I've lived in Flower House for...

I've lived in Flower House for about 10 years and it's great. I love the spacious apartment. The neighborhood is safe and friendly and the building is right on the bus line to Takoma Park or Silver Spring. And you can't beat the rental price!

Steve Tsintolas and the Tsintolas Realty Co. are great managers. Any maintenance issue is quickly and competently taken care of. It's never more than a day or two between calling about a problem and it being fixed. I even had a stove replaced on Christmas Eve after I smelled gas. There was NO gas leak but they installed a new stove just in case.

Flower House is an older building so there are bound to be times when you hear neighbors, but everyone in the building is generally very respectful of each other.

I'd encourage anyone interested in any of the Tsintolas properties to move in if you get the chance. Tsintolas Realty is the best landlord I've ever had.

Overall

Early this morning (2:38 AM - July 4), I required emergency maintenance service in my studio apartment. I was relieved to say that within 15 minutes of calling in my request - I was contacted; and had a service tech at my door a few hours later. Problem resolved and was able to enjoy the Fourth with my friends down at the Mall -- :)

I just moved back to DC after spending five years in Africa working with a NGO. I was happy to learn my previous landlord Steve Tsintolas had not retired and was was still in business. His firm offered me an apartment in the Brightwood neighborhood which had just been remodeled, and at a special reduced rate for the first year. I love my new place, it is clean, quite and I have great neighbors - many who have been living in the building for over 10 years... Glad to be back in DC

I just want to express my gratitude to Steve Tsintolas and his management firm for handling my daughter's housing needs during the past 4 years while she completed law school in DC. During her tenancy, all issues were dealt with -- promptly and professionally. She has now located to one of their Maryland properties closer to her new job.

I recently contacted Steve Tsintolas who helped my mom rent an apartment in DC. When I responded to a an online posting, I was not aware Steve's company was the same management firm that had previously assisted my aunt - Vivian Johnson - several years ago who was diagnosed with pancreatic cancer. My aunt died several months after her diagnosis. During that time Steve was able to secure from the property owners a substantial discount - which reduced her monthly rent. After her passing his office worked with her family to make sure all her belongings were secure, never asked for any rent during the transition period (which lasted a few months) and made sure everything was done properly. I feel an extra ease knowing that my mom is now renting with the same company who helped Aunt Vivian. Funny how things work out.

Thanks for everything -------- - Having to relocate out-of-state for my job, I moved from my Capitol Hill apartment which was managed by Tsintolas Realty Company. During my 4 year stay, I found Mr Tsintolas and his team to be highly professional, well informed and responsive to my needs as a tenant. When I provided my moving notice, I received a detailed list of procedures to follow - which i did, and a few weeks later received my deposit back with interest. I have since recommended a classmate of mine from college who contacted Tsintolas Realty and who has rented an apartment at another location. If I ever return to DC and need a place to rent, my first call will be to Mr. Tsintolas

In 2006, a co-worker suggested...

In 2006, a co-worker suggested I contact Steve Tsintolas who offered me a furnished Georgetown Pied-a-Terre which they manage. It is located across the street from Dumbarton Gardens and near my firm's DC office. After viewing the building and chatting with some of the residents -- I immediately knew my search was over. I love my apartment! The building is clean, beautifully decorated and well maintained. Everyone from the concierge -- to the building caretaker -- or the maintenance staff are professional, knowledgeable, and responsive. My weekly commute from Boston to DC is often hectic and compressed. I never worry about my apartment. Any maintenance issues are addressed promptly. Steve or his staff are just phone call away.

I rented from from Steve Tsintolas from 2010-2011 at a wonderful 6-Unit building about 100 yds. from the Petworth Metro stop. He's easy to get a hold of, responsive to service requests (the two times I needed service, I called in the morning and the problem was fixed before I got home from work), and generally fair and straightforward. He was also flexible to the time frame on my lease, which was appreciated. I never had a payment problem, and received my security deposit in full +interest after moving out, having cleaned according to specifications to be roughly like it was when I moved in. Never had a problem with security, safety, or anything like that either in the building.



The apartment itself had a bit of wear and tear, including some older plumbing and such -- but you get what you pay for. I knew what I was buying when I moved in, and the price was fair. As a whole I'd say the apartment was functional, clean, and reasonably priced.



The only complaint I ever had about the apartment was that the mail-person who serviced the building was kind of an idiot. But that's not Steve's fault.



I would rent from them again when I return to DC.

Tsintolas Realty Company managed my rental apartment for over a year. We generally got good, speedy maintenance (including a neat engineering job to build an aluminum shield to protect our water heater pilot light from drafts). I couldn't give a full 30 days notice when I moved out, but Steve Tsintolas worked with me to help me avoid forfeiting my security deposit (I found a friend of a friend to move in, sparing them a search).



A good, small business-- rents are low and apartments are well-maintained.

Steve Tsintolas managed my rental for 2 years in SE DC, and I had zero problems. Steve was responsive to service requests, available whenever we needed him, and property was well maintained. We received our full security deposit back upon moving out--did a basic cleanup of the apartment, spackled most of the nail holes and touched up some of the hardwood floor scratches to make it look like when we moved in, and that's it. One afternoon of cleanup = full deposit refund.



There clearly is a concerted campaign on the internet by a single disgruntled person or a group of like-minded people to attack Tsintolas, for who knows what reason. Their complaints are unspecific, repetitive and vitriolic. Clearly their grievance is personal and not professional. I assume these attacks have gone unanswered for so long because Steve does not use the web very often.



But if you're thinking of renting a place from Steve Tsintolas, just be a normal decent tenant, don't leave the place wrecked when you leave (broom-clean, and all that), and you have nothing to worry about. Seriously.

I lived at a Tsintolas Realty property in Cleveland Park for about three years. Excellent location and super close to the metro. There are eight apartments consisting of either one or two bedrooms with one bath, and all have beautiful hardwood floors and plenty of character. Considering that Cleveland Park is surrounded by the million dollar homes of Washington’s elite, the apartments are very competitively priced.



My experience with Mr Tsintolas has always been positive and professional; it’s obvious that he and his team take pride in the property. The furnace was always adjusted when the weather turned cold and the flat was always kept at a comfortable temperature. In the rare occasions when I experienced random problems that would impact any building (leaks, water pressure, etc), Steve or his someone from his staff would make every effort to fix the problem immediately – even on the weekends. Equally important, I never saw any rodents or insects during my time. When I decided to move out, I gave Steve about six weeks notice. The day before I was scheduled to leave, I did a final walk-through with Mr Tstintolas and returned the keys. Note that the place had normal wear and tear, but I spent the previous weekend scrubbing and shining every corner to make the place as nice as when I moved in. Less than a week later, Tsintolas Realty sent my full security deposit to my new address.



Tsintolas Realty is a top notch boutique property management establishment and potential renters should have no qualms about engaging with this company.

I've been living in a Tsintola...

I've been living in a Tsintolas Realty building for over five years and I have experienced great service and clean surroundings. When I need something fixed, painted, or replaced its done in a timely fashion. I know most of the maintenance employees and they are very friendly and eager to listen and help when you catch them around the building. The hallway floors are scrubbed clean daily, the laundry rooms are clean with ample washers/dryers, all the little details are taken care of.



Mr. Tsintolas and his other employees are always very helpful and customer service oriented which is appealing to a Government employee. I would recommend any building managed by Tsintolas Realty.

You never realize how much you...

You never realize how much you miss hot water until you don't have any. The afternoon before President Obama's inauguration, the hot water system in our 31 unit building stopped working. Having out of town guests arriving for the event, I was worried they would be spending their January visit to DC showering in cold water. However, Steve Tsintolas was able to arrange the complete replacement of the of the water heating system within 24 hours. Despite the shut down of the city for security reasons, Tsintolas' plumbers managed to arrived the next morning with this huge hot water heating tank. They completed their task by mid day, were able to arrange inspections with DC, (even though the government was closed) and had the hot water on by the time we returned from the parade.



Steve and his company have always completed service requests promptly, completely and promptly.

Tsintolas Realty is truly the ...

Tsintolas Realty is truly the best landlord I have ever had. I first lived in the Flower House for four years. In that time period I never had a single problem. The building is quiet and safe, and any, ANY maintenance problem I ever had was fixed immediately, often the same day. It is a 50 year old building so it has its creaks and wear, but is still a very well kept and spacious apartment. When I moved out, I cleaned up, but there were a few nail holes in the walls. I got my full security deposit back. I moved away for a few years for job reasons, but when I was brought back to the DC area, I thought of my old landlord. Hoping that something was available, I called him up. The rent prices were still the best in the area, so I moved back into the Flower House right away! I've been back in the building for a year now, and everything was just as I remembered. Many of the same neighbors are still in the building! Quiet, respectful, friendly atmosphere; maintenance staff is still quick, efficient and friendly...The landlord is always available to speak with and is understanding to individual situations.

My name is Milorad Lazovic. When I come from Serbia in 2008, my friend at work told me to check with Mr. Steve Tsintolas office about renting apartment. I made my application, showed my papers from work, got approved, paid my security deposit and rent and moved in. I lived in the Petworth-Brightwood apartment building. It was clean, had a new stove and fridge, carpet and laundry room. Any problems, they came right away. Nice repair men, nice people in the office, nice people in the building, professional management. 7 months ago I moved to live with my girl friend. I wrote Mr. Tsintolas the 30 Day notice, moved out after cleanup, and they sent me my deposit 2 weeks later. No problems.

I live in an apartment located in Capitol Hill which is managed by Tsintolas Realty. Early one Sunday morning, as I went to retrieve an item from my car, I found myself locked out of my apartment. I was barefoot and barely dressed. Embarrassed, I was able to retrieve a blanket for cover from one of my neighbors who also made an "after hour" call to management. I was stunned to see Mr. Tsintolas (instead of one of the other maintenance staff) arrive to provide emergency access into my unit within one hour. He made sure I had located my keys, and after joking a bit over my predicament, he left and never charged me the $200 lockout fee.



Four years later, and now married, I can attest to his firms reliability, courteous treatment, prompt response to service requests, well maintained properties, nice neighbors and affordable rents. Having lived in 5 different apartments, located in 3 different east coast cities ---Tsintolas Realty is definitely topnotch.

Although there are some bad re...

Although there are some bad reviews out there about Tsintolas Realty Co, the company is really fantastic! There is always going to be some disgruntled tenant that trashes the place, then blames the landlord. Ignore those reviews.



I rented from Steve Tsintolas from 2010-2011. I would have loved to continue to rent from him, but I had to move due to a better job offer. The apartment I rented was clean, nice, and well-maintained. If I ever had a question or request, Steve was responsive, easy to reach, and willing to help. The only problem I ever had was with a loose light in the bathroom- Steve got that fixed within 4 hours of my call.



Steve obviously takes pride in his business because he does everything he can to ensure that his tenants are happy and comfortable. Although it seems minimal, Steve sent me a Christmas card over Christmas. It just shows that he cares and tries to be the best landlord possible.



I've lived in 4 apartments in 4 years. I've found that people usually treat renters pretty badly, but not Steve. He was the best landlord you could ask for. If you have the opportunity to rent from Tsintolas, you should. You're not going to get such great service and respect from anyone else in DC.

3 years ago I moved into an apartment in Takoma Park managed by Tsintolas Realty to attend Law School. Having experienced nothing but professional service from Tsintolas, I was shocked to read the vicious reviews posted on this site by - Arthur Wohl in Van Buren, AR. I know this former tenant. I wouldn't trust or believe anything he posts. Arthur and his wife lived on my floor. They were constantly arguing. She would come to our apartments to get away from him. After one incident his wife and child were so scared she had him arrested and banned from the building. His wife had all the tenants notified not to allow him access into the building pursuant to the court order. All this information including a recent $7,000+ court judgment in favor of the landlord is available from the local police department or by viewing the local court record website (http://casesearch.courts.state.md.us). I understand he had some of the domestic violence information scrubbed from the site after he begged his wife to take him back. The whole building celebrated when Arthur moved, and are so glad he is gone, even though he tore up the fence and the street signs on his way out - which I photographed from my window. Why would any business return his deposit back?

In 1979, my mom and I first moved into a building managed by Tsintolas Realty. 12 years ago, I moved out to join the Marines. At age 64, my mom still lives in the same building, but in a smaller unit. I have never known, nor have I heard of any time which she has been unfairly treated. On the other hand, I have seen many instances of other tenants who have tried to game the system and take advantage of the management company to avoid their financial obligations. Now back in DC, I am renting an apartment with my wife and child from Tsintolas Realty. We were living in one of Tsint...

We were living in one of Tsintolas' apartments for almost two years. I have asthma since I was 11 years old, that was reason enough for me to keep my home SPOTLESS from top to bottom. That's why I felt so insulted when we got that letter saying that the apartment was filthy. And other charges they sent us were more than questionable. After all these things, I wouldn't trust them. Find another apartment somewhere else. It all looks great when you sign the lease, but when you move out they're despicable and dishonest.
