I lived at Incline Terrace for two years. Out of all the places that I have lived, this was by far the worst. The maintenance issues were some of the worst. For example, my apartment had the bathtub faucet ducttaped to the wall when I first moved in. This was never fixed, no matter how many times I asked about it. Also, when my bathroom sink started leaking, it took them a month to come and repair it. There were also many other issues. The parking areas were rarely shoveled, my water pipes would freeze constantly in the winter, and my apartment was not insulated very well, so I ended up paying $120/month for gas in the winter (AFTER I put up window insulation film). Also, I had the right-side mirror of my car smashed there. On top of all that, I had to deal with the managers' incompetency even after I moved out. I had given both the landlord and the managers a written and verbal 30 day notice, turned in my keys, and moved out before my lease ended. Two months later, I got a call from them asking why I didn't pay my rent. This complex is nice because of its location (3 blocks from the university and 1 block from trax) and its amenities (pool, sauna, and hot tub). However, I really don't think those perks justify living in an over-priced, poorly-managed, and carelessly-maintained apartment.

I've lived in Incline Terrrace for 4 years. It is a great place to live and my 1 bedroom is very large with a walk in closet. There is a nice outdoor pool, which is great in the summer. And a hot tub and sauna which are nice in the winter. I think the best thing is how close the complex is to the University of Utah. It is great for a student, you can easily walk to school (about 3 blocks). It is also about a block from a trax stop, so getting downtown is fast and easy. In the 4 years I've lived at Incline Terrace I didn't have any security issues and I didn't hear about anybody else having problems. The only complaint I have is that there isn't a washer and dryer in the unit. But there is a laundry room in the same building, so it is still pretty easy to do laundry. Overall a great place to live, with much larger units than most apartments. And GREAT location.

This complex has a really good location--only one block away from Trax, 4 blocks from the U. However, since we've lived here, several cars have been broken into and last week, a car got stolen. The apartments are nice inside, but the hallways have really old carpeting and some hallways smell pretty bad (and have smelled since we moved here, or longer)).
With all the recent thefts, we're looking to move as soon as we can!
