Services/Products
Resident/Lessee Rental Application: All rental applicants complete an application and pay an application fee. We run a credit report, criminal report and eviction report before approving or disapproving an application. Rent Collections: Timely rent collection is essential. Rent is due on the first, late on the fifth and subject to late charges. Legal proceedings to remove tenant may begin as early as the sixth of the month depending on the occupants history and the timing of holidays, weekends etc. within the month. Maintenance: All maintenance requests are directed to our office. The tenant will be asked to check breakers, reset buttons, switches etc. to solve the problem and/or to determine the nature of the problem. If this is not successful, the proper service person/contractor will be sent to the property. Review & Payment of Invoices: all invoices are checked for the correct property address, billing amount etc. The invoices are then approved for payment and paid from rents collected. All costs to operate the property are paid by the owner, i.e. repairs and maintenance, advertising, legal costs, etc. Leasing: Agent will arrange for advertising of the vacancy, place rental signs on the property, show the property and obtain rental and credit applictions from perspective tenants. The Agent will negotiate, prepare and enter into lease agreements on behalf of the property owner. Occasionally concessions to tenants may be deemed necessary in the interest of retention or to avoid losses. Advertising: We will provide strong Internet presence and the bulk of our advertising will be online. We will utilize many online strategies at no cost to you (our website, trulia, craigslist etc.).
