhonda now. We called and I will have to say, I hate sports radio and I hate to listen to it when I am in his car, but thank goodness he listens enough to know Rhonda Rocks. Rhonda does Rock and she Rocked our house all the way to closing. Now my husband says that I can get a new car because I did not force him to use my friend. Best friend or new car? I choose new car. BTW, we are still friends too.
In 2013 we used Duffy Realty to list our home in Marietta, Ga. We were very impressed with the professionalism of her listing agents and our support team in office. They did everything they promised us they would do in a timely manner. The support team in her office was fantastic, quick to respond and good advice. We would definitely use Duffy Realty again if we lived in their service area. We listed with Duffy on a Sunday afternoon.They got our listing in computer immediately with a few photos we provided. The professional photographer was out early Monday for more photos. On Monday morning we had agents calling to set up showing, and on the same Monday afternoon we had an offer for full price, from a prequalified buyer, which we accepted and closed in 30 days. Duffy support team was always there when we had a question or need. They also followed everything up with email so we had any correspondence in writing for reference if we needed it
When I heard that my company was downsizing the first thing that crossed my mind was the fact that I have a huge mortgage. I called the agent that I bought the house with and leanred that they charge 6% of the sales price to sell it. I knew there was no way that I could afford that and then be able to move even to an apartment and have any money left. My friend at work had recently purchased a house using Duffy and she thought they had a different pricing model for selling. I called and found that was true. I could afford to sell my house. When I got an offer, I admit I was scared. But when Duffy sent me the how to on what to do, I simply followed their instructions and my house went under contract. It was simple. I am glad that I taught myself that I know how to do something and that I used Duffy Realty. My company did not downsize after all but I feel better that I don't have a huge mortgage anymore.
My Duffy experience was exceptional. As a first-time home buyer I went through the motions of trying to find the perfect area, the perfect house for my new family and can admit I was all over the place for a moment. My agent, Alison Foster, was very patient and extremely sympathetic and empathetic. She was with us EVERY step of the way offering her expert advise. She was always available to answer questions and for showings and did everything the BEST attitude. She was always supportive and motivational through the process and that really helped through our let down moments and it pushed us to find the perfect home. She offered us an excellent buyers timeline, kept us on track, referred a great home inspector and her level of expertise was insurmountable. I came across Duffy Realty highly recommended through my mortgage consultant and, although I had no expectations in this process, they truly set the bar HIGH.
We listed our home in January, with the anticipation of being able to move by May. Although I followed all of Rhonda’s recommendations, I did not expect to see much traffic, since we were attempting to sell in the middle of winter. However, over the following two weeks, we had 22 showings and 4 offers. After some negotiating, we were under contract within days. A week later, we secured a backup contract from a 5th buyer, just in case the first contract failed to close. We closed at the end of February with the first buyer, and had no issues. I appreciate Duffy’s team approach to selling. It requires the seller to be involved in the process more than the traditional seller / agent relationship, but was perfect for me. If you enjoy being hands on, Duffy Realty is the company for you. When compared to listing with a traditional broker, we saved over $6,000 with Duffy. I wouldn’t consider using anyone else.
