My husband and I are investors and have worked with Mercatus Realty for over a year. They consistently keep us informed of excellent properties as soon as they hit the market...and often before! They are fantastic to work with and extremely good at what they do!
DO NOT RENT FROM ARB! I moved into a home with ARB in late August 2017. Almost immediately, the plumbing was spurting and knocking. The floor flooded, the tub backed up with dirty water, the place smelled like sewage, and mold was found behind a wall. I put in notice to vacate in early September. The owner, Jawaid Naeem treated me with such disrespect. He treated me like I was his employee, giving my telephone number out to all of his subcontractors to schedule and monitor repairs. He even told me when I was out of town that I "..supposed to be there", when no such arrangement had been made. He claimed I didn't pay for something that I clearly did and had the cashier's check to prove. Even after sending him copies of the cashier's checks and showing him them in person, he still tried to return a substantially lower amount of the security deposit he owed me on move out. It was not because anything was wrong with the house. I barely lived there because he kept a lock box on the side of the house with a code to a key to the house the entire time I lived there. I felt so unsafe, especially when the key got to missing. He blamed me for it. He didn't even remove the listing from Zillow or Trulia until weeks after I moved in. I videotaped the move out and had a witness videotape it as well. He said there was nothing wrong with the property except the yard wasn't done, which would cost about $40. I took time off of work to go and pick up the final check (my security deposit of $1895). His accountant offered me a check of $600 and bogus explanations and balance sheets to excuse why I didn't have my full amount. I called the police and an attorney. After that, the accountant called to offer me another check for $1000. In an attempt to still swindle me, they claim they could charge an administrative fee of $200 at the end, thus exempting me from $200 of the security deposit they owe me. Do not walk, run away from this company. They are unscrupulous!
Recently our board switched to Homeside Properties as our management company and the team there is nothing short of fantastic. We as a board were invited into their offices to meet the team and review our roles as board members and how we will partner with Homeside. Our previous management company never took the time to review our goals and needs and all 4 of us who attended are very impressed.
What a difference the change at the top can make in a company. With new leadership from December of 2016, my attitude toward Homeside is totally different. Previously, I had trouble getting responses but now my experiences have been tremendous and all interaction has been very professional and the responses have been great. James Arterbury, President, contacted me about an issue that I had had lingering previously and were able to get it resolved. I also had to interact with someone in accounting (sorry I did not get their name) but the lady was very helpful in getting me access to the website. Don't believe any reviews unless they are recent. Arthur Bryant, VP of Operations, also followed up to ensure my question was answered. My home is very important to me, and knowing that the management company is being led by James and Arthur is reassuring.
Before we signed this lease, we told Excalibur that we are looking for a long term commitment because our daughters start school and we don't want to keep moving them around after moving across the country from Phoenix Arizona, they said it wouldn't be an issue. Apart from that we paid you guys for a entire year and have gave no issue, but we are literally being denied our right to clarify a situation that is a life decision for me and my family and The way this is being handled is illegal and unethical. To the point where me and my family have to rely on social media and put our business out to the public just to hear back from our rental company. Right along with now being harassed by complete strangers because the property was put back up in the market for rent without notifying us or even giving us a heads up and also being in a situation where we have not even gotten clarity as to if the certified letter already renewed our lease or if that is even legal to renew and change your mind. All we have to go by is what Frantz tells us, who had clearly shown that he is not of our best interest. I am not sure if this is the type of culture that is accepted within your company but this situation will be exclalated to not just civil court, but to the better business bureau as well. No tenant should have to be denied there rights and there is completely no reason why we have been trying for over a month just to speak with someone and is being told that there is no way we can speak to anyone else besides Frantz, who is clearly trying to cover himself for renewing a lease that he wasn't suppose to but now trying to cover it up by denying us our right to see or speak with anyone. I am a father and family man first and it is very unethical for your company to play around with the well being of my family like it is a game.
I have given Mark Spain’s group many opportunities to make things right before writing this bad review. After one of their agents, Preston Mitchell, was clearly negligent in fulfilling his duties as our agent, we ended up having to put in thousands of dollars to correct problems that were discovered with our house. Some of those problem were found during the inspection and were already agreed to be fixed by the seller. Preston assured my husband and I all was taken care of correctly before closing and we chose to trust him. After closing on the house it was clear certain things were not taken care of like Preston had promised. Mark Spain’s group said it was a good “training opportunity” for Preston and only agreed to compensate us a minimal amount for our losses. However, after having agreed to pay us this small amount of money they will no longer return my phone calls or emails. I have gone as far up in management as they will allow me to go. This is not just an agent problem, but clearly a problem with the company. I am simply trying to get the money they agreed to pay me, but now they are completely ignoring me, so I’m assuming my husband and I will end up with no compensation at all. Please do not use Mark Spain, or Preston Mitchell, for any of your real estate transactions. We would have been better served to have not had a real estate agent at all. Using them cost us tens of thousands of dollars.
All County is not just a property management company, they are invested in their customers and go way beyond in taking a kind and courteous approach to day to day routines. I am so happy I chose this company! They are the best!
