run while you can

Moved here last year the owner and office help are rude and spiteful and will leave a notice on ur door for a simple hello or a look in their direction the water pipes break almost daily and if you don't. Shower at night you prob won't. Rhonda is the owners gf who thinks its fun to trick people into moving so they can sell ur house to some other sucker they constantly take pictures of my home and have caught them looking though my windows told them to contact me thru email and to stay out and I'm still constantly being harrassed daily and when I won't reply they told me my tenancy is up and to move home or get out for no reason my house is nice so is my yard must be the trouble making grill and patio furniture

Don’t move here!! Living on the east side is not worth the hell this place will put you through. I have lived in mobile home parks in oaklawn that have had less theft/trashy activity. On two different occasions my shed had been broken into and items stolen. Even outdoor decorations and plants were stolen from my lot. I realize there is no point in reporting these thefts to the park as they it will be ignored. WARNING- If you live here be sure to check your mail every day to see a posted notice that the water will be shut off the following day. Otherwise you will have no idea that your eight o clock shower will be a dry one. The water is off at least 5 days a month in order to “fix” water lines. Also be prepared for the notices stating your grass has to be mowed within 24 hours or you will be charged $30. While you read this notice you can look at the empty lots surrounding you that have weeds to your knees. The owner DEVOE seems very fond of shady business practices. Some that honestly will put your family’s safety at risk. Long story short I found this out the hard way and decided to purchase and move my mobile home so I wouldn’t be giving any more money to a crook then I had too. When you smartly move your mobile home out of the park do not expect to get your $275 lot deposit back. Don’t even ask save your breath. Remember, landlords who practice unjust business practices will make an excuse to not give you your lot deposit back. DEVOE can keep my money I am free!!

DO NOT THINK ABOUT IT

PLEASE check with other people before considering this place, if you HAVE to consider this place. yes it is low cost in the area, and NOT in the long run. Want something done>?? FORGET IT. There is no regular repairs. There is nothing done preventative. Complaints about illegal activity goes without recognition.
Stop sign was knocked down by mving a trailer MONTHS ago still not replaced. Yes it is true 2009 taxes are not paid and still 2010 taxes are not paid. Yes tenants get notices to cut grass, yet other empty lots look like swamps. PLEASE look elsewhere the headaches and hassle from these idiots is not worth the location.
good luck you will find better landlords ANYWHERE else

Are they losing the place

Lots of people moving out....They did appear in the Wichita Eagle delinquent property taxes............
I would not move in if I were you. They change things constantly as far as water which is supposed to be included with the lot rent but they are now charging like $25 a month to each tenant. They do not keep the empty lots nice. They do not clean up lots when a trailer is moved out. When you ask prior to move in to make some repairs they never happen. They get your money and don't do a damn thing.
They let sewage come out. The city comes out frequently due to complaints.

Don't move here

Just moved a brand new mobile home in a few months back and then they decided to charge us for water illegally and upped the lot rent. Provide no maintenance to speak of. There empty lots are rarely mowed and weedeated but our lots get frequent notices if the grass is more than 2 inches tall.
People in office are very rude.
Don't move here.

Look first

I checked online and it IS TRUE the owner owes $48,000 in 2009 Kansas State taxes LATE.
Is this why there is no repairs? Is this why so many sit empty? Before you consider moving just drive through. Cars broken down still there, high weeds, debris from mobile homes moved still left, , empty homes with broken out windows. then they go through and put demandf notices on doors to cut your grass yet the empty lots grass is higher then anyones, then those that don't cut the grass o well they don't do it like they claim they will.
Before you consider it just drive through the whole place and aks why is this place in such disrepair?

The other reviews are right on the money. They haven't paid nearly $50,000 in back taxes, proof on the internet, raise the rent even when you have a lease, want to charge for water with no meters. Maintenance is NON EXISTANT> One poor guy to attempt to take care of the entire place and they run him ragges and no up keep is done. The rental office are worthless. They need to get off thier over weight buttts and work and do some upkeeep around the place.
Go elsewhere. Not worth the agravation and stress. Complaints also go without

DON'T DO IT! RUN WHILE YOU CAN!

We paid an 1800 dollar deposit and they only gave us back 200 of it. Why? Because of things we asked for maintanence for BEFORE WE EVEN MOVED and for things that weren't even broken! Not only that, but also for things that were there before we moved, like a paper border in one of the bathrooms. When we asked them to fix the problems they said it was fine and not to worry, but when we moved they charged us 400 bucks and never claimed half of our deposit!

They constantly made up rules that were not in the lease, ones that if were broken they would perminately raise your rent or evict you and get to keep the very large deposit you have to put down to move in! They do ""walk throughs"" every 3 months to make sure you aren't destroying their property, but they never fix anything and charge you for it when you move. I did more cleaning that house to move out then they did before I moved in.

We had children running all over the place and they broke my shed. We also had a large family move in next door and were in my yard and on my sidewalk having a bbq and blairing loud music and the landlords did nothing. However, when their crappy screens came off slightly in the wind, I would get a nasty letter saying to fix it or get evicted....wth?

The landlords are rude, ignorant, greedy, and nosey. Whatever you do, DON'T LIVE HERE!

STAY AWAY

Park Village is VERY expensive for what you get. Maintenance is NON existant, if anything goes wrong forget it. The one and only maintenance man does work to prepare vacant, which there are many, for rerental. The rules are forgotten until they want to enforce something not even in the lease. Abandoned cars, loud music, teenagers walking around day and night, NO security, and NO responsability by the owners. Moved mobile home lots are left as is with NO cleanup. Lawn mowing is done with a riding mower in vacant areas and if they can't reach it it doesn't get mowed. There are much nicer more kept places everywhere all over Wichita and Andover.
The owners take NO responsability except demands they make up not in the lease.
