General Info

More than 80 years of quality construction have built Branagh Incorporated's reputation as a quality builder. John Branagh, who founded the company in 1920, believed that quality people produce a quality product. Branagh came to the bay area from Ireland in 1909. He worked throughout northern California for other builders before starting his own company which he ran from the family home for many years. He was a hands onowner, personally involved in every phase of his projects. As the size and number of projects grew, Branagh employed and trained people whose commitment to doing things properly equaled his own. Branagh's son, Charlie, grew up in the business. In 1945, after being discharged from the Army, he went back to work with his father full time. He ran the company until 1992 when he passed running of daily operations to his son, Tom. Like his father, Tom knows that the strength of the company lies in the quality of its people. Many of the office and field staff have retired never having worked for anyone but Branagh in their adult lives. Tom and his brother, Bill, and the entire Branagh team are committed to maintaining the company's reputation through quality people providing quality service. John E. Fast-track renovation project of 169 apartment units for seniors. Branagh crews renovated 2 units per day. The unit scope of work consisted of the removal and replacement of kitchen cabinets, kitchen flooring, plumbing fixtures and lighting fixtures, and upgrades to the bathroom finishes. Tenants left their unit in the morning and returned in the evening to a renovated unit. The building had multiple 3 story arcades that received new windows, siding and interior finishes. Most of the common areas were upgraded, and major site work performed to landscape areas, path of travel upgrades, and the replacement of a bridge serving one of the apartment wings.
Door Installation/Replacement
Framing
Consists of 2 story wood framed buildings over SOG. Built on the old Alameda Naval station, benzene mitigation had to take place with a below slab ventilation and exhaust system installed under an impermeable gas vapor barrier. One of the four buildings is constructed in an arch and required many custom framing methods. This project is GreenPoint Rated with 169 points and has earned the US Green Building Council’s highest certification of LEED Platinum.

Casa Feliz Studios SRO is a 60 unit, single room occupancy residential building located in San Jose serving low income tenants. The structure is a four story, wood framed building over a post tensioned elevated podium with below grade parking. The project achieved a LEED NC–2.2 “Gold” rating. One of the features incorporated into the project was a living roof which provides a habitat for a local endangered butterfly. The project is designed to provide as much natural ventilation and toxic-free building materials as possible. Each unit has its own ventilation system with low VOC emitting linoleum flooring, carpeting and adhesives, and non-urea formaldehyde built-in cabinets.
Skylight Repair/Replacement
175 1, 2 and 3 bedroom units in four 3 story wood frame buildings. One building was over an 83,610 SF podium garage. Bridges connected 3 of the 4 buildings. Large skylights were in the courtyard to allow natural light into the garage along with some of the first bio-swales in the area.
Cabinet Installation

New Construction
New construction of 31 units of transitional housing for young adults who have either emancipated from the foster care system or are participating in extended foster care. Included 3 two story wood framed buildings over slab on grade. The site contained 4 two story concrete buildings that had to be remediated and demolished before construction began.

Landscaping and Fencing

Excavation
Construction of a retail space and 18 condominiums for first time homebuyers. The building was 3 stories wood frame over a concrete podium. Soils remediation conditions and zero lot line design required the developer’s team to investigate a cost effective way to stabilize the soil and construct footings without disturbing the neighboring properties. The team decided that a “hopscotch” excavation process

Window Installation/Replacement
Rehabilitation of a 10- story concrete structure that was originally built in 1972 as a 216 unit senior housing project. The renovation included a major upgrade to the 1st floor lobby, offices, and community spaces. The scope also included new exterior windows and doors, all new interiors, complete replacement of electrical and plumbing fixtures, and all new fresh air mechanical systems. Each phase began with major remediation of hazardous materials which had to be 100% contained and kept out of the occupied units above and below the work area.
Decks
Rehabilitation of 26 multi-family units. Consisted of two 3 story buildings over SOG, and one 4 story building over a structural steel and wood framed podium. Work included a total replacement of all exterior skin, windows, exterior doors, decks, and stairs. Interiors are also completely upgraded with new flooring, plumbing and light fixtures and cabinets.
Siding
The building of ten 3 story wood framed townhomes with a common courtyard in between two buildings. Moment frames were required at the garage end side of the buildings. All high end finishes inside with open riser bamboo interior stairs and full height windows for some of the units with accents of IPE wood siding.

Electrical Work
Bay Ave Senior Apartments was a large renovation project of (5) two story buildings that made up 76 senior housing units. One of the existing buildings onsite was demolished during construction and a new three story building with 33 units was added in its place. The scope consisted of the complete removal of the exterior envelope, abatement of hazardous materials, remove and replace of the unit balconies, new electrical services to the site and to the buildings and creating individual metering, addition of fire sprinklers, complete interior upgrades, and new community and office spaces in the new three story building.
