APOC was very proactive on clearing up the snow.. wow I was and am impressed! Every single time it had snowed, everything was cleared in no time flat.. very impressed. A huge improvement from last season. The house rules for 2019 have come out, and they are in part unreasonable. (I will put them up for everyone to judge for themselves) Now, I understand that APOC wants to lower operating and maintenance costs, maintain a uniform appearance, and prevent liability issues. We all want to save money and not have to deal with lawyers. I get it. However, some of the house rules, such as the ones regarding mulch, no rocks or solar lights being allowed, barbecues having to have a very specific material and color cover... there is a line between rules being understandable (and reasonable) and overstepping (and unreasonable). I understand that things like trellisses and borders are not allowed, and that residents can't have vegitable gardens, because that would impede a uniform appearance. Also, that decorations can't be on walkways, because that could cause a safety issue. And the rule about things being put on the exterior doors...again, I get that the doors are expensive, new and that APOC does not want them damaged. However, if every other co-op with newly installed doors (look at Windsor Oaks for example) allows their residents to hang decorations on THEIR new exterior doors with no issues, they must be confident in both the quality of their new doors, and that a simple over the door hangar does not damage the door or impede its function. Still gotta fix those bad sidewalk spots that are a tripping hazard (remember the goal about liability and resident safety). Now, I commend Mr. DePasquale and APOC for being proactive about issues when they were emphasized, like the leaves situation, and I am confident that we are in good shape. For now, for NOW, I am bringing the rating down to 2 stars. But, if those issues are resolved (sidewalks and house rules), I will give Alley Pond Owners Corp a 5 star review across the board, no strings attached. Make us all proud!
