DON'T RENT FROM THESE LIARS! !!

They don't care about you or your family all you are to them is the apartment number you live in and the money in your wallet. If they tell you that they are not going to file a formal eviction against you when you get into financial trouble, don't believe them, because they already have. Even if your not served by the Washoe County Sheriff and if you don't pay it off; even if your on a fixed income like me, you will never rent a decent place every again. The office agents are two faced liars and the manager is out to make their quota of evictions each month, because people are moving out of there as fast as they are coming in on their deceitful move in specials.

Giving even a star would be to much of a complement.

First off, they make it very alluring to come in and rent from them. But, don't believe there plastic smiles, because they are liars and thieves. We got in on a 1 bedroom apartment and the people who live there are stuck in the misery. The maintenance is shoty and they don't care about you or your family; all you are is the apartment number you live in and only money talks.
We got into financial trouble and decided to leave the apartment. I called Maggie the assistant manager and told her that we would be out by the weekend and she said, "That would be fine as long as I dropped off the keys on the way out and we won't file an eviction." When we thought we had the time and all the packing was almost done, we arranged a Uhaul trailer to load our furniture and electronics the Friday morning, but about 4pm that day the Washoe County Sheriff showed up with a lock out order. When we went up to the front office with the trailer attached to find out what was going on my husband went in to talk to Nicole, who is a rental agent; then the older lady with the dyed red hair, Jeannie came out and accused me of writing a nasty email to them. When I asked her to show me the so-called email she refused and said she didn't have to show me anything. And to top that off we were not allowed to return to the property till Monday. We were in the middle of finishing the packing and we hadn't started putting anything in trailer and were told to go get a motel room. We barely had enough gas money for relocating with our furniture and boxed items; and certainly not get a motel room for 3 days. All of our food, the ability to make the food we had to cook, all of our clothes and toiletries were inside the apartment, along with my medications I have to take daily. Which I was not allowed to return and get, even for the weekend. At this point, we were forced to return the trailer attached to our truck and already paid for... We were only charged for 1 days use, which was half of what we paid.

Overall

My boyfriend lived in Rosewood apartments for 20 years. The security gates were often broken, he had several thousand in vandalism to his Audi over the last few years. Keying the vehicle down the side from front to back, picked lock damaging tumblers, broken window, belongings stolen, and the vehicle was backed into leaving damage on the rear bumper. Management said they weren't responsible even though these occurred when the security gate was not functioning.



As far as maintenance of the unit, there wasn't any. The oven and fridge didn't work. Notices were sent stating he needed to upgrade his blinds at $150 per window (mind you, he had lived there for 20 years and when they require uniform blinds, it is the responsibility of the landlord.)



Fire alarms, as required by NRS, consisted of a nonworking unit in the hallway for the first 19 years and an additional working unit installed in 2012 in the bedroom. The garbage disposal shorted out when the furnace came on, and their maintenance was to tell him to not use both at once. They didn't have a licensed electrician to repair or rewire it.



As far as cockroaches, he only had a few incidents when new tenants moved in, but had a lot of spiders and black widows. Not once in the entire 20 year span did they send someone around to spray when bugs of whatever variety were a known issue.



The hot water was serviced once in 20 years and the furnace never. I have never lived in an apartment complex that didn't service these things annually and left it to the tenant to do their own maintenance. This encourages fires. Hot water heaters should be emptied and flushed at least once every two years, we have high mineral deposits in our water.

Heavy deposits and brown rusty water would come out of the pipes. NRS states a 24 hr notice in writing is required unless it is an emergency. They have frequent emergencies apparently. Besides the inconvenience, one would think an apartment complex would take the time to notify tenants. When water has been shut off, you would want the tenants to run water in the tub until it comes out clear, so chunks of debris don't clog up other fixtures in the units. Their maintenance seems to be break it now, fix it later and never, under any circumstances do preventative maintenance.

My boyfriend gave notice 11/12. He was told not to clean the apartment, they would be replacing appliances etc. because they were outdated when he moved in. The paint was led paint and the unit still had asbestos ceilings, outlawed in the late 70s. We received notice that they were keeping his deposit for cleaning fees.The notice was received after the 30 days of vacating the unit as required by NRS, which voids any financial responsibility of the tenant from date of move out.



We called the automated system to have the utilities transferred and received a bill for $150 for utilities over the last 3 months. We called the utility company and they are tracing the call and told us to call the complex to verify the move out date. The manager Andrea was yelling and talking over my boyfriend telling him it was not her problem, not her problem (stated several times in the conversation)

I then called the owner of the unit, Chaim M. Freeman at (323) 931-7776 (as available on the assessors records) , Chaim is proud of being a slum lord. This is how they treat their long term tenants. TWENTY YEARS.
