We were extremely unhappy with...

We were extremely unhappy with our experience at the Mansions at TPC. We signed the lease quickly because our move to San Antonio was unanticipated and we rented the unit sight-unseen. If we had done our research we probably would have looked elsewhere to rent.



Our biggest disappointment was when the complex failed to meet its lease obligations in repairing our A/C unit and the property manager was unwilling to even discuss the issue to identify a solution.



The issue was as follows: Our A/C had been set at 72-74 degrees since we moved in last summer and had no issues. All of a sudden the a/c was having real trouble keeping the apartment cool at the beginning of this summer and we put in a maintenance request. They came out and did something to the unit and never followed up after that. About 5 days later, the a/c went out again (apartment was 78-82 degrees at 7pm). We put in another request and they came out again. Again it was fixed for a few days and we received no follow up. It went out again, this time just before a holiday weekend. We had to put in an emergency request and had to have the maintenance guy come out after hours because it was so unbearable. He told us there was a leak and that all the other guys had been doing was refilling the freon. He said he was going to try to find the leak but if he couldn't (because it was getting dark) he would have another maintenance tech come out the next day and work on it. He also refilled the freon. Again no follow up.



I checked my lease (a standard TAA lease) and it basically says that after two maintenance requests in writing and management's failure to fix the issue, it was management's violation of the lease agreement. One of the remedies was to terminate the lease immediately.



We felt the best solution was to discuss this with the property manager to see if a mutual solution could be reached. I went to the office on a weekend and the manager was not there. I, against my better judgment, ended up explaining the issue to the leasing agent who was horribly rude and argumentative. She also tried to explain to me that they have no direct control over their maintenance team and that if a ticket is closed, then management assumes the problem has been handled. Does this sound like good management to you?



I asked when the manager would be in and was told they would call me if I needed to set up an appointment. I never got a phone call, and went in the first day the manager was back in the office. She was unavailable so I asked to speak to the assistant manager (the only nice person on staff) and as I was in the middle of explaining my concerns the manager walked out of her office and rudely interrupted the conversation. She was apparently informed by the leasing agent of my concern. She refused to discuss anything with me in person and despite my requests to discuss the issue she said she would be responding to my concerns in an email. She did, and it was horribly condescending, inaccurate and obviously an attempt to ensure that everything was in writing. She failed to recount all of the maintenance attempts and tried to convince me that they hadn't done anything wrong. After all of this I consulted with my attorney and realtor-friend of mine and they both felt that we would be well within our rights to terminate our lease immediately and move out. However they did warn us that because tenant's rights are so poorly protected in Texas, there was a possibility that the management company could report us to the credit bureaus as failing to pay rent, and that they could sue us.



Because of these potential legal repercussions we decided to terminate early and pay all fees. As a note, after all of this our air went out again.



Please do yourself a favor and rent somewhere else. Do your homework and make sure management is not awful, like it is here.
