Older homes with stucco or wood siding normally are not water proofed properly. Over the years they leak inside the walls and floors. If you have noticed some water stains on your ceilings, walls, or around the windows, you may have some water proofing issues on the walls. Most often when we open the walls from outside we notice damages to the wall framing, doors and windows headers, and so on. When we open up the walls we repair all of the damages to the wall framing, then we put new insulations and install plywood for shear and install building papers and waterproof around the windows and doors. Normally we do not have to remove the windows and doors; also we do not have to remove the sheet rock from inside either. So disruption to the interior is at minimum.
Drywalls
Symptoms such as sloping floors and cracks in drywall are common when structural repairs and additional support systems are needed.
Framing
FLOOR RE-LEVELING Foundation settlements and water damages and excess moisture in your floor framing and structure will cause wood rot and will weaken the structural framing members over time. Window Installation/Replacement
Clay Soil Expansive soil can cause major damage to a foundation and can leave you confused about how to fix the problem. Some soils expand when they are wet and can put hydrostatic pressure on foundation walls causing them to crack and bow inwards. Soil expansion can also cause interior floors and walls to heave upwards, causing severe drywall cracking throughout your home. Soils can also be affected by dry weather and will shrink during periods of drought, causing foundations to sink and settle. When a foundation settles, it can cause cracking in the brick, stucco or other outside finish of your home and can also cause doors and windows to stick and make them hard to open and close.
Decks
If you have an older Balcony or a Deck in your back yard, they may be rotted or damaged but not showing. Older DECK REPAIR may collapse when walking without knowing about it. So you have to be careful and check for damages in the wood and framing at least once a year. Most older Decks also do not have cross bracing or lateral supports in case there is an earthquake. Decks footings are normally under designed and need to be checked along with their connections to posts. Some Decks are constructed as cantilevered framing extending from inside the house to the back yard. Normally these decks tend to leak water inside the walls and around the wall penetrations. If you have Cantilevered Decks or Balconies, and they are relatively old, they need to be checked for water damages. We at Safe Engineering can provide you with a cost estimate for both engineering and construction and re-building and waterproofing of your DECK REPAIR.
Siding
After building papers are installed, then new stucco or siding is added. By doing these repairs which are normally done from outside of the building, you can rest assure that damages inside the walls don't get bigger and bigger.

Crawl space insulation is a helpful way to protect the inside of your home from outside air and keep it warmer in cold winter months. Insulating your crawl space can be difficult, but with the right products and the right help the job can be completed quickly and correctly. But before you jump right in and start installing fiberglass insulation in the crawlspace, doing some research on insulation materials may help you make the best decisions for your crawl space insulation.
